Ah my turn to shed a little tear.

Perfect house layout (for us. Our friends don't like it Grin).
Mortgages agreed.
Survey due Monday.
Contracts in.

But the builder won't remove the rights of way running through the property. Not through the gardens etc but through the house itself.

We are going to have to let it go.

Completion date has been requested for end of September. All feels so much more real but so much stuff to still sort out. I'd be ready to move but no idea what's happening up the chain.

Mortgage is all set but I'm still waiting for the searches to come back. We're on week 5 now and the solicitor said that it normally only takes around 3 weeks so I'm getting slightly impatient now... No chain and the property is vacant. I was hoping it wouldn't take any longer than 8 weeks but I don't have high hopes. Everything just seems so slooooooow.

How long did it take all of you from offer to completion? Especially if no chain? I appreciate each case is different.

New to the thread but need to rant! Listed my house in April, got an offer immediately and offered and was accepted on the same day beginning April. For various reasons the process has dragged on. Last week got confirmation that my buyer (FTB) got the valuation, and she asked if we can complete next Friday. This would suit me, as it turns out that is the last day my mover can do until he goes away for 2 weeks. He comes back the day before I have to go overseas for a commitment which has been in my calendar since January. I will be gone 2 weeks. So, contacted my solicitor on Monday this week to explain the situation and confirm I would like to go with this date. Chased every day. Turns out my sol is on holiday, but no big deal, people have covered for her before in this process. I have chased every day. Today got a narky response from the receptionist that they are in discussions with the solicitor of the place I am buying. Since it is empty, probate has been granted I cant see that that part of things would be very complicated. So here we are at almost 6pm on Friday. Since I have not heard back, it obviously is not settled today. Even if it is done on Monday, I hear it takes 5 days to draw down the mortgage funds, so it wont be done in time for Friday. I now have to cancel my mover for next week, try and find another one, or tell everyone that I cannot now move until the end of September. I am so stressed and annoyed about this.

@Newbossintown Hello, I am in S.Wales if it helps. I was in a small chain, with me in the middle. Late April I sold to buyers who were in rented ready to go. I found somewhere middle of May. My vendors had already found somewhere which was empty.
I moved end of June, it was very quick.
I would say we all had very proactive solicitors, none of us were FTB and we all kept queries to a sensible minimum. Took about 4 weeks for searches to come back.

I’m coming here for a massive moan, just found out there is bloody Japanese knotweed in the garden, mainly coming from a neighbours garden, I thought we were getting close to exchange, now this.
It seems like they left out the page on the sellers information that asked about JK, so it’s not been picked up by anyone, we’ve had a full survey, valuation, got the mortgage offer, EA is saying it’s news to them, so the seller is a sneaky lying shit.
We don’t know what to do yet, feeling so posed off about it all ☹️

As for me, the solicitors are going to try to get more information to find out why the access is necessary and if there are any limits we can put on them but they don't think much is possible.

I'm holding out hope for an amendment.
I wish I could buy any house I wanted...

@PlanarJaner just dropped in casually by the sellers lawyers in an email today.
The sellers are a divorcing couple and it’s been very hard getting information from them, we’ve been pushing for gas and electric certs, in an email today they said the ring main in the kitchen had been defective for two years, no certification regarding boiler since 2013 and a mention about JK in the garden.
My solicitor just said pull out.
We don’t know yet what to do, can’t believe the solicitors sent the property information pages with pages missing!
If they had been included when first sent we wouldn’t have proceeded, but now we’ve spent £££

@Itscoldouthere, the broken electrics and the boiler, I might have said, that's a question of how much money you have for renovation.
But Japanese knotweed... is there anything that can be done if you really want the property? An indemnity insurance of some kind or further surveys to find out the extent of spread? To be fair, if the conveyancer says pull out, who am I to argue?

@PlanarJaner, I've never heard of access rights through the house - is that a common thing for builders? Surely they must realise that makes the house virtually unsellable?

Sorry to hear about the JK, @Itscoldouthere. Why can't people just be upfront at the beginning? It's a pretty huge thing to not mention and hope no one catches on Hmm

I wouldn't pull out for those issues, the boiler might be totally fine and electrics might not be a massive fix (only saying that having had to replace ours) however, it's work you haven't planned and it would make me wonder what else is wrong that they aren't telling you.

I suppose you've got to weigh up the risks with the hassle of starting all over again Sad

Spoke to EA and apparently our vendor has already secured a rental property (after their onward purchase fell through) and it's still all systems go for exchange on Monday. So that sounds positive.

My nerves are in tatters, so desperate for the certainty that exchange would bring!

You are all giving me hope. I'm very hopeful we are wrong and the access rights are misunderstood. Maybe the wording is simply misleading? all I want is clarity.

If it is as unique as you all say then I've outed myself. Oh well.

Reselling it will be complex with all the current covenants. That's another worry I've got... especially since the actual living with it might cause conflicts which will need to be reported at a future sale. We are aiming for it to be a forever home so I'm putting this worry out of my mind for now.

The estate agent has said the sellers will get someone in to look at the JK.
I don’t have enough info to make any decisions.
We’ve got a lot riding on this house as we are currently living abroad, but I need to come back to UK due to family issues.
I came back earlier in the year and found this house and we were making plans for my return mid/late September, so this news is rather devastating.
We’ve have arranged an Expat mortgage, there aren’t many providers, so I now need to find out if they will lend with JK, if they say no we may have to pull out.

@PlanarJaner the access issue sounds a bit bonkers, do you think you will be able to resolve?
