Guess the quote I have for this garden room. About to pay deposit and need thoughts pls!

I am about to pay the deposit for a garden room, and I’m nervous because it’s quite a leap for me!

It’s a lovely local company, comes highly recommended for two separate people. I’ve seen their work and it’s very high quality. I have no concerns with the company whatsoever.

Anyway.... here’s what I’d be getting

Removal and disposal of existing shed and preparation of ground
3.3mx2.1m insulated garden room with cedar cladding
Laminate wood flooring
1 double glazed sliding door
1 full height double glazed window
3 led lights
3 external led lights
2 electrical sockets
All internal wiring
Wall mounted electrical heater

Give me your best guess for how much you’d expect the total all-in cost to be!

Are you sure two electrical sockets is enough? Better to have more now than need them added later. Also make sure you get sockets with USB chargers integrated, safer and means you might be ok with two sockets.

Whatever the cost of the garden room is, I'd pay up to £10k if it was really posh and swanky, then the work to be done i:

Clearing and doing the foundation pad - 2k
Wiring and electrical work - £500
Construction - £1.5k

So max id pay around 15k

We're in zone 3 London and my brother just spent £35K on one with a single sliding door unit. Yours sounds bigger so I'm going to say £40K.

£6000? We had a games room/gym/shed built for us 6m x 12m with double patio doors, 7 windows, 2 further access doors, internal door, wired with several elec points, fully cladded, and plastered and I'd say it cost us in the region of £20,000.

There’s a company local-ish to me that does them and I think that size would cost about 8.5K.

Oh sorry, just checked again, 8.5 is for their standard one, the cedar cladding one is 10k.
