So next week is June and the date is looming large! Wiltshire council are being particularly slow and searches not due back till 14th. Offer accepted early March.

36 days and counting between me moving house and a new kitchen and me moving house and saving hard to buy a kitchen in about 2 years time.

Anyone else being to feel the desperation kicking in just to all it all done and dusted!

@SpnBaby1967 our solicitors have drawn the mortgage down for the 25th but not exchanging till the 28th. I think they are trying to avoid any last minute issues.

Congratulations to those who made it today 🥳🥳

Panda368 · 18/06/2021 19:05

I’m so hacked off with this whole shitting process.

Still no updates despite the threat to re-market if we didn’t have dates by end of today/Monday.

Not a squeak out of our solicitor since Wednesday.

I hate them all including DP who is actually serious about pulling out if we don’t have answers by Monday. After everything I’ve put into getting this all sorted I can’t face starting again.

Ccoffee217 · 18/06/2021 19:31

@Didicat huge congrats!! I know you started this post and it was me and you at the start 😅 we are so close and praying for exchange Monday or Tuesday. Enjoy your eve!

Gettingonabitnow · 18/06/2021 19:37

@Panda368 I hear ya. Why Monday as cut off though, is that the last date for exchange to meet the stamp duty cut off?

Panda368 · 18/06/2021 19:50

@Gettingonabitnow Monday isn’t deadline for exchange it’s to actually get a date set to exchange and complete.
There seems to be significant pissing about at the bottom of the chain and our buyers seem to be very passively sitting on their hands with no particular sense of urgency to sort anything out.

So I just wanted to give them all a kick up the arse and let them know we are ready and won’t be waiting forever.

Gettingonabitnow · 18/06/2021 19:52

@Panda368 ah I see. You do right, it’s getting really tight now. We are breaking our chain and have set completion date for 3rd July, I’m panicking our sellers are going to suddenly move quickly and say we need it all done by 30th or it’s off. SO STRESSED!

Didicat · 18/06/2021 20:29

@Ccoffee217 hope you get sorted soon with the exchange, must be so much more stressful in a longer chain. Sending you positive vibes. Hope you manage to fit in sometime destressing ready to tackle next weeks trials and tribulations.

I've just caught up on all of yesterday's updates - huge congrats to @Porridgeislife @Didicat and @Cocoaone on your exchanges!! @coffeequeenindevon I cannot believe your username is a decoy - I used to live in Devon and was wondering where your place might be the other day Grin We have now officially moved in - just woken up in new house. Yesterday was chaos - even the removals company who sent the wrong size van so our stuff wouldn't fit in it, but it's done now thank God!!

coffeequeenindevon · 19/06/2021 10:19

Congratulations @Dinosauraddict! Please it went well (eventually) & sorry about the decoy 🤣

My kids have gone away for the weekend with my parents ostensibly so we (I) can get in with packing and moving into storage. Reluctant to do so given we didn’t manage to exchange yesterday so I am sitting watching Fixer Upper and drinking coffee.

Didicat · 19/06/2021 11:09

Congratulations @Dinosauraddict what was the property like when you moved in? Glad you managed to get moved ok..... I’m not sure how people who move every few years do it!

We are going to B&Q to look at paints..... it’s very exciting!

BrieCrackers · 19/06/2021 11:39

Well we didn’t exchange on Friday. Our solicitor just found out there’s a HTB ISA that someone needs to redeem so that will probably push us back to Friday for completion. Our house is still getting packed and stored on Monday though so we might just be camping out with family for a couple more days than anticipated.

Congrats to everyone who made it over the line the last few days!

Didicat · 19/06/2021 11:59

@BrieCrackers how annoying that they haven’t been proactive enough to have redeemed it already!

Hope the packing goes quickly.

Does anyone know if it's now still possible to exchange and complete before June 30th, like how long does drawdown of mortgage funds take etc?
We have been told our buyer is printing off and posting back contract on Monday, so will be received by solicitor tues, I'm guessing this is impossible now 🙄

Hope so @Ccoffee217 We haven't exchanged yet, quite a few on the thread haven't. We are supposed to be completing Thursday! We don't have a mortgage, but our vendors do. My solicitor is all ready to go, has our funds so I'm hoping we exchange Monday. Why haven't they signed the contract 🤷🏻‍♀️ We signed ours ages ago, just didn't date it. Fingers crossed for you.
Ccoffee217 · 19/06/2021 17:11

@HumourReplacementTherapy best of luck for Monday! Thanks for the quick response you've put my mind at rest a little bit! I googled how long draw down of mortgage funds and it said up to 10 days but I'm guessing it can be done in as little as 3 if your solicitor/agent/vendor's solicitor hasn't said completing on Thursday isn't impossible 🤞
It's so hard to know what to think now, keep getting our hopes up and then our agent gets all negative and makes us feel it's impossible again 🙄

Ccoffee217 · 19/06/2021 17:13

And yes, we did the same signed it ages ago without date, it's been 5 months since we accepted their offer so god only knows why it's not signed and will be done on Monday. Old school solicitor maybe!? We are offering to pay same day delivery for them it's getting so desperate. I'm struggling mentally with the fact we might and probably will lose £6750 ☹️

peonies · 19/06/2021 19:07

@Potterurotter OH told them it was ok but I’m not sure he realised how much it would be. Today it was a van full of IKEA flat pack furniture!! Front room and dining room are now full of someone else’s furniture! 🙈

Livingintheclouds · 19/06/2021 19:17

I viewed the knotweed house. It's fine, and the knotweed one little stem. I've put an offer in and adked if I could buy the searches and full structural survey off the buyers who dropped out. I'm a cash buyer and as all the forms and paperwork would have been pretty much done for the last people, bar looking at the knotweed guarantee, dare I hope I may still make the deadline? Back in the 80s when I bought my first property you could view a property on Saturday and be ready to exchange five days later, even with a mortgage!

Potterurotter · 19/06/2021 20:09

@peonies jesus wow you are very accommodating today a letter arrived and I’m certain it’s a letter addressed to our buyer and she’s had it posted here! I’m sort of pissed off but also in awe of the brass neck of some people!

Finallygrowingup · 19/06/2021 20:34

It is possible. We were only emailed our contract on friday (before lender came back with last min conditions). We were going to exchange and complete same day. There is a cut off for when sols request the money from lender and each lender has a diff day. I think most are 23rd but some are 25th

Whenwillthishappen · 19/06/2021 20:36

I cant believe I have only just found this thread!! I am in the same position as everyone here and sooo frustrated. I cant eat or sleep as I'm too stressed. We are in a chain of 3 and everyone is ready to exchange (and has been for last 2 months) apart from solicitor at the bottom who has gone on leave!!!!! We need to exchange by Wednesday otherwise we can't draw down our mortgage in time....no one seems to understand the urgency!!! We are speaking to our solicitor daily on why this is taking so much time.

At least after weds one way or another I will get my life back, I am literally in limbo here and I can't take it!!!!

This is good to know!! We are hoping to exchange Weds 🙏
BrieCrackers · 19/06/2021 21:18

@Ccoffee217 our solicitor requested the funds last week even though we haven’t exchanged yet. I don’t think they like doing it but they’re trying to make sure we complete before the 30th. We’re expecting to complete this week sometime.

Panda368 · 20/06/2021 08:06

I’m already stressing about what updates or no updates I will get tomorrow.

Dreading next week. I’m going to propose completion of 28th as this is pretty much the last date I think can work for us.
