Because the last thread is nearly full and I for one very much appreciate the space to vent Grin

Good luck to everyone hoping to exchange and/or complete this week!

That does sound stressful, @Getyourarseofffthequattro. How long have they been looking? Would they consider moving into rented?

Ours took over 10 weeks to find their eventual purchase. They'd previously agreed to go into rented if they didn't find anything and encouraged us to get everything moving our end, so like you, we ended up way ahead before they'd found anywhere and then the goalposts shifted when they found somewhere!

They have been looking since they accepted our offer so about 6 weeks now - like you they told us to get on with it and it has all been done quite quick really but they haven't anywhere to go. They said they would consider rented but were going to give us a firm yes or no on Monday which they did not, because they have offered on another property that has apparently gone to best and final offers this morning. EA wont tell me whether it is in a chain or not!

Our buyer is getting impatient (dont blame him!) and if she gets this and its in a chain then I think we will have to complete our sale and wait for her. We are lucky in that we can move in with my parents short term (their house is close to DS new school and i can WFH from anywhere in my new job thankfully!) but we have 2 cats as well so its not ideal really!

It would be better for us really if she didn't get this house, and agreed to go into rented to let us complete our sale and purchase ASAP.

I don't mind staying with my parents but I don't want to inconvenience them for an extended period of time!

I know this is the right decision but when it gets tricky it makes you think oh christ have we done the wrong thing should we have just stayed put!

It's really frustrating isn't it. Efficient though my solicitor is, she accepts emails from me, and will respond with brief messages, but anything more than a sentence or too she insists on posting it. Like the enquiries. Could have been an email but nope came through the post. WHY?!
HouseIsOnFire · 18/08/2021 11:21

Oh don't get me started! Everytime I ask a question "our admin team need to review the forms before we answer that".... but I was asking how to answer a question on the form!!!!

AchillesLastStand · 18/08/2021 11:31

It looks as though we won’t be exchanging until next week at least as seller’s solicitor is on holiday as is the estate agent that dealing with the sale. I know they can delegate but lines are communication as great at the best of times. We are due to complete on 13th September (a date that our seller wanted and we had to compromise on) but I need to exchange contracts before the start of the new school year as this house move entails a change of school for my DS who is 7.

I have explained this in great depth to my solicitor and the estate agent many times over but they don’t seem to comprehend or they can’t be bothered. I don’t want to get to the 1st September and not know what school my son will be attending.

I have bought uniform for his new school. Am I expected to buy uniform for his old school just in case? His old uniform is no good as he starts Key Stage 2 in September and will need a shirt and the school tie. And I don’t drive that’s why the school thing is such a pressing issue. My OH can drive him to school the first week or so but that’s it. He teaches at a university and once the students are back he’ll need to be in work not driving our DS back and forth. Feeling very stressed out right now as I know most of us on this thread are for one reason or another.

AchillesLastStand · 18/08/2021 11:32

*lines of communication aren’t great

Getyourarseofffthequattro · 18/08/2021 11:47

@AchillesLastStand can you speak to the admissions people and tell them your completion date and ask if he can start at the start of term to save him having to attend two different schools at the start of term?

I feel your pain. I am just emailing admissions with my parents address and telling them we will be living there for the first few weeks of term because I dont want him attending his current school for a couple of weeks and then moving to a new one. I want him to attend the new one for the sake of 3 or 4 weeks.

The new school has agreed for him to attend from the start of term. I told them we might not have moved by the start of September and they actually encouraged me to send him on 2nd September regardless. Like you I don’t want my child attending one school for a couple of weeks and then switching him to a new school. It would be extremely disruptive for a young child.

Getyourarseofffthequattro · 18/08/2021 12:16

@AchillesLastStand oh that is good, i hope you can exchange and complete quickly!

I think we will end up at my mums for a few weeks.

We have just got the news that their offer was accepted and the property is vacant! So i think i might just go stay at my mums with DS and come back on a weekend to see DP to save storage costs / moving the cats etc and hopefully with it being vacant they can catch up to exchange / completion relatively quickly!

DanisEndo · 18/08/2021 13:45

Well its official! The house we were due to buy wont wait for us to find a replacement buyer and is going back onto the market.

