Support thread - the countdown to June 30th.... will we /won’t we make it???

So next week is June and the date is looming large! Wiltshire council are being particularly slow and searches not due back till 14th. Offer accepted early March.

36 days and counting between me moving house and a new kitchen and me moving house and saving hard to buy a kitchen in about 2 years time.

Anyone else being to feel the desperation kicking in just to all it all done and dusted!

Some good news and bad on here it seems!

Well we are out of June. Official. And also homeless it seems by the end of June! But we can’t risk losing our buyer. Going to have to call on family but that will only be manageable for a few weeks x

@coffeequeenindevon it baffles me that problems with finances and mortgages can happen so late in the day. Fingers crossed it's not bad news for you though

For us - EA has spoken to seller and they said they've returned the form by recorded post today. So hopefully exchange should happen tomorrow, solicitor can request funds and we can complete on 24th

From the high to the low.

Turns out I entirely miss-read our solicitors email with the proposed date of 24th and it was actually our sellers who proposed this.

Our buyers just bounced the proposed date. I wish we'd never gone with them and had gone with someone chain free.

@Gettingonabitnow could you afford to rent an Airbnb for some of the gap and take a holiday to relieve some of the pressure of staying with family. I think I could even be tempted to camp for a couple of weeks just so I could have my own space.

@Panda368 people really can be the pits! Can you get your estate agent to earn their fees and chivvy (give them a boot up the arse) and get a move on!

Our solicitors has come back and said do we want to put a rider in if we don’t complete by the 30th I am assuming it adds an additional penalty clause?

@Didicat after a shitty email to our agents basically saying WTF it turns out its our buyers buyer who are the ones being dicks and are now refusing to accept an indemnity on a second rent charge,

apparently this is the second one their solicitor has refused. Ultimately I think we are now at the point of total chain collapse or we will be completing next week.

@Panda368 I’m so glad that the house we are buying is out 20-30yr house it might take me that long to forget how painful a process it all is.

What are the buyers demands if they won’t accept an indemnity?

@Didicat no idea what the demands or alternatives are. Our agents have rung up the agents at the bottom of the chain to try and get them to weigh in and tell the FT buyers their solicitor is being ridiculous.

So I'm now waiting on an update. I think basically our buyers need to throw their toys out of the pram and say accept it or it's not going through.

I'm toying with offering something towards the cost of whatever their solicitor will be satisfied with on the condition we exchange on 18th to complete on 24th Im not sure if thats the done thing though

@Gettingonabitnow we thought we were exchanging yesterday, but for no fathomable reason the seller wants to delay till f*cking Friday with completion on 28th.

I want to give notice on the rental! I don’t mind having a few weeks overlap but need to do it before the 22nd so starting to feel really stressy!

So, boiler is fine, but you won't believe this. Agent is now telling us that the front of the chain are completely ready and a couple of small enquiries surrounding our sale and purchase are delaying things, so because the front of the chain are putting pressure on agent is seeing if the chain can break and our buyers move into rented and then our chain of 3 will complete later... like what the fuck!? So you're prioritising them and their need to beat the stamp duty cut off over us our need! Why can't the chain stay put and the last small enquiries get sorted and we all exchange together!?
DH has sent an email saying we may need to pull out if not making the stamp duty cut off so hoping this sorts things out but MY GOD THIS IS STRESSFUL!

PS has anyone every wondered if people in their chain are reading these posts? Or am I super paranoid!?

I think there should be a penalty to the whole chain if the stamp duty is missed so all parties are liable so the total amount is shared by all that would get the ftb who are being unreasonable and stalling for ridiculous reasons it would at least get everyone pulling in the same direction!

Agreed. I think someone mentioned earlier if this situation hasn't brought to light how flawed the buying and selling process is in this country then god knows what else would. It's an absolute joke, nearly causing nervous breakdowns I'm sure.
And it requires such aggressive communication and threats to get things done. I swear the agents just do what suits them best!

Agent never updated me and now their office has shut for the day…. Sigh.
So now I have a night of wondering and a call to their office first thing in the morning. A large part of me is thinking she has had an update and now doesn’t want to tell me what the update is.

Solicitor wouldn’t speak to dh until he threatened speaking to big boss and raising hell. She says it will be done before deadline but no date given. Couple of small enquiries from buyers outstanding to be sent through for us. God I just want to know a rough idea of when it can be done and I want it over with!!

Hi all, can I join in? We are buying a house in a very small chain (us > sellers > new build). Fortunately ours is less than 250k so it doesnt affect us but we're very keen to help out our sellers to get it all done on time so they save on the stamp duty.

Searches only got in last week and we havent yet had the report from the solicitors. However, they said it will be with us this week and that they've had a request from our sellers to complete on the 30th. All going well (but bearing in mind we havent seethe report yet) we have said all is ok for us.

Really hoping it all goes through in time for them. I have just drawn down our finds from our premium bonds account so we are completely ready to go, baring no issues with searches or queries! Their splicitor took about 3 weeks to get the draft contracts to ours, which delayed things quite a bit but hopefully it wont mean them missing the deadline. I cant wait to be in our new home- we lost a house last year and broke the chain to keep our buyers and stayed with family.

Well our whole chain have pretty much agreed a date of the 23rd but due to one solicitor being hard to reach we’ve been unable to get it agreed officially between the solicitors. Two of us have booked removals in anticipation though and if the date ends up getting pushed back our things can go into storage and we can live with family briefly. Oh the stress of it all!!

I have heard this afternoon that we will exchange tomorrow. The other side’s solicitor has promised they will exchange.

We don’t have removalists (simply can’t find any) and yet to secure a long term rental but at least we might have some certainty over getting out of here!

@Cocoaone we haven’t exchanged yet… this is the pre-exchange discussion but I am hoping we will exchange tomorrow or Friday anyway. Everything is moving so fast because we’re up against the deadline and our solicitor doesn’t want to have all her cases completing at the very end.
