Support thread - the countdown to June 30th.... will we /won’t we make it???

Didicat · 25/05/2021 11:40

So next week is June and the date is looming large! Wiltshire council are being particularly slow and searches not due back till 14th. Offer accepted early March.

36 days and counting between me moving house and a new kitchen and me moving house and saving hard to buy a kitchen in about 2 years time.

Anyone else being to feel the desperation kicking in just to all it all done and dusted!

Just spent an hour on the phone to our broadband supplier, they are overwhelmed too.

Any news @coffeequeenindevon?

coffeequeenindevon · 17/06/2021 17:32

Looks like we are back on track and could exchange early next week. Now working to 28 June so at least have a date. DH has pulled together a list of change of addresses and notifications we need to do. Runs to 67 items, most of which we can’t risk doing until exchange. Must admit it hadn’t occurred to me that the utilities providers would be super busy too.

Porridgeislife · 17/06/2021 18:32

We made grudging progress today. We secured a rental & paid the holding deposit, and it’s available now so we don’t have to go into temporary accommodation/storage Star

We are so close to exchange. It’s been dragging on for 48 hours. I’ve been assured it will happen tomorrow.

Still don’t have movers & I’m thinking we are just not going to be able to get them now. Fortunately we are moving out of a lower ground flat so we’ll have to get a bit creative.

Dandelionrarrrr · 17/06/2021 18:47

Would you believe it, our buyer walks into his solicitors with his signed contract at 4.30. He calls the EA to let her know. He said he hasn’t transferred the deposit as nobody asked him to (?!). He said he could do it tomorrow.

When asked what happened he said he didn’t want to be rushed, then in the same breath said he wants to complete ASAP.

I don’t trust him, so I’m not as excited as perhaps I should be. I still don’t think it will happen. Slightly better mood than I was earlier though.

Just ridiculous. I feel so bad for everyone.

Funny because I barely remember the house now plus my husband and I didn’t view it together had to see it separately.

What madness. Spend more time shopping for shoes or a car

Cocoaone · 17/06/2021 19:49

I logged into my online mortgage tracker and can see that the solicitor has requested the funds 🙌🏽

I've sorted the house insurance this evening and sent that to the solicitor in case he needs to provide evidence to the mortgage company.
I've also set up Mail redirection to start - tempting fate or super organised?! We'll see...

We will need new cables laid to the house for broadband - fully prepared to have to wait ages for that. I think we'll get a monthly payg 4g hub thing, should allow me to work from home. If not I'll have to go into the office or to the inlaws to work!

@Dandelionrarrrr fingers crossed the deposit to land tomorrow!

@Porridgeislife - excellent, that's one less thing to stress about!

@coffeequeenindevon - same - refusing to officially change address or contact any utilities until we are sure. At least with the mail redirection I can log on and change it

@BlueFishRedFish - try to think positive. Aiming for 28th still gives you two more days in case anything goes wrong. It will be fine breathe 😁

Panda368 · 17/06/2021 19:52

That’s semi good news @Dandelionrarrrr some people are infuriating though and have no sense of urgency.

We had a partial update from our agent saying that the solicitors at the bottom of the chain are now happy with the indemnity but have to revert back to the buyer for their final agreement. So now it’s all in the lap of the buyer at the bottom of the chain. 🤞

I’m feeling more hopeful but won’t get excited until we get final confirmation that we are finally all set.

Livingintheclouds · 17/06/2021 21:10

So after complete silence from vendor for last month finally his EA, back from holiday, got an email. Basically the seller has been ill, has had lots of tests but feels his health is too uncertain so is putting his sale 'on hold'. The EA is trying to get clarification on what exactly that means, but to me it means I've wasted another £2300 with nothing to show for it. We are in an expensive holiday let, and if another person's says 'it wasn't meant to be' I'll throttle them. Also suggestions I just take this as a sign I'm not meant to move to London, after I've already sold our house and paid a terms deposit on the new school, can really think about how helpful such comments are.
So now I'm back to looking again, and have one house lined up for Saturday, one for Monday. I do not live on the mainland so it's not just a matter of popping down the road, and worse I was in London for two days this week looking at kitchens when I could have been viewing!
We are homeless in less than two weeks.

Potterurotter · 17/06/2021 21:17

Not a positive end to the day for me. Seller threatening to put house back on the market as says our sale is delayed. We are doing everything we can and are returning the signed lease extension paperwork tonight, solicitor asking for something that doesn’t exist from RMC insisting on a LPE1 form although has got management pack. Grrrrr

JaffacakeJanine · 17/06/2021 23:37

Oh god @Livingintheclouds, that's so irritating from your vendor AngryAngry The selling process in this country is appalling, I really feel like the sellers in this case should be the ones responsible for searches and surveys and have that info upfront to avoid the costs sunk into the process! I hope the vendor at least gets some sort of penalty for messing you around. So sorry about your situation.

JaffacakeJanine · 17/06/2021 23:38

Update on my situation, the vendor's solicitors messed up on the HMLR application so it's returning back to them for clarification...more precious time wasted! Me and OH are peering into the nooks and crannies of our bank accounts to be able to afford the sale plus stamp duty (pretty much resigned to that now) so irritating despite constant chasing since January!

Congrats to y'all who have managed to push the sales through! Genuinely glad that some are making use of the holiday even if we can't Sad

gelatodipistacchio · 17/06/2021 23:46

How did I not know about this thread?

