No news here. I got an email with the accounts for our management pack yesterday, with our solicitor CC'd, so I know she's got that at least...

Waiting for news from either our buyer organising his survey; or our solicitor to finally raise enquiries.

Congratulations all! Our house as ive previously mentioned had failed the environmental searches because we live close to a was old petrol station. Our solicitor put an indemnity policy in place so will cover any issues which the couple accepted. All the searches both sides are done, just waiting on the house we’re buying which is vacant but they are slow to produce details of the deed that my solicitor needs. My solicitor has gone on holiday for a week now hun till next Monday. I have no idea now how quick this will all happen now🙈we’ve half packed but because I work in a school the timing of moving I can imagine won’t be great around my job but hey ho! Just want this all over now! X

No news for us, we're waiting to find out if our buyers bank has released the funds to him otherwise we'll have to find a new buyer. Our onward purchase cany wait much longer

@labourlost, hoping the funds come through soon - surely it can't take much longer . . .

Our buyer got in touch today to say their lender won't extend the mortgage offer Sad If no one will break the chain or move the completion date, they'll have to apply for a new mortgage. We've looked at going into short term accommodation, but will cost us at least £4k and likely mean us squished into one room with three children aged 5 and under, for three weeks - not a prospect to be relished! We've said we'll do it for £5k, but fully expect the top of the chain to tell us to jog on.

I really hate this, the sensible part of me (and my husband) say to wait,a new mortgage is no big deal and just means waiting a few more weeks to exchange. But the emotional side knows that's another few weeks of worry, of having to say if not when (as pointed out by PPs!), of the potential for anyone along the way to throw up another obstacle or pull out . . . I'm really not sure my mental health is up for it. I hate the English chain system with a passion Angry

So many of you waiting for news, but hopefully inching closer.

We are waiting to heard whether our offer will be accepted on a property we viewed at the weekend. It’s the only thing we’ve seen the month since we lost out on the last o e we liked the look of. Needs a lot of work and will clean us out, but lots of potential, and viewings restricted to just a 2 hour slot so not too many other contenders I hope.

Newbie for this thread. We had an offer accepted on basically our dream/forever home last week after months of looking and disappointment. We're in rented, so just our vendor to find somewhere they like. We're in no rush, happy to wait. We've asked for exchange as soon as humanly possible, but can complete at the vendors leisure. Our survey isn't until the first week of September and I'm hoping and praying that nothing untoward comes up. We've had to compromise a little on location, but everything else about the property is beyond perfect. I'm so nervous.😬

Sold and moved into rented last year. Had an offer accepted about 5 weeks ago, and last week the chain completed 😁

5 properties in the chain, praying nothing goes wrong for anyone! Our searches are underway. Hoping to be in by Christmas all being well 😁

Ugh - call back from the EA - 3 offers, all at asking price, but the other two are in rented already (we are moving into rented in October). Off to crunch numbers but I’m not sure we’re going to be able to come up with much more. Gutted. I really want this house.

I'm another buying a nearly new build who naively thought that would mean more straightforward! In some ways it has been, the survey came back perfect for example.

Our sellers are busy chasing their solicitor as they are keen to exchange so hoping it might actually happen this time! (our last purchase fell through last minute).

@Shmithecat2 Good luck! Is your seller open to moving into rented or anything? My fingers are crossed for you. We lost a house that I really loved in March, in a similar situation. I hope it goes better for you!

My poke to our solicitor worked! She sent through all of our documents for the new house today, and confirmed that our buyer's solicitor has everything he needs, too. She's raised some enquiries for us, and we need to sign some paperwork and look through the rest.

There's nothing MAJOR, although the loft conversion doesn't have building reg sign off, which we suspected as it's not been counted as a bedroom, but seems a bit risky; and our survey showed signs of damp in the cellar conversion. Searches and everything seem okay.

Our seller wants to complete before the end of September as the rest of the chain is ready... eek.

@TakeYourFinalPosition, no, I don't think they will, and we aren't too worried about time frame. It's a small holding and the current owner is a widowed lady in her 70s, so we'll leave her to her pace, there's a lot for her to move! There were other offers, but ours was accepted because we are chain free and flexible. The house is worth the wait Smile. Good luck with your process!

