Support thread - the countdown to June 30th.... will we /won’t we make it???

So next week is June and the date is looming large! Wiltshire council are being particularly slow and searches not due back till 14th. Offer accepted early March.

36 days and counting between me moving house and a new kitchen and me moving house and saving hard to buy a kitchen in about 2 years time.

Anyone else being to feel the desperation kicking in just to all it all done and dusted!

I think maybe they can send the money back, might be a small charge but worth it to cover ourselves??

@Whenwillthishappen I wish I had your solicitor! I'm going to email mine about this this morning (I doubt I'll be able to get her on the phone). Not sure if she'll go for it, that's why I'm trying to find out as much as I can beforehand. I'd be happy to risk a small charge for the sake of meeting this deadline!

@GrapefruitTsunami this was our thought too. We are very close to exchange, all contracts signed just waiting on bottom solicitor to get arse in gear. Not sure if he would have done it if there were lots of outstanding issues. How close are you to exchange do you think??

@GrapefruitTsunami no my solicitor didn't mention risks. But the risk of the sale falling through completely is very low. We have all searches and queries done etc and vendor and I are both motivated, there's no chain either side.
I guess in the unlikely event something went wrong it would happen after funds have been requested but before they have actually reached the solicitor. So not sure if you can cancel at that point still?

My situation sounds very similar to 10YellowTulips: no chain, all searches etc done. I don't really know what's stopping us exchanging now tbh! Probably just the sheer amount of work they have on.

I'm going to suggest this to her. Let's see how it goes...

Our solicitor told us the risk was if the funds are requested and the dates change it can cause a delay to exchange - I think once they have the funds they can only hold them for so long before sending back so they need to receive them on the correct day. I pointed out that any delay to exchange is irrelevant after tomorrow!

My sellers have just told me that they almost definitely will have to miss the deadline by a couple of days.

If this happens, I am out. My solicitor has informed their solicitor. Perhaps it will put a fire under them. If not, I have to start this whole process again. Bugger bugger bugger

@gelatodipistacchio that is painful. Hopefully your sellers get their asses in gear after that! Do you just not have the spare funds to cover the stamp duty?

@GrapefruitTsunami I feel like that - I just want to be in my new house and dont care so much when.

I have a pretty strong suspicion that the people at the bottom of our chain are actually stalling so we don't complete in June as the stamp duty break doesn't affect them and removals and everything is so super busy at the moment!

@Panda368 I have just gotten an effective pay cut and the entire premise of the sale was that we would complete by 30 June. I have done all I can to move things along and there is no way I'm going to put myself in an uncomfortable financial position because they couldn't get it together in time. They assured me from the start that their onward purchase wouldn't be a problem.

That said, I am gutted. I do hope that we can manage to pull it off.

@gelatodipistacchio I feel your pain.stick to your guns, why should you pay because of the incompetence of others?? We are going to do the same, if it's not going through we will pull out. We have been ready for months!! Good luck fingers crossed

Hi all, I am in a position where I may need to break the chain, and stay with folks for a while after my Sale (hopefully proceeds). Some issues around place I was hoping to purchase. For those that have "broken the chain", I understand the risks around property prices possibly rising in future etc, but I am also thinking of the pros (I will be chain free with a very large deposit), however does this impact ability getting a mortgage? My solicitor said "your mortgage is only for this property" (which I understand) "and you may not get a mortgage in the future".....I did have a mortgage AIP before I started house hunting and I understand no mortgage is guaranteed. But surely this is a low risk? I mean, I could lose my job, become seriously ill etc etc etc. But surely, not getting a mortgage in future is not a reason to proceed with a purchase now? Surely loads of people have gone into rentals after chain breaking, does not mean they will never get a mortgage because they didn't proceed with a purchase.....

So talk about last minute. The buyers at the bottom of the chain have finally pulled their finger out and proposed completion date of the 30th.

Talk about cutting it fine! I feel sick.

We are now waiting for a piece of paper from a management company we hear and then we are good to go. They are due to send over at 230pm, will exchange happen this afternoon I wonder???? Or is all too last minute, who the hell knows....!!!

Exchanging today (after weeks and weeks of waiting and chasing) for completion on Friday....! Anything I should worry about between exchange and completion??!!

@areyouhavingagiraffe your solicitor is being dramatic. If you find a new property quickly you could even transfer the current mortgage offer over. My first vendor pulled out and I transferred the mortgage offer to a new property. I just had to fill in a short form, provide a new lot of bank statements and the building society did a new valuation. The whole thing was sorted in less than a week.
Check what the expiry date on your mortgage offer is and/or speak to your broker. You may be able to do the same.

We've just exchanged today too, for completion on Monday.

@Emmajane88 my understanding is that there's very little risk of not completing following exchange, as the buyer would then have to forfeit their deposit, which rarely happens.

You need to start a buildings insurance policy on exchange of contracts @Emmajane88
Your solicitor will have (hopefully!) advised you on this. It was on our paperwork...., somewhere.
I've just done our quotes in anticipation of exchanging today. I'm doing contents too as works out cheaper

I keep doing the same @HumourReplacementTherapy and I don’t think I’m near the end. 🙈 not sure what I’m waiting for to be honest, no one will tell me!! They just keep saying ‘oh I’ll need to chase seller/buyer solicitors…’ so who knows! 🤷🏽‍♀️

we now have the fun of finding movers who wont accept a booking unless we have exchanged.. and we don't have a date for exchange just a date to complete...
