Support thread - the countdown to June 30th.... will we /won’t we make it???

So next week is June and the date is looming large! Wiltshire council are being particularly slow and searches not due back till 14th. Offer accepted early March.

36 days and counting between me moving house and a new kitchen and me moving house and saving hard to buy a kitchen in about 2 years time.

Anyone else being to feel the desperation kicking in just to all it all done and dusted!

It’s incredible that people are allowed to get away with such bald faced lies when it comes to one of the biggest decisions most people will make. What is that solicitor playing at?

Oh @Panda2021 that is despicable, especially to ghost you on the reason why! I'm so sorry this has happened for you. I won't try and put a positive spin on it, as I'm sure you're not in the mood!

Our solicitor requested the funds (pre exchange) last Thursday. Funds have been released today - had an email from RBS saying mortgage is now live; first payment due on x date etc
We complete tomorrow

We didn't even try removal companies. Enterprise wanted £800+ for a large transit over the weekend. We've managed to secure a Luton van for the weekend for £250 - got lucky and called just after they'd had a cancellation

Our sale hasn't exchanged yet, but solicitor has just asked if we can complete on 30th, hoping our buyers manage to scrape through in time!

@Didicat, hopefully the chain will proceed. All parties have budgeted for all eventualities and in reality these are London properties where £15k is a kick in the teeth but not huge in percentage terms. We now just need to work out whether we trust that it will go ahead in the next week or two and just move in with family this weekend as planned, or rearrange everything and pay twice for some things. Meanwhile the EA is still determined that it will all be okay despite the news on the conveyancing report! Hmm

Hi all, I've been avoiding this chat for a couple of days because quite frankly I've been on the verge of a breakdown from the stress of it all. Not knowing what's going on and lack of communication are causing me a lot of stress.
So sorry to hear some of you ladies are having problems as well, I don't know how we're all getting through it!

Our latest is that we were supposed to exchange today but buyers' buyer's solicitor threw in a new enquiry - my understanding of that is an overworked solicitor attempting to delay things. But DH thinks it's them wrapping up.
It'll be short of a miracle if we exchange today for completion on the 30th.
Then on top of that agent is saying we can exchange and complete on the same day on Friday; like really!? Is that actually possible?

Does anyone know what happens if we exchange but mortgage funds don't come through in time? We can't afford to move in July so it's now our never and I don't want to be stuck with a repayment fee on the mortgage!

This whole process is so un- necessarily grim and painful!
i cant believe how many people are having crisis at the last min.

Am I right in thinking that if I haven't heard anything by 5pm that exchange is off for today or can it drag to 5.30?

@Panda368, assuming funds are in place (& therefore not relying on banking transaction hours), I think it can be done any time. Just a case of whether the solicitors will work late and can arrange a time.

This is pure physical and mental torture. Our buyers solicitor now doesn’t think the deadline will be met as they need ‘time to review the file’ that they have had since Friday. We have been that person and threatened to walk away if dont get a firm answer about completion on the 29th today

@Ccoffee217 - when I last sold, I received 3 last minute queries about random things - had the house ever been extended (quite clearly not) could I confirm the boundaries on the plan were correct and something else I forget. I responded with a brief yes/no type answer for each and we exchanged the next day. I think the solicitor was just ticking off boxes.

You can exchange and complete on the same day, but your solicitor will have to request any mortgage funds before so they are ready on the day, and you'll have to organise removals and pack etc on the hope that it all goes ahead. Which is very nerve-wracking!

Our solicitor drew down the funds yesterday in preparation for completion on the 30th

@Potterurotter pure hell! Agreed!! I can't even think straight about doing anything and making any plans, even the smallest of things like when to do the food shop etc!

How solid do you think the mortgage drawdown date is? As in do you think requesting funds tomorrow will be too late and that lenders are being cautious?

I have a feeling they exasperate it. Although solicitor told us it's 5 working days. I imagine it could come down in 3 seeing as most transactions take about 3 days to clear but god knows with the way things are at the moment.
I wonder if all the solicitors are going on holiday next week and those of us who just miss out will have to wait another 2 weeks or more 🙄

After a very stressful 2 days with other stuff going on too, finally at 16.55 we have exchanged in time to complete tomorrow.
TFFT!
So sorry @Panda2021 (there are 2 Pandas and two Coffees...... hope I've got the right one)

We didn't complete on my sale on the 11th because the mortgage company at the bottom didn't release the money in time for it to go up the chain. 4pm was the cut off time. So completion didn't happen til Monday. I had moved out in to storage (and me to a hotel), but if I had been completing on my next home it would have been hell. My buyers were in their own holiday home so not too disastrous for them either.
But be warned - if the chain is long then it needs time to be transferred up. There was an article with the amount of time each bank wanted (already too late for some).

I'm busy packing, completion is friday. Halifax have confirmed our solicitor requested the funds last week so should all be fine. But I know I wont breathe a sigh of relief until those keys are in my hand.

DH thinks I'm odd as I'm not excited, and I'm really not. I mean, I'm chuffed at the house etc but I dont have that "child on xmas eve" style excitement like DH does. I think this whole thing has just been so stressful, I cant let myself believe it's actually happening.....does that even make sense??

The plot thickens here. The bottom of the chain who just a few hours ago reported that the conveyancing report hadn’t been written have now exchanged Confused There are just two properties in this chain (thank god) so why we didn’t also exchange I don’t know.

Makes perfect sense. We had a stressful purchase, which went on for 6 months, right up to the line on a no chain cash purchase from a couple splitting up with one of them wanting to sell, the other blocking it every way they could. As the house was/is a doer-upper and was a depressing mess when we took it over as well, and the first job was a rewire that made it look even worse, and unforseen problems left us with an unrewired kitchen we could therefore not refit, I think it took the best part of a year before I really wound down about it and started to feel more positive, though at the time, I knew it was the right place and I didn't realise how wound up I still was. (we hope to start the kitchen rewire next month, a mere two years after the main rewire...Grin That's doer-uppers and covid for you.) I'd say, take your time, and try to keep an open mind about the place for a while, hopefully you will start to get excited about it when you start making it your own by getting your own things in, decorating, etc.