Fortunately it turned out to be a blessing in disguise for us as we found something much better and in a better location too. Didn't feel like a blessing at the time of course and won't relax until we've exchanged!

The two houses are actually quite different @LopsidedWombat; I think the one we are currently buying is better in lots of ways but the other one better in others! Not sure how I'd feel if the original house came back on the market (sellers suddenly decided not to sell after all!).

Will be nothing happening here today. Dropped off all our signed contracts etc yesterday. Solicitor on holiday and I've already asked the EA to chase vendor solicitors, so will get back to busying myself deep cleaning the house we are in to keep my mind off it all!

I HATE the limbo! Could be moving in a fortnight, could all fall through and be back to square one again... the uncertainty is horrible so best just shove it to the back of my mind! 🤪

I’m beyond frustrated here. We were meant to be exchanging this week, but the estate agent phoned yesterday to say she is off on holiday, our seller’s solicitor is on holiday, and I can’t get hold of my solicitor. I’ve been on the phone waiting in a queue for 45 minutes. Is this normal for August? I’ve never bought a house before and knew it would be stressful but it’s getting ridiculous now. I need contracts to be exchanged by the end of August otherwise I won’t know which school my son will be attending in September. I miss sleep!

I'm currently homeless and have not yet exchanged. Friday was stressful. Initial feedback was that the estate agent for my sellers seller had a vested interest in putting the house back on the market. By Friday afternoon this had changed to there still being some legal work outstanding but everyone was still committed.

I don't know what the truth is and whether we will exchange this week or not. If not, I need a longer term plan because I can't do this! A few days in and I'm almost broken!

I keep hoping for some good news and then seeing a single magpie so not holding out hope...

Newbie here too - we're waiting to exchange on a new build dream property but our buyers (FTB) are dragging their heels in a supremely irritating fashion.

We accepted their offer in April and were upfront with them that the new build we were hoping to buy wouldn't be ready until October. They are currently renting elsewhere in our village and said they we're prepared to wait. We've been extremely accommodating with them and have thrown in so much stuff with the house to sweeten the deal - we've also agreed a cash payment on exchange to compensate for not completing before the September SDD.

In return, they've dithered and delayed over everything to the point that I'm starting to worry they're going to pull out. I hope they won't, but the comms from our solicitor and estate agent have been so shit, they never actually tell us what the issue is, just that 'we're still waiting for XYZ piece of paperwork'. It may be that they've just as keen as we are to get things done but just have no sense of urgency.

Having been told we were definitely going to exchange early this week, I've just been told that it won't be until next week now. Our developer has been very patient up to now but I'm not sure how long it's going to last!

We had to go in to pick all our tiles/flooring last week which I was really looking forward to, but all I could think was 'I might not actually get to use this kitchen'. I'm aware this is all a bit 'my diamond shoes are too tight' but it's just so frustrating not to have the security of exchanging contracts.

Oh @umbel, don't despair. The house for you is out there!
My petty inner voice does go back to the property listing to look for reasons it wasn't good enough Blush.

I'm guessing covid + school buying rush + holiday season is a bad combination for conveyancers. A part of me does think it's used as an excuse to treat customers badly. Mine has never actually spoken to me Shock. My first conveyancer from 15 years ago was on the phone all the time. I wish she still practised...

Anyway may this be the home stretch for most of us. I'm still considering pulling out of my purchase. I'm just hopeful the solicitors can work something fairer out with the covenants... but I won't know until I actually speak to someone... or at least get an email reply.

I'm really stressing now, our sale is ready to exchange and complete, our purchase is almost there too but our seller doesnt even have an onward purchase yet. I feel like we might be making the biggest mistake of our lives. Moving closer to family seems like the sensible option but honestly I am having big doubts now. I just don't like change. our DS will have to move schools, I have found a new job and feel sad about leaving my current one and DP will continue in his job but will go from a 5 min walk to a 35 min drive every day. I feel so awful about it all.
