Having been on these threads since October it looks like we might have light at the end of the tunnel.

Everyone in the chain hoping to exchange next Friday, for an early September completion. After months twiddling our thumbs waiting for everyone else it looks as though it's going to be a busy week chasing up loose ends and sorting funds etc.

After our last attempted purchase fell at the last hurdle I'm nervous as hell!

Miracle exchanged on our sale - we are breaking chain and moving out on Wednesday. Now fingers crossed purchase doesn't take too long to sort out!

The main road is much closer and busier than I thought, so I'm now worried about the cats and the noise. The whole house needs replastering and it's smaller than I remember. Is that bingo?

Just got to remember all of the reasons we moved out of the last place...

I think it's called buyer's remorse @Andthenanothercupoftea... and I have it already and we haven't moved yet.

I'm measuring and trying to place the furniture on the virtual tool and nothing fits. I have to plan for narrow childish furniture and the house will not really be comfortable. I had dreams of it being fabulous and Instagrammable. Oh well. I do wish I could afford all the space in the world right next to the school of choice and within cycling distance from work...
And sometimes I wonder why move for so little space increase... and then I remember why and sigh. School.

Apparently it does go away when you eventually settle in...

I'm confident I'll settle in, I was so excited, but it's the way it seems to inevitably hit everyone almost regardless of where you move from/to.

It doesn't help my builder friend helped us move and immediately spotted a couple of potentially dangerous electric issues...

I found out yesterday the construction of the place I was buying reduces what I can borrow, so much so I've withdrawn my offer.

I've put in a first bid on the flat I adored but which isn't as practical. They've asked for a little more and I'm doing sums today.

Ah I thought this would be a happy update. We got our contracts today.

I've just found out our purchase has a right of way on it. We were reassured multiple times by the estate agent that it wasn't a right of way. The neighbour can't use it for access. They might need it to fix guttering etc. I would have thought they'd need permission like for every other fence which needs fixing from the other side?

We currently live with a right of way. Never again. We are now ready to pull out of the sale instead. We came so close...

@PlanarJaner that's rage-inducing! I don't understand why estate agents lie like that. Its not as if you aren't going to find out later down the line! Does it run through the back garden?

In essence, yes. Angry. And a particular neighbour seems to have full access to the entire back garden at any time for any works they deem necessary to their property. I don't get it.

After a few sleepless nights this week, we have finally agreed a completion date of September 13th, a couple of weeks later to what I wanted, but I made it a condition that we exchange this week, ideally tomorrow. I really need the certainty that this move will happen. We are chain free, I don’t how I’d manage with a whole chain exchanging with my nerves!

Good luck @AchillesLastStand. We are hoping to exchange at the end of this week with completion at the start of September. However, vendors still need to provide some crucial documentation so I'm not overly optimistic!

Sadly we are part of a chain, so I'm mentally preparing myself for delays and problems!!

Been busy deep cleaning our rented house in the meantime. Daren't tempt fate by starting to pack, but feels good to be doing some sort of preparation and at least the house will be gleaming if it all goes wrong!

No real news our side. The treasurer of our management committee has just sent across the final documents needed for our pack, which is good, at least the solicitor has them now...

I talked to our estate agent on Friday who said our buyer will book a survey early next week, and has put his full mortgage application in. He hasn't had the house he was planning to remortgage valued yet, but I'm not sure why that's relevant to us if he's done the mortgage offer anyway... and I work near to where his existing house is, it's covered in scaffolding. Allegedly, his solicitor is now instructed.

Everything else is waiting on us... We've had the draft contract from our seller for two weeks now, but our solicitor won't look until they receive the searches from the previous buyers. They finally paid for them last Wednesday, and said they'd look at the pack this weekend, but they said that last week too.

Everyone above us is ready to exchange.

At this point, I'm just desperate for progress!

And I say exactly the same thing, after a chain falling apart a couple of years ago, then delay due to covid... I'm cautious about everything actually going through.

still no news for us... we have answered buyers enquiries, hopefully that will be us done....! does anyone know how long completion typically takes place after enquiries have been done? I cant remember from last time! our last solicitors were particularly shit though and i am not even sure they mentioned it to me!

Just rang my solicitor for an update and she's on holiday until Wednesday, and the assistant I spoke said they are STILL waiting for some building control documentation. So, not looking brilliant for Friday exchange.

Don't really understand why these documents are proving tricky to provide as our vendors bought the house as a new build and the documents relate to the original build?! Any words of reassurance anyone? Confused

@BlueCherryBlossom I have no words of comfort I’m afraid as we’re also buying second-hand new build (one careful owner as it were).
We are struggling with document after document and now 6 months in the vendors solicitor and only just applied to the Land Registry get a restriction removed - which could take weeks to resolve!
