Guess the quote I have for this garden room. About to pay deposit and need thoughts pls!

I am about to pay the deposit for a garden room, and I’m nervous because it’s quite a leap for me!

It’s a lovely local company, comes highly recommended for two separate people. I’ve seen their work and it’s very high quality. I have no concerns with the company whatsoever.

Anyway.... here’s what I’d be getting

Removal and disposal of existing shed and preparation of ground
3.3mx2.1m insulated garden room with cedar cladding
Laminate wood flooring
1 double glazed sliding door
1 full height double glazed window
3 led lights
3 external led lights
2 electrical sockets
All internal wiring
Wall mounted electrical heater

Give me your best guess for how much you’d expect the total all-in cost to be!

We had something similar albeit a little bigger 10 x 4ft. Electrics, heating, glazing, TV points custom coloured outside,solid footings etc cost 11k in 2016. If its helps. Used as office, great for BBQs beer fridge. Housed the outdoor sofa in winter etc.

‘Planning permission’ technically not the correct word but it’s what our local estate uses only took a couple of months and was £200. It’s unlikely you need it- whether you pay a ground rent is one way of knowing if anyone else except from the local authority needs to approve it. There are local authority rules you need to follow around distance from boundaries- best to check directly with them.

We have 8 sockets in our garden room extension (proper building, just with lots of windows). We won't ever have 8 things plugged in at once, but it's about having a socket wherever you need it.

If it's a home office perhaps you should ask for a few more plug sockets whilst they're installing it -
Once you've got a laptop, printer, extra screen, phone plug, lamp, radio etc you'll soon run out - hangout too may need lots of phones plugging in

I think that's a fair price. My sister did similar over ten years ago and paid £12k for a teen hangout cabin at the end of the garden. It really was very smart with aircon, fridge, wooden floor, sofa bed, easy chairs, massive tv, computers. It was so well used and money well spent.

Do you know how big? Did it have plumbing? I’m imagining teen boys peeing in the garden at 11pm!

Yes. I can see the measurements of it were 3.2 x 2.4 m (easy to see as they have just moved and I looked up their old house!)

No plumbing, but full electrics and aircon. Loads of powerpoints. It was really smart and worked so well. Yes teenage boys hung out there and yes it was known that occasionally they peed around the back. Not encouraged though as they could walk back down the garden where there was a downstairs loo in the utility room!

Looks great, but double your doubled number of sockets, and get them to cable wifi in if it's too far from the house!
