So next week is June and the date is looming large! Wiltshire council are being particularly slow and searches not due back till 14th. Offer accepted early March.

36 days and counting between me moving house and a new kitchen and me moving house and saving hard to buy a kitchen in about 2 years time.

Anyone else being to feel the desperation kicking in just to all it all done and dusted!

Monring!Can anyone enlighten me what Does exchange mean in reality? We finally have all paperwork that was outstanding and the buyers are signing the contract to our house today and then we are to sign for both sale / purchase today/ tomorrow. Is that exchange?! Or is it once all chain have signed. Hmmm

Not looking good for us… already had an email from the solicitor saying it’s looking unlikely. And all because the seller at the top won’t agree to a date in June 😢

@Panda2021 I believe exchange is when everyone has contracts ready, and then the bottom solicitor calls the one above and the agree they details, and then they call the sol above them etc etc all the way up the chain and then back down again by the end of the day

I am waiting to hear any news but currently nothing, time ticking on. So hard waiting, we have had all our paperwork and contracts signed since May 1st, our buyer the same, we are waiting for catch up from the buyer at the bottom of the chain....but their solicitor is being very quiet which makes me worried....

Good luck all! Our issue has been referred back to the lender (they took 12 days to respond last time) so not looking hopeful for us either. If we miss deadline by a week or two id be fuming. Id rather not pay stamp duty than have the house price reduced.

Is there any way we could ask the seller to pay stamp duty but keep the house purchase price. Can I ask the seller for the stamp duty cash rather than price reduction.

Radio silence here from all other parties. Stress level not helped by the EA for our unrelated purchase chasing to see if we’ve exchanged despite the fact our offer was only accepted last week. Trouble is as it went to best & final unless we are chain free soon they may go back to the under bidder 😓

nothing from anyone on our side either. @Whenwillthishappen it sounds like you are in a very similar position to us.

Everyone ready to go but bottom of the chain creating a big hold up for some unknown reason

Yes @Panda368 exactly the same. Am gutted as we have been ready for weeks!!! Very cross with solicitor at the end of the chain as they are not communicating at all. If we don't exchange by weds the chain will collapse and we will be unpacking the boxes in our house......

I don’t understand this point about needing to exchange by this Wednesday? People have been known exchange and complete on the same day, so I’m not sure why this is different.

@coffeequeenindevon I think it’s because lenders are saying minimum of five working days to drawn down from mortgages because everyone is so busy.

@coffeequeenindevon we have a mortgage to draw down from Barclays, and the latest we can request that is weds for completion by 30th. If I didn't have a mortgage to draw down it would be much better!!!

Oh my goodness we have finally exchanged! Monies are on their way for completion in an hour or so. Removals have cleared the house so we are frantically cleaning. So so tired but can't wait to be in our new house tonight.

Hope everyone waiting for good news gets it today. We've had the most awful 11 months - never thought we'd get here.

Yep same here, our lender needs 5 days. Although, our solicitor has just announced that she would want to request funds today in order to be confident of exchanging on Wednesday, which is news to me

This thread has prompted me to send another email to the seller, subtly suggesting that they put in the request for mortgage funds asap if they are able.

My sense is that they are getting poor advice from a very cheap/low quality conveyancer, and I would be gutted if that is what killed the sale.

I was so chilled about everything until today! But now the anxiety is really setting in

We are due to complete our sale a week today (28 June), however our solicitor is waiting for the buyers buyers buyer to confirm they can meet this target. As such, we haven't exchanged yet. Will we still be able to complete on time?
