Support thread - the countdown to June 30th.... will we /won’t we make it???

So next week is June and the date is looming large! Wiltshire council are being particularly slow and searches not due back till 14th. Offer accepted early March.

36 days and counting between me moving house and a new kitchen and me moving house and saving hard to buy a kitchen in about 2 years time.

Anyone else being to feel the desperation kicking in just to all it all done and dusted!

Honestly I'm losing the will to live a little bit, and my head constantly aches.

I've kept myself busy with some organising and packing this morning but each hour that passes is another hour with no progress now.

We’ve just exchanged- phew, though we missed about 6 calls between us as were too busy clearing cupboards. Moving Tuesday and packers arriving Monday am so only a little gap in between, now I can focus on stressing truly about how much work there is to do in the new place, planning an extension in what seems to be the most difficult and expensive time for construction and it’s north facing garden (which was the main compromise for space and location !) As for agreeing date someone, not sure who suggested one, a couple of weeks ago and all parties went for it.

Hope a few more of you edge a little closer today. .

Congrats @Vikingmama79 I bet that is a good feeling!
I know what you mean it can feel like one worry leads to the next, I know that when we exchange we'll be cheering for an hour or 2 then it'll be "right now we've actually got to pack!" But at least you've got the worst bit out the way

@SpnBaby1967 I'm fuming for you! Hopefully it's a quick and inexpensive change and you can exchange tomorrow and have the weekend to relax a bit....

@Vikingmama79 - we also compromised and have a north facing garden in the new place. The house needs work (boiler/electrics/plastering/new kitchen and bathrooms etc - it's very 90s at the moment) but I'm feeling grateful that we at least don't have to do an extension. Maybe by the time you've got plans agreed and in place it will have all calmed down a bit...

@Vikingmama79 @Cocoaone as the current owner of a small north facing garden/yard - mine is pretty small and is currently baking in full sun - but always a patch of shade cast by the house you can retreat to if it gets too much. North facing is honestly not so bad

Agreed, north facing to me can get more sun than east or west facing where the sun hides behind your own house during the summer in morning or afternoon. We have north facing in current house and new house and I just know that during the summer you see the sun most of the day! 👍

@Cocoaone snap ! Sounds like ours, clearly cared for but like stepping right back to the 90’s, my son declared he won’t be having a bath there until we’ve replaced the bathroom, he might be waiting a while 😂. To be honest it less needs an extension rather we would quite like to do one but like you say hopefully the world will have righted itself by the time we are ready !

Packers doing everything however we are trying to avoid transporting all the junk we’ve accumulated over the years as I can’t beat the thought of tipping out packed boxes full of crap(so not sure we are saving ourselves much time 🤣) so still busy clearing and sorting all the nooks and crannies and trying to leave as clean and presentable as possible for our lovely buyers especially as they’ve been so patient throughout.

.... and thank you very much @panda368 for the NF reassurance ! There was definitely plenty of rays when we viewed, we will just have to get used to using it in a slightly different way to what we do now.

@SpnBaby1967 I am so sorry to hear that. Not looking good here either. Our buyer’s solicitor has come up with a whole host of 11th hour queries, all of which relate to paperwork they’ve had since April. They are looking for planning permission for a part of our house that no longer exists and has since been rebuilt with planning permission that they have the paperwork for. They have also asked for building regs approval on something that didn’t need approvals when it was built. I have no idea what tondo next.

DH is very much looking forward to north facing as he's a 'hot' person. At the moment our entire house bakes all day long and it's a double aspect living room - so when it's sunny we can't see the TV properly. I think our new garden is about 11m long - we viewed it in March and the back half the garden was sunny, so hoping we get a decent amount in the summer.

Not that we're huge garden people anyway, but I'm looking forward to having a cuppa in the garden in the morning. We don't have space for table and chairs in our current garden.

@coffeequeenindevon - surely your solicitor will just reply 'stop being so bloody ridiculous'

Can you let their EA know, I think often the buyers don't actually know that the solicitor is asking such ridiculous questions.

@coffeequeenindevon you can’t provide what you don’t have/doesn’t exist, hopefully it’s one of those cases where buyers solicitors are just working through last checklist/double checking they’ve asked the question , worse case assume buyers may be able to get an indemnity insurance to offer them peace of mind. Hope it gets sorted and you too @SpnBaby1967.

Same here @Cocoaone we have to go and close the blinds two hours before bedtime in kids rooms so they don’t bake when they go to sleep so yes might be some advantages definitely.

Aaaand, we've exchanged! Only took 30-odd emails to solicitors, estate agents, etc but we've done it. Off to get myself an extremely large gin Grin Fingers crossed for everyone else, if our solicitor can manage it then anyone's can!

We didnt manage to exchange. Arsehole buyers solicitor bloody pissed about complaining about the wording on the indemnity and asking for it to say something which the indemnity people said was impossible.

Eventually about 4.50pm he said if HE get the indemnity and WE pay for it he'll agree to exchange. We agreed but by then the builders for the new build our sellers are buying had gone home and they also need to agree to exchange.

So another weekend on tenterhooks.

@Cocoaone thank you! Completing week after next, time to swap my "we won't exchange" fears for "how will we move all this" fears!

@SpnBaby1967 getting everyone to agree to exchange is an absolute nightmare, we've spent all week with various people being on holiday and pushing it to the next day. Hopefully Monday they'll all be back and raring to go for you!

What is it with solicitors and pointless enquiries? When I was selling my flat the buyers solicitors asked where the assigned parking was even though it clearly said in estate agent details and the property forms that it was first come first served, then they asked for certificates for the new boiler (I did not replace the boiler), then for a gas safety cert (no gas to building) then they wanted a competent persons cert for a form which clearly stated 'as a competent person I certify X was installed in compliance blah blah'. Do they actually read the stuff sent to them?
My sale is scheduled for June 11, packers have just informed me they have to pack on the 9th not 10th, and my daughter will still be sitting gcse assessments the next day. We are moving into a hotel then holiday let until we complete on my purchase, which, despite assurances from agent that seller was raring to go, his solicitors have still not sent mine draft contract and property forms. I asked the agent about this ten days ago when meeting surveyor at the property and was told he was on top of it. Today all my solicitor has had so far is a communication from seller's solicitor that they have been instructed!! I've had two searches back, survey, I'm ready to go ASAP.
I am prepared that we may not meet deadline. But I stand to save the full £15k, and it will be extremely disappointing if we miss it due to seller dragging his feet (property was advertised as chain free and I was assured time and time again that he was ready to move out before the end of June).

I get stressed reading all your updates let alone my own!

Congrats to all who managed to exchange or complete today!

Both buyers are coming round to the properties this week to measure up and see if they want any furniture. Property 1 we haven't heard any more queries since dp and I fucked up the furniture and fittings so I am hoping that is still on course for June completion but still haven't seen contracts.

Property 2 is not on track for June - we are hoping to align that to our onward purchase. Has been suspiciously quiet from both other than us booking the onwards survey
