So next week is June and the date is looming large! Wiltshire council are being particularly slow and searches not due back till 14th. Offer accepted early March.

36 days and counting between me moving house and a new kitchen and me moving house and saving hard to buy a kitchen in about 2 years time.

Anyone else being to feel the desperation kicking in just to all it all done and dusted!

@Panda2021

Sounds like good progress many of you which is great! We in a chain of four are just waiting on one search to come back- should be anyway but just found out our buyers mortgage has not yet come through- absolutely crazy. As first time buyers they are not the ones who will lose out if it goes passed 30th June as no stamp duty to pay. Hoping to hear more info ASAP!
We were in similar situation yesterday (it was our vendors who hadn't got theirs for their purchase) apparently they put in an official complaint yesterday morning and it miraculously came through within a couple of hours. So there is hope! We've gone from stagnation to full steam ahead with a view to completing on 24 june.
Panda2021 · 15/06/2021 20:25

@HumourReplacementTherapy thanks, I might suggest this to the estate agent tomorrow to ring them an put in a compliant as it has been sitting with the lender for almost 8 weeks I believe!!

Finallygrowingup · 15/06/2021 23:58

Sorry to those who know they wont make it!

Went through all the emotions today, fustrated, angry, sad then hopeful again lol.

Gettingonabitnow · 16/06/2021 06:28

Good luck today everyone. We are chasing first thing, I’ve already drafted my emails! X

Cocoaone · 16/06/2021 07:03

@Ccoffee217 wtf! That's such bizarre behaviour

coffeequeenindevon · 16/06/2021 07:38

@Ccoffee217 that’s madness at this stage! I trust they have everything else in order and will be ready to go ahead as soon as they have their gas safe certificate.

Ccoffee217 · 16/06/2021 07:55

I don't understand it 🙄
Anyway ladies hope you all make some progress today x

Newhousehope · 16/06/2021 07:58

Very exciting to see so much activity!
Fingers crossed you all make it!

My vendor wanted to be in for June but buyer pulled out in April so we stepped in with an offer. I never thought we’d be done for June though! I’d be gutted to miss it by a few days 🙈 either June or late July! kidding. A bit

Buyers enquiries have been responded to. But I don’t know what happens next?

frangipanetart · 16/06/2021 08:22

Morning all - I've been lurking for a couple of days but hope you don't mind if I join!

We're FTB who had our offer accepted on 28th May (madness)! Fortunately, our vendor had a buyer fall through the previous month and we were able to buy the searches off them. Going through enquiries at the moment, survey is on Thursday, and also waiting on mortgage (Barclays is sending over some additional paperwork but lord knows how long they'll take). Also had to throw more money at our conveyancer yesterday for them to "expedite our case" Hmm

Our vendor has no chain, but in short, relying on an absolute miracle to meet the deadline - nothing ventured nothing gained I suppose Confused

Good luck to you all!

Didicat · 16/06/2021 08:57

Sorry to those who are now sure they are not going to make it, must be crushing for those who’ve been the process for lots of month of waiting.

@frangipanetart good luck! Although I’m interested to know how much extra the solicitors have extracted from you?

We’ve had confirmation that the solicitors have drawn down the mortgage with funds to arrive at the solicitors on the 25th. No confirmation of exchange though strangely. Will chase the solicitors this afternoon if not heard anything.

Time seems to be going so fast!

As some of you know our situation is slightly odd in that we can’t complete on our new house yet so are moving into rented. My extreme stress over the whole thing is that our PITA buyers have indicated that if they don’t make the deadline they’ll want to renegotiate their offer or may walk away. We need a strong position as the house we have finally had an offer accepted on went to best & final and there are chain free buyers waiting in the wings to pounce.

DH wants to play hard ball - we told them if we didn’t exchange with two clear weeks’ notice, ie. today we would no longer commit to a June move. I am slightly more desperate and just want it done!

BlueFishRedFish · 16/06/2021 09:47

@Ccoffee217 I think the solicitors must have some sort of checklist as it was one of our latest last minute things we had to arrange and the boiler guy said he had been inundated with people saying 'please come check my boiler as my buyers have asked last minute and I want to make the 30 June deadline' !!

No news on our exchange and the buyer's solicitor is insisting our solicitor didn't send back the queries which they did, last week. I don't think we're going to make it and I will be really pissed off as I think the buyer will come back and ask us to drop the price by £15k

If they do, I think we will walk away and put it back on the market tbh!

Ccoffee217 · 16/06/2021 09:50

@BlueFishRedFish thanks, that's good to know you had similar and it wasn't necessarily a ploy to try and knock us down on price last minute.
Really hope you make some progress and your sellers don't try and knock you down £15k, especially as it's not your fault the stamp duty hol wasn't met, so if you can walk away it might be best to threaten it.
Sounds like house prices will stabilise a bit after all this anyway. Good luck x

Ccoffee217 · 16/06/2021 09:51

*buyers sorry!

Didicat · 16/06/2021 10:00

So the vendors solicitors are playing silly buggers and said the property our vendor is moving into is not ready..... yes but she is moving in with her son until it is...... the properties sell and buy were not to be chained together and now come back and said otherwise....

Have phoned the estate agent up and told her I need this sorted pronto!

Maybe someone needs to start a petition the government to simplify the process of buying and selling houses.

An extra £500. She did actually noticeably pick up pace yesterday once we agreed to the charge

Obviously, it's all still a very long shot - trying to be realistic and even if we don't make it, hopefully we will have expedited the process and we can enjoy our new house all the sooner (cries inwardly...)

Panda368 · 16/06/2021 10:32

Our buyers have FINALLY put forward a completion date of 24th June. Fuck me we might actually manage this!

Didicat · 16/06/2021 10:39

@Panda368 fab news, hope all the star align and you move!

Still feeling mightily pissed off about not exchanging yesterday, I want to give notice on the rental so I don’t have double bills for too long!

coffeequeenindevon · 16/06/2021 10:45

@Didicat if this situation doesn’t show the Government how broken the English system is, I don’t know what will. There are numerous ‘off the shelf’ models we can simply copy from other countries. Why it has never been looked at is beyond me.

Cocoaone · 16/06/2021 11:10

Seller's solicitors are still waiting for one of the sellers to return a form, but have suggested completion of 24th which we've agreed.
I've emailed EA to get him to chase the seller.
Vans look like there are some available - so we can start moving 25th and over weekend; and aim to let our buyers complete on Mon 28th

Fingers crossed!

10YellowTulips · 16/06/2021 11:21

Aaarrrghhh....things are not going well here.

My mortgage offer came through at the end of April but my solicitor still doesn't have his copy!
Annoyingly, he didn't make me aware of this, I found out through my estate agent at the beginning of the month. I then chased and thought it was all sorted as the lender said they sent it out again, only to discover yesterday that my solicitor hadn't received it and hadn't told me!
I've no idea where this offer is getting to, I can only presume its an email issue somewhere.

We need one more search as well which is supposed to come back tomorrow.
I'm starting to lose hope we will make it - it's chain free both sides and the property is empty so its all down to the paperwork.

Didicat · 16/06/2021 11:38

@10YellowTulips can you send your copy to the solicitors? Is this acceptable?

OP posts:
coffeequeenindevon · 16/06/2021 11:45

Ground to an abrupt halt here too. Some problem with buyers’ finances which bodes very, very badly indeed. I wouldn’t even know had in it chases the EA….

coffeequeenindevon · 16/06/2021 11:45

had I not chased…

10YellowTulips · 16/06/2021 11:47

Sadly it's not, they are different apparently.

I wish it was that simple!
