Property behind a beer garden!

Hi all!

I’m looking to buy a house and the one I have found that I love backs onto a pub beer garden. I don’t mind a bit of noise as I’m a city girl but I’m wondering if this is a good idea? They close the outdoor area at 10pm. As the pubs are currently shut, I can’t hear the level of noise it would create. Any ideas on what I could do to find out ? Has anyone had or currently have the end of their garden backing onto a beer garden ? P.s. the house garden is quite small.

Any help would be appreciated! Thanks 🙏🏽

Do they play live music? We are a street away from a pub, I don't hear the drinkers but another rendition of Mustang Sally distorted by distance I could do without.

They hold a beer festival in Easter which I’m aware of but I’m going to call them tomorrow to find out about live music. The current owners say they don’t have an issue with the pub and have a good relationship with them (but they are selling the house so of course they would say that 😊). Maybe I could knock on the neighbours door and ask them?

Good point, I need to see if an outdoor bbq takes place and if the smoke would travel as there is a bush that acts as a barrier. Thanks!

We live near a pub and get people talking loudly as they walk home. I think you’d get people out there smoking after 10pm.

Thanks! That won’t be an issue as the entrance is on a main road as this house is a cul de sac on the side of it - it’s really just the beer garden noise/smells I’m unsure of.

I definitely wouldn't. The pub might not have had live music in the past but could in the future. And after covid restrictions are over I'd anticipate a LOT of partying happening. Bars etc will be putting lots on to attract people and get them to stay out and spend money.

Also when people drink, they tend to get obnoxiously louder. I'm not sure that's comparable to city noise which is more like constant background noise. This will directly impact your use of your garden on exactly the days you'd be wanting to use it!

When pubs do open there will be a heavy emphasis is on outdoor seating so the beer garden will likely get much heavier use than it did pre-pandemic.

Is the beer garden open during the day? I'd expect quite a bit of noise at weekends during the day in summer.
Also they may close it at 10 now but they may apply for extended hours in the future.

I lived next door to a pub when I was a student, it was honestly hell on earth. I had to sleep with headphones playing white noise through them to try and drown it out. It might close the beer garden at 10 but people will still be noisy inside and leaving. Even if your house isn’t next to the entrance drunk people shouting travels far on a quiet night.

Tough to know when you can't experience it first hand and of course what would bother some wouldn't bother others. I live a couple of doors away from a pub that has outdoor seating. You can hear laughter in the evenings during the summer but it doesn't bother me, it's just the sound of people having fun 🤷‍♀️

I wouldn't. My dog would be constantly barking. And the chatting on a summer day when you want to lie in your garden.

google pub to see if any news items comes up re drug or police raid or noise complaints check local facebook - go talk to neighbours!
cigarette (& other!) smoke rubbish over fence, drunks & wee in fence (dependent on clientele), car parking issues & their noise, music amplifiers (live or recorded?) audience noises, shut ins!
I would want an awfully long garden with a high fence & a lot of bushes between me & it - Oh and rats from food in bins & on ground

I wouldn't. I don't mind some noise from neighbours, it's to be expected.

But just imagine in the summer and you want a few hours peaceful sunbathing...with rowdy drunk people on the other side of the fence.

Or you're not feeling too well and want an early night...again, rowdy, loud people at the bottom of the garden.

It depends on the type of pub. If it attracts a young crowd the you can expect noisy weekend evenings but I have lived behind a family friendly chain pub for twenty years. Our garden backs directly onto their beer garden. In all that time we've only had one issue, a staff party thst got out of hand. The next day we all received apology letters and money off vouchers. I know its difficult in these times but if you could talk to any of the neighbours they might give you an honest idea of what it us like.

It wouldn’t be the evenings that would bother me, the noisy hospitality venues generate in the day at weekends can be insane. Want a lie in or a quiet coffee at noon on a Saturday which also happens to be Liverpool v City or a six nations game? Want to sunbathe in your garden ever? Want your DC to play in the garden and not overhear bad language?
I wouldn’t.
A mate of mine who was a total night owl lived above a bar in a trendy bit of Manchester and the night time noise never bothered him, the busker who was there all weekend playing some oasis and couteneers songs on a loop 6 hours a day every Saturday and Sunday drove him potty.

I don’t think it would be for me, but would depend on the location and type of pub (although be wary, what looks like a nice family pub now, could be sold and become the local match day pub etc. with a change of ownership). Another thing to think about is deliveries and used bottle collections both of which could be noisy and early morning, which may be worth considering.

I think the garden will get used all year at least the next year or more when pubs open (including in winter). I’d be more bothered about smoke. Is the 10pm closure just something the pub has been doing or part of any planning/licence?

We decided not to buy a house because the pub next to it run karaoke nights once a week, we also thought the smoke smell would be too much.

I do regret the decision though, it was a very nice house in a good location (save the pub) never found another one like that

No, don’t do it. The noise travels far when you have a lot of people enjoying themselves outside in the evening. You can’t open your windows in the evenings as the cigarette smoke permeates.
