So yesterday we were told our vendors onward purchase was a vacant property, end of chain, excellent.

Except it's not. Because their vendor is buying a new build so their house is not bloody vacant at all. Do the estate agents know anything about the new build? Nope. They don't. Could be fully built and ready to go or could be only a plan.

Fuck sake!!!

Not heard anything about whether we are exchanging tomorrow or not and just seen a single magpie so I am going to guess not. I'm now worrying that completion won't take place on 6th September.

If there is a problem I wish someone would say so that I can make a plan. Sofa surfing whilst trying to manage a full on job is not easy or fun. I can't even have a good cry when I get home as I'm in someone else's home!

We’ve had this too. We were told by the vendor that she had a house to move into she had inherited and we’re FTBs, so a chain free purchase. The estate agent confirmed this when we offered. Last week we found via our solicitor who had spoke to her solicitor that she’s buying a new build and was talking about the chain. My heart sank. I immediately phoned up the estate agent who told me yes she’s buying a new build but that isn’t part of this sale and she’ll be moving there at Christmas.

We’re meant to be completing on 13 September ( her date, not ours). If she doesn’t honour this I’ll be furious. I don’t know what I’ll do as we can’t wait that long. I’m going to try and push for exchange next week.

I’ve just proposed an completion date W/C 13 Sept to see if we can get our sellers and their lawyers moving, they are a divorcing couple and have been hopeless at getting anything to us, my lawyer is now doing lots of eyeball rolling at the lack of activity.
We have everything in place our end, just waiting on them to come back with stuff so we can get the contracts signed.
No other sales or purchases involved, so it’s really not complicated, I’ve done very well in keeping chilled so far, but now I’m starting to feel the anxiety growing !

I hope your get your exchange done soon. It's the most stressful thing isn't it.

I got Ds school place sorted today. Just told them we will have to stay with parents. Ahh.

@Getyourarseofffthequattro @AchillesLastStand Oh god, we had this too! Initially our house was chain free - it was advertised as such, and at our first viewing, the estate agent even said that the seller was living elsewhere.

The seller was there for our second viewing and said they were buying a new house, but they didn't need the sale and purchase to be linked as they'd already sorted the purchase independently...

Then two weeks ago, the sellers estate agent contacts us to ask about our buyer... Because we're now in a chain of five.

@LODReturn I do that with magpies too. I'm trying to learn to stop! I hope it doesn't mean anything for you, and everything goes ahead as planned.

Our purchase seems to be going okay - we need to return our signed contract, title deed and mortgage deed, which we'd hoped to do today, but our solicitor didn't send over the mortgage deed. She's raised enquriries but they're all fairly standard.

Our buyer... has finally instructed, submitted their mortgage application and ordered searches, but no enquires from the pack yet, no survey for here, and no valuation for the place they're supposed to be remortgaging.

I'm starting to think we'll be lucky to be completed by the end of September, but the chain falls apart if we're not.

Right everything is in place for exchange tomorrow!
The final enquiry has been finally signed off!!!
Had a lovely conversation with our solicitor about this and then she says….however….
My heart sank!
The however was that she needed some more bank statements - that’s it! They’re uploaded now and 🤞🤞🤞🤞I’ll be getting the Chapel Down out of the car tomorrow.

I agreevwith pp that say that the English system is awful.

I was ready to exchange, another one of those cases where I was told there wasn't a chain then suddenly there was one, when the top of the chain (only 3 in it, me at the bottom) changed their mind about selling. My sellers won't sell to me without something to buy. I completed on my sale end July and am homeless. I expected a few weeks in temporary accommodation and now I'm desparately trying to find a property to rent or one to buy with no onward chain. I am beyond stressed.

Spent most of last night crying. We thought we had got a date sorted (1st Sep) that we were all working toward and I could finally relax, then yesterday the EA called to say our buyer is looking now at end of November as they have only just given notice to their landlord and it is 3 months notice. I can't believe this, I am so close to telling them to fuck off and putting the house back on the market.

That's ridiculous @20thCenturyGhosts! Bonkers of them to give notice before exchange too. The rental market is insane around here; surely the LL can get someone else in before 3 months are up? Unusual notice period too- are they inside their fixed term contract until then perhaps?

Bad news here too. We were supposed to be exchanging today but solicitor leave delayed it until next week. We then find out that our poor vendors' onward purchase has fallen through and the chain above us has collapsed! Apparently they still want to go ahead, and will sort temp accommodation but I'm terrified they will change their minds about that over the weekend if they start rental hunting and find it's going to be hard to secure somewhere 😭

Our last purchase fell through when the sellers pulled out just before exchange, I will be devastated if it happens again. We've been so patient waiting since April for this house, can't believe we might fall at the final hurdle again 😩

Ach, huge sympathies @BlueCherryBlossom, @20thCenturyGhosts and @Countingdownnow. It's such a stressful process.

