So next week is June and the date is looming large! Wiltshire council are being particularly slow and searches not due back till 14th. Offer accepted early March.

36 days and counting between me moving house and a new kitchen and me moving house and saving hard to buy a kitchen in about 2 years time.

Anyone else being to feel the desperation kicking in just to all it all done and dusted!

@coffeequeenindevon bloody hell TOO busy??? I spoke to the seller estate agent yesterday, very pleasant having a chat and she was saying that lots of solicitors had taken on additional assistants but they were not always as good at the attention to detail not helped by the solicitors being actually far too busy to train and check their work until right at the end..... @Finallygrowingup you’re right there should be recompense if it’s the solicitors lack of action that causes the failure to proceed.

In other news along with (my) chatty EA she was saying the market here had completely dried up and if I knew anyone think about moving house could I direct them her way as they are desperate for stock now......

Hurrah @Whenwillthishappen that’s amazing news!!!! I am struggling to pack as we are not moving till the 9th, keys on the 28th and lots of painting to be done first.... I need galvanising into action.

When we did it last time we packed suitcases for a “weeks holiday” and then had to pack everything else as best we could.

sorry to hear that @Panda2021 did they give any reason yet?

we have actually moved our stuff out. We had to book a mover months ago otherwise we wouldn't have got a slot so we've moved everything into storage (£££!) and we're staying at the other place we're selling which is a v small apartment (with the dog and kids back from university etc. etc.!).

we are totally fucked if our buyers drop out so we're trying to be as helpful as possible - have my fingers crossed for exchange tomorrow. Any later and I think the buyer will miss the stamp duty holiday and not sure what will happen then. Will be devastated if we don't make it! Not sure I can go through all of this again

we also just found out that planning permission has been granted for a big hotel fairly near old house. It wouldn't have bothered us tbh (though the locals were up in arms...v rural area) so I'm really hoping it's not the sort of thing that bothers our buyers either eek!

I’m waiting for an email from the solicitor to hear whether she stayed on hold long enough last night to confirm funds release… from what she said, if not, there’s no exchange today and we’re screwed 😬🤞

I’m waiting to hear if buyers solicitor is ready to complete by Tuesday, need to tell the movers what the hell is going on or be left with nothing! Was quoted £1650 for removals from our two bed maisonette, almost died hope that’s not normal price packing excluded Confused

@Potterurotter We’re paying £2,500 with packing for our 2 bed maisonette, moving 40 miles so I don’t think that’s bad at all. We had another quote of £2,000 from a company who could only move us next weekend.

Colleague paid same price with packing for a 4 bed house last July.

Oh no @Panda2021, that is awful, I'm so sorry to hear that. Have they given a valid reason?

@Potterurotter We are paying £1,000 for moving a 3 bed house into storage. That's £850 moving fee, £150 materials (includes insurance). We're Surrey/London border, so your quote sounds excessive.

these moving prices are crazy! We have been quoted £635 - (smaller van 2 trips) or £785 for bigger van 1 trip by the one removal person who I've been able to even get to quote me. We are moving 2 miles up the road so not sure what impact that has.

And thats for a 3 bed in Manc.... if we can exchange and get him to take our booking that is...

I use a man with a van. For my last move, I packed everything myself, moved as much as I could over the course of a week or two, and then the man with the van finished the job. It cost probably £800 all in.

I'm in greater London.

These are last minute prices though, not prices from earlier in the year. We called 35 different firms and no one has availability because every man and his dog needs to move at some point in the next 7 days.

We had a few movers advise us to stay on using a licence to occupy as they didn’t have availability before the 6th July.

So sorry to hear that @Panda2021 - that's absolutely dreadful.

We've gambled with booking our removals to try to get our preferred date. (£860, London to Herts, 1-bed house to flat, for anyone comparing costs right now). We're ready for exchange, but our solicitors need confirmation from the lender that the money will be sent, which they may not get until tomorrow.

Apparently it's because there's such an enormous number of requests, we're essentially in a queue, waiting for the lender to read the solicitor's certificate of transfer and then agreeing to send the cash.

So we'll (hopefully) exchange tomorrow and complete Monday, but it's very much in the air and down to that one thing.

Fingers crossed for us and everybody else waiting...!

I rand up the local hire place for a van, and before I finished saying anything other than the words “I would like to hire a van...” the lady cut in with I’m very sorry we have no availability until July 7th luckily booking for the 9th for the weekend. It’s amazing the knock on to all the other services....

Oh @Panda368 that's awful I'm so sorry. We had the same a couple of weeks ago so I can really relate to that feeling - it was like someone had taken the chair from underneath me when I got the call. In my case it does look as if all may not be lost, but we've obviously missed the SD deadline whatever happens. Hopefully something even better catches your eye ASAP

@snazzlebee we have had basically the same update from our solicitor - our buyers solicitor is basically spending all her time on hold to the lender trying to get confirmation and then i think we can all proceed.

So it could be any time.
Our solicitor has requested funds from our lender who she seems confident will be quick.
She has also said she thinks it will be today and has just told me to buy our insurance starting from today so I have everything crossed.

The seller has not given a reason despite being asked of course and refuses to engage to enter into any negotiations to try and convince them otherwise.

For all those waiting on lenders - is it worth comparing notes on how people are getting on with different lenders?

Mine is with Skipton and solicitor made request last Friday, didn't report difficulties. We just had a saga with the actual mortgage offer going missing. All being well we are set to complete this Friday.

Also thanks for everyone who has posted moving quotes. Its useful to get an indication. I'm in rented so haven't booked yet but would really like packing service if possible. Last time I moved 6 years ago it cost me about £250 for two men and a van to move around the corner but expecting to pay a lot more this time.

To all those booking removers, we had to go with a man and van in the end....as all others booked up well unto July. Its cheap which worries me as I'm not sure about insurance etc!!! Have no choice now but to go with it...and my husband is also hiring a van to go with it...
I would keep trying with the bigger movers, sometimes they have last minute cancellations....Good luck everyone....

Mine is with TSB. Solicitors asked for funds to be drawn down on Monday. I imagine they must have sent the certificate the same day. She doesn't expect to hear back until tomorrow, but did mention Friday as a possibility too...

I wish I knew more about how this part of the process works, but my Googling hasn't really come up with much.

Been watching this thread for a while!

Our new mortgage is with Halifax. Solicitor requested draw down about 8.30pm on Monday and by lunch time yesterday she could see it was approved. She logged into a online system to check rather than having to be sat on hold for hours.

Waiting on buyers confirmation form their lender now!

Game over here. Having been repeatedly lied to by our buyers, the final straw has come through that despite a promise of exchange every working day since last Thursday, the solicitor at the bottom of the chain (one who is ‘too busy’) hasn’t even prepared the conveyancing report.
