Guess the quote I have for this garden room. About to pay deposit and need thoughts pls!

I am about to pay the deposit for a garden room, and I’m nervous because it’s quite a leap for me!

It’s a lovely local company, comes highly recommended for two separate people. I’ve seen their work and it’s very high quality. I have no concerns with the company whatsoever.

Anyway.... here’s what I’d be getting

Removal and disposal of existing shed and preparation of ground
3.3mx2.1m insulated garden room with cedar cladding
Laminate wood flooring
1 double glazed sliding door
1 full height double glazed window
3 led lights
3 external led lights
2 electrical sockets
All internal wiring
Wall mounted electrical heater

Give me your best guess for how much you’d expect the total all-in cost to be!

I should also say that I don't think that's a good price but in this current climate where more people are making improvements to their homes, especially making gardens nicer or home office type things, and trades are really busy, they can bump their prices.

We paid just over £50k (excluding decor/kitchen etc.) for a decent sized extension, knocking down the original one and making it bigger. We were also quoted more than double that by some companies to do the same work.

Hi it it a flat roof/pitched roof? What is the roof going to be covered with? Think that would make a huge difference

So excited. I have the comfort of knowing it’s a superb company but I didn’t have the comfort of knowing about the price really.

Anyway £16.5k.

I think some people are quoting extension prices. Surely no one is paying £30-50k for a 3x2m fancy garden shed?!

My DH's cost around £13k but without removal of the existing shed and preparation of the area, so your quote sounds reasonable!

Get lots of sockets (I would have 6 or more doubles). It's much easier/cheaper/neater to add them now than later. I know it's a small space but you dont want to have extension cables running around in a small space.

We had a 5m x 3m one installed a few years ago and it was £12.5k not including flooring or decorating. We had a few quotes and that was the best price by some way, so yours sounds a bit pricey in comparison but OK.

I agree with adding yet more sockets. If anyone wants to use it for a home office, for instance, you've got to cater for IT equipment as well as stuff like lamp, kettle, small fridge etc.

Do you have a good electrician or know of one- 5 people wouldn’t do the house to office electrics and in the end it was over £1000. And triple check local planning laws. It was a nail biting experience waiting for ours retrospectively 🤦🏻‍♀️

Did you have to pay anything extra to have done retrospectively? How long did process take from start to finish? The planning permission bit