I am one of you. Agreed sale in March, I have pushed forward with everything, now the sellers have some sort of delay with their onward sale. All I hear from them is that they have everything crossed. They are very sweet but occasionally I wonder whether they are as proactive as they might be!

Dinosauraddict · 18/06/2021 06:01

Welcome @gelatodipistacchio! Sorry so many people seemed to have bad news and frustrations yesterday but as today's Friday hopefully our group can push some more exchanges over the line! We complete today - removals are due at 9am and we haven't yet finished packing. Need to ship DS off to nursery at 8am before I can do things like his bedding/blackout blind etc! Time is ticking here!!

Gettingonabitnow · 18/06/2021 06:13

Wow good luck @Dinosauraddict!! What an exciting day.

And some other good news stories yey!

For those who had less good news (like me) I feel your pain, it’s so hard. It’s the first thing I think about every morning, the bastards!!

coffeequeenindevon · 18/06/2021 06:13

Exciting day @Dinosauraddict - good luck!

Welcome @gelatodipistacchio!

Dinosauraddict · 18/06/2021 06:39

Thanks @coffeequeenindevon and @Gettingonabitnow - fingers crossed all goes to plan!

Cocoaone · 18/06/2021 06:56

Massive good luck with the move @Dinosauraddict! Hope all goes smoothly x

@gelatodipistacchio Welcome! Oh if only 'fingers crossed' was enough!

I hope yours settles down @Potterurotter You can only do what you can do, as frustrating as that is

@Livingintheclouds I have no words. As others have said - it makes so much more sense for the financial burden to be on sellers to have searches and surveys done, to prove they are committed. Otherwise their costs run to a couple of hundred pounds at most to secure a solicitor to act for them. Our system is so broken. Can you rent? Do you have family you can stay at? I can't imagine the stress. Sending you hugs x

Didicat · 18/06/2021 07:40

Welcome @gelatodipistacchio

Hope it all goes smoothly @Dinosauraddict

@Livingintheclouds sorry to hear about your predicament - The process is just crap! What an absolute “insert chosen swear word here” stringing you along for so long! We wasted the same amount on our first aborted buy, then rental costs for a year..... it’s so wasteful and feels set up to fail!

Panda368 · 18/06/2021 08:22

I feel like I'm playing Agent/Solicitor pinball with my chasing at the moment.

So sick of this whole process.

Best of luck to everyone hoping to exchange today - I wish it was me!

Mumelie · 18/06/2021 08:34

Best of luck today @Dinosauraddict - you must be so relieved.

I've had my head down packing the last few days - most of the house is done now. We hope to exchange today - or at least have the funds in place for exchange & completion on Monday. There have been some monumental screw ups from our buyers and their solicitor so I really do not know if this will happen. Sadly Monday is now our deadline not the 30th!

Only been at this since October last year - living in limbo with a high state of uncertainty now seems normal!

Good luck to everyone hoping to exchange today🤞🏼(this is now my most used emoji 😂)

Panda2021 · 18/06/2021 09:01

@Dinosauraddict amazing !! You are almost there, best of luck today!!!
@Livingintheclouds so sorry your in this situation, our system is so so faulted and unnecessarily adds so much stress!!

To all those hoping/ wishing/ praying for some progress today I am right there beside you, we need our purchasers mortgage offer to come through today if we have any hope of meeting the end of the month. Realistically if they don’t have it by Monday then game over as banks require a weeks notice to draw down funds, it’s all so stressful and the people above you are extremely anxious and stressed too. I feel for the estate agent and solicitors as they are being hounded but at same time we all want our houses to go through!
Ahh in the meantime I’ll continue to stare at boxes and keeping packing!
Let’s see what today brings us all, wishing everyone a good day regardless of the situation we are in!

Cocoaone · 18/06/2021 09:13

@Mumelie fingers crossed you exchange today!

@Panda2021 - do they know what the hold up is with the mortgage? Or is it just a paperwork thing?

Our mortgage tracker says funds are now ready for release. Just waiting on the transfer form from the sellers to arrive at the solicitors and hopefully we can exchange today 🤞🏽

Panda2021 · 18/06/2021 09:21

@Cocoaone apparently the bank have confirmed they have everything they need they just need to release the offer. The application was started 8.5 weeks ago which is a very long time though as the purchaser runs their own business this seems to have caused the extra delay. As I understand the solicitor receives a paper document that is posted so I am v worried it won’t arrive in time! Ahh we have gotten over so so many much more complicated hurdles to get this far it’s so crazy that a mortgage offer is what is holding everything up!!!

Panda2021 · 18/06/2021 09:22

@Cocoaone hope that form arrives for you today and you can exchange!!

Didicat · 18/06/2021 10:18

I considered doing a headcount and seeing how many graduates we have, but have decided against as I am betting it’s too depressing!

Had to reconfirm I still wish to exchange...... bloody hell I hate waiting......

@Dinosauraddict how exciting, good luck!

@Livingintheclouds that sucks. Hope you find a new property that is better than the first so it's all worth it. Which part of London are you looking in?

@Panda2021 sounds similar to my issue. Mortgage offer mas made end of April but the solicitor's copy of the offer went missing. It finally turned up yesterday, I still don;t know what the problem was.

Things are looking more positive here - the missing mortgage offer has appeared. We are still waiting on one more search which ought to turn up today. If it doesn't, then apparently I can take out an indemnity policy. Plan is to exchange Monday or Tuesday and complete a week later but I'm waiting for my solicitor to send me the contract and bank details.