I worry we've inadvertently misled our buyer, when they couldn't get a mortgage extension we said we'd look at temp accommodation, but would only be able to if we were compensated by the top of the chain. We knew this would likely be a no so advised our buyer to crack on with a new application anyway. That was all on Monday, found out yesterday they haven't made a new application and expect us to complete in September still. We can't, as the top of the chain has said no, so I'm now worried they'll pull out and the chain will collapse on the other side. Communication seems so bloody difficult!

Keeping my fingers crossed for you today @ForThePurposesOfTheDIR - hope you're cracking that bottle open soon!

We’re in rented and haven’t given notice yet. We’re going to end up with a month overlap as we’ll complete before.

This doesn’t bother us as it means we can save the money on movers and so it ourself bit by bit and make sure that this house is immaculate before we give it back. I’d rather that than rush - I hate being rushed

@20thCenturyGhosts, 3 months seems insane! Surely if they knew they had to give that much notice, they should have done it earlier or budgeted for it. That's royally taking the piss.

@bluecherryblossom, I feel for you, that happened to us last time too and I'm so antsy this time. I hope your vendors keep their word.

@Househunting21 Eeek. Can you get that message to them today, so that they know for sure? Communication does seem really tough... I've found that the estate agents' involved always want to present the "better" situation, so I'd be a bit worried that the "if we were compensated by the top of the chain" bit didn't get passed on, or that that hasn't happened. Has any of the paperwork so far mentioned September?

No news our side... we have been waiting for our solicitor to come back to us with a document for two days, and just called again and she's on leave today. The chain has been really pushy this week, no one will go over the end of September and they're worried about our buyer not making fast enough progress.

I'm with you, 20... It's all so frustrating.

Especially as it's only our buyer who is taking their time here, everyone else is ready. He knew it was all relying on completing before the end of September...

We've got our seller's estate agent chasing too, but I don't know if that makes it better or worse, she seems to phone every two days and every time it gets a bit more Doomsday.

I really hope people pull their fingers out. It's stressful enough without schools being involved!

It's so frustrating. We are facing me and ds moving in with my parents so he can start his new school and dp staying here with the cats for god knows how long because we dont want to leave the house empty and put the cats in a cattery for an extended period of time. I am really not happy about it.

We still don't know anything about this fucking new build I mean how long does it take to pick up a phone and ask a frigging question.

If I took 48 hours to ask someone a simple question I would be sacked!

No, thankfully there are no dates on any paperwork. I do feel for them - we were meant to complete in May, then August, then September, so the latest delay is a blow. But it is for us too and we've taken a £15k hit on the stamp duty, so just can't afford any more.

Unfortunately I can't even blame the agents - they were on holiday, so my husband spoke to the buyer himself. He thought he'd agreed we would try for completion, but it was unlikely so they should apply in the meantime. They seem to have taken it as we would definitely move! They were apprised last night of the actual position and that they need to apply, so fingers crossed they do. Just so bloody uncertain and frustrating all round!

@Getyourarseofffthequattro, am hoping against hope it's built and almost ready to go. What a nightmare Sad

I agree - ours has taken so long rates came down twice and saved us £250/month!

Thanks @Househunting21 I'm just fed up. I do not understand how it is this hard to find out. I really don't understand at all. They have the information of the estate agent that their vendor is buying from, who in turn will have the information of who they vendor is buying from - which will be the sodding house builders so in theory three phone calls at most. They just could not give less of a shit. I've asked my estate agent if she can get on it because my faith in WHB is zilch.

So, spoke to our ea. She says no it's definitely vacant. They specifically said that that would be the top of the chain and gave us the address. Rightmove listing does say vacant and chain free. WHB have just confirmed it and that the searches have already been done.

So hopefully it won't be too much longer. Our solicitor has just said it's too early to discuss completion dates though. Really, is it?!

Hi can I join? We've just had our offer on a house accepted and I'm freaking out with a mix of excitement and fear. We are in Scotland so it was a closed bid which has been incredibly stressful and we've missed out on a couple of properties before this one which is perfect. More stress and worry to come I'm sure!

I’m pleased to have this thread as I’m new to the process! I am buying a lovely flat with DP, he has accepted a really good offer on his current flat 2 weeks ago and I am a FTB.

We had an offer accepted on Monday and the solicitors have been instructed. The surveys have been completed on the flat he’s selling and the one we are buying so the mortgages have been approved, all good so far but I am aware it could fall through at any time.

Our vendors are relocating about 1.5 hours away and now they have accepted an offer they can find somewhere, according to the EA they are proactive and the husband has a new job so I guess they need to move within a certain timeframe.

We would love to be in by Christmas, here’s hoping!