We cant handle jumping straight back into it all from square one again so are taking the flat off of the market and going to chill out for a few months before trying again maybe in the new year.

Good luck everyone wishing you all more success and less stress than us!!

AchillesLastStand · 18/08/2021 14:10

@DanisEndo I’m really sorry to hear that. It’s very disappointing to receive this news. I hope something comes on the market in the new year and you get to move. This is such a stressful process.

BlueCherryBlossom · 18/08/2021 14:37

Oh @DanisEndo, that's terrible. Urgh, it's just hideous, this whole process!

TakeYourFinalPosition · 18/08/2021 15:31

@DanisEndo I'm sorry, that's really rubbish. The process really is horrendous.

@HouseIsOnFire We did our forms online; no paper ones at all - although they were really poorly converted, so the ticks looked like they were against the wrong boxes Hmm

We've had a chasing call from our vendor's solicitor today, she's worried that she's talked to our estate agent and not much is happening. The rest of the chain wants to exchange before the end of the month, and our paperwork is all dependent on it being completed prior to the end of September.

We've chased too... apparently, he's now ordered searches, but not a survey yet, and although his mortgage offer is in, he needs to remortgage another property against it and that one hasn't been valued yet. He has finally instructed his solicitor...

It's all so slow and painful.

Getyourarseofffthequattro · 18/08/2021 15:38

oh no @DanisEndo i hope it all works out for you in the end and you find something even better when you do sell again.

LODReturn · 18/08/2021 16:33

There really needs to be a review of the system. This is too stressful & expensive if it goes wrong.

I'm still working on a no news, is good news basis but only just holding the panic at bay!

lazyakita · 18/08/2021 16:51

We exchanged today! I feel such relief. It's taken just over three and a half months to reach this point, but it feels like longer. Completion in September.

For everyone else having doubts, if it helps I did, too. I had a massive wobble about two months in to the process and made myself sick with worry. I just think the archaic system in this country gives you far too much time to over analyse everything and second guess yourself. Usually if you're moving, you have a good reason to do so, and all you can do is try to focus on that. Hugs and Flowers to all.

AchillesLastStand · 18/08/2021 17:18

Congratulations @lazyakita! We are hoping to exchange next week and we’re completing mid- September. I can’t wait for that feeling of relief and know that’s it’s actually going to happen.

BlueCherryBlossom · 18/08/2021 17:33

Congrats @lazyakita!

TweenWrangler · 18/08/2021 17:47

Great to hear some good news and welcome to the newbies. I'm sorry to hear of the stresses - it does seem to be slow in holiday season.

After 2 months of hearing nothing from our sellers and not even knowing whether they had an onward property we had an update yesterday. Good news and bad as they have found and started to proceed but the chain above them has collapsed. There is some discussion about rented for their sellers so we've said we'll wait and see.

Meanwhile, we've received 2 offers at asking for ours and accepted the one prepared to wait for us. So I can stop having to keep the house so tidy!

BlueCherryBlossom · 19/08/2021 10:18

Exchange pushed to Monday here, at the earliest. It does feel like things are getting there though.

I feel like a coiled spring, can't relax at all!

TakeYourFinalPosition · 19/08/2021 10:47

Congrats @lazyakita!

We had an unpromoted update from our buyer last night 🤯 I think the sellers' estate agent must have said some magic words... There was no new news, really, but it's nice that she updated us.

We'll get our paperwork back over today, and then we'll be waiting on him to get his valuation & revalautions done, so we can set an exchange date.

@BlueCherryBlossom Best of luck for Monday! I feel you on the coiled spring thing.

ForThePurposesOfTheDIR · 19/08/2021 12:00

@BlueCherryBlossom coiled spring is exactly how I feel

We should be exchanging today or tomorrow and I bought a bottle of our favourite fizzy for when it does happen....but I can't bring myself to take it out of the car and into the fridge as it seems like tempting fate!

Pressure again from the Estate Agent (who doesn't seem to get that it's her clients solicitor that's caused the delays) for exchange so we can complete on 2nd Sep.

BlueCherryBlossom · 19/08/2021 12:04

Fingers crossed for you @ForThePurposesOfTheDIR! Leaving the bubbly in the car for fear of tempting fate is def something I would do 😂
