So next week is June and the date is looming large! Wiltshire council are being particularly slow and searches not due back till 14th. Offer accepted early March.

36 days and counting between me moving house and a new kitchen and me moving house and saving hard to buy a kitchen in about 2 years time.

Anyone else being to feel the desperation kicking in just to all it all done and dusted!

@coffeequeenindevon that’s naughty of the agent, they should have done further due diligence on the buyer, although not helpful now I know. Sorry to hear all that.

Another stressy weekend here. Agents agreed with other agents to move completion to 30th, which I cant help is good because it means they're trying to cram it in, but we still need to exchange and just waiting on a couple of loose ends.
I've been working from home today and can barely concentrate, the adrenaline is real!!!

@coffeequeenindevon that is just so annoying, I feel for you.

Things are moving along here, the last search has arrived and the contract is in the post and should be with me tomorrow. So all being well we will exchange Monday and complete Friday. That still allows 3 days leeway the following week for things to go wrong. A few weeks ago Ii would have shuddered at the thought but now I feel like that's almost comfortable. Funny how your perspective changes Grin

I also just managed to secure a Luton van, called and a cancellation had happened today. The moving gods have smiled on me today, which shows that there is hope even when things look hopeless!

I would be absolutely fuming if I were you @coffeequeenindevon Beyond rage. How close are you to telling them to shove it?

Thanks for the support. I wish system was mire like the American one, offers are binding and there's an agreed timescale.
Unfortunately this loss comes after my first one where the seller decided he did want to buy (rather than rent as I had been told) and I lost patience after waiting almost three months. I spent about £2300 then too on searches, fees and survey.
I am moving 70 miles for my daughter's schooling. I have oy distant relatives, none in SW London where we are looking. I also have dogs. I've looked at renting but not only is it extortionate but haven't seen one that will take two dogs, nor one that will do less than a years lease. I do not want to spend £20k on top of the almost £5k I've just spent and the £2,400 I'm currently spending on a airbnb which was to bridge us between my sale and purchase! It will go up to £1,200/week once we get to school holiday time. I've got a viewing tomorrow but my hesitation is it has Japanese knotweed (under treatment with ten year guarantee). I'll be posting about that in it's own thread!

We have exchanged. Phew. I had to get quite bolshy with everyone involved but it’s done and across the line. Completion on 29th.

This week has been so stressful!

@Cocoaone - very close indeed to telling them to shove it but our onward purchase albeit unrelated went to sealed bids so I’m wary of losing that if we end up going back on the market. I have, however, told the agents that if we don’t complete as planned I will not only refuse to compensate our buyers for the lost stamp duty saving but also increasing the asking price by £3k to cover costs incurred.

@Livingintheclouds, we nearly bought a house with Japanese knotweed in SW London a few years ago (there’s a lot around here - yes, my username is a decoy… 🤣). In the end we walked away because whilst it was under treatment it had spread under the public path and Wandsworth council wouldn’t confirm the treatment was covering that so the risk of it coming back was too high for us.

Hurrah we exchanged!!!! The other side solicitors kept us waiting and waiting up till 10 minutes for the deadline! Ignorant twats!

Completion Monday 28th, but will be painting and cleaning etc for the first week with the actual move the weekend of the 10th July.

@Porridgeislife congrats I got very bolshy and stroppy with the estate agent at lunchtime.

@coffeequeenindevon I understand your frustration as the people we were buying from claimed they were not chaining the two properties together until they changed their minds on Tuesday Angry

We've just heard all funds are finally with relevant solicitors so unless something drastic happens we are on for exchange and completion on Monday 🤞🏼 Busy packing weekend ahead

Oh so glad to have found you all! Gives me hope seeing other people exchanging.

Our buyers have had actual furniture delivered to the house even though we haven’t exchanged yet! They’ve been bullying us to break the chain for weeks, I think they’re decided to ignore the process and move in through brute force Hmm

We’re waiting on someone dilly dallying over dates at the top of the chain…Fingers crossed for good news on Monday

Today completion date of 29th was proposed, hopefully everyone in agreement with it will find out feedback from dh when he is home.

I should feel really happy but can’t help thinking until the keys are in my hand I darent get my hopes up. God knows if we will get removals

So happy for those who have exchanged. It must be such a relief. We are hanging by a thread. We have contracts signed and in flight back to solicitor BUT our house has subsidence (within last 5 years) and although there is a certificate of structural adequacy the lender has asked for guarantee to be transferred. Except pf course there is no guarantee so we are at a deadlock. This is too stressful!

After being told on Monday that it would be unlikely we’d be able to complete in time, our solicitor emailed yesterday morning to say that seller’s solicitor had proposed exchanging today, with completion next Friday. We got really excited and sent over our deposit, and now today we’ve heard nothing Sad

@Livingintheclouds I am so sorry, and believe me, I understand.
We are also in rented accommodation after a sale fell through (haven't exchanged on this one yet either!)
Like you, we found there was very little on offer (everyone was selling up and moving into rented) and it was a minimum of 12 months.
I wonder if this might help at all?
We came to an arrangement with the landlord and paid 6 months upfront. (Ouch) but with a clause to say we could leave at 6 months if new tenants were found and we covered the Re letting fee. We had no other option. The agent was the one we sold our house through and agreed to go halves on the Re letting fee.
In reality we've needed it for 4 months anyway.
The dogs, I know are difficult we only have a cat and done wouldn't take them either.
The bloody 'it wasn't meant to be' 'dream house around the corner' well wishes have no idea what the property market is like.

I had a proper full on meltdown yesterday when I thought our money had been intercepted by fraudsters Sad
First I had a problem at the bank with the CHAPs payment. The solicitors name one the print out you have to sign to say it's correct, was spelt incorrectly. (Two T's not One) probably fine as account numbers all ok but when you're sending 100's of thousands ....... Shock I was in there ages!

Then about 3 hours later I got a fraud alert text on my phone. Fell to bits and started shaking.

It was for bloody hospital car park TWO days earlier

Aggggghhhhhhh!

Anyway. Monies received by solicitor yesterday.
Not exchanged yet though.

I cannot believe the level of stress you are all still going though! The system in England is just mental, it should not take this long and have so much back and forth. Kind of wish it would be agreed that all parties, solicitors too, gets on a video call and hashed out all queries and issues in one swoop!

Today we heard from our mortgage provider saying the mortgage draw down has been requested. States completion on 24th, but we're completing on 25th Hmm still. No big deal I suppose. After such a nightmare journey (and ours has only been 2 months!) I still have this dread pit in the bottom of my stomach that it'll all go tits up at the last minute.

Final push to pack this week, most stuff is done bar the kitchen stuff and bathroom stuff.
