Property behind a beer garden!

Hi all!

I’m looking to buy a house and the one I have found that I love backs onto a pub beer garden. I don’t mind a bit of noise as I’m a city girl but I’m wondering if this is a good idea? They close the outdoor area at 10pm. As the pubs are currently shut, I can’t hear the level of noise it would create. Any ideas on what I could do to find out ? Has anyone had or currently have the end of their garden backing onto a beer garden ? P.s. the house garden is quite small.

Any help would be appreciated! Thanks 🙏🏽

I’d also be worried the sellers think this is a good time to sell..as it’s shut and you can’t hear it, what better time?

My daughter had a flat next to a pub, and yes at the weekends you could hear the music, punters etc loudly, ans fhen of course in the morning the clear up, bottles etc.

But yeah I’d be wondering if they thought selling it now when it was closed was ideal..

No, been there done that.
You may think that you'll be fine because the beer garden closes at 10.
In reality the staff often gather outside after work for a few drinks and a fag which can go on for hours.
Plus all the downsides previous posters have mentioned, plus a few that we've all forgotten.

I can honestly think of nothing worse. Would buy next to a railway, nuclear plant, jail, M6 before I'd buy a house adjoining a pub.
When you sell it , it'll be hard as many would feel the same.

That would be a big red flag for me and put me off. The noise, smoke etc. Whilst it may close at 10, you'll still have people milling about outside talking / singing / shouting after a few too many drinks. I suspect this is one of the reasons the sellers are selling and are selling now whilst the pub is closed so potential viewers can't hear just how loud it is.

No way! And also if the pub building is older than the house you will not be able to proceed with any really complaints aside from adding them to the list of things to declare when you sell.

Would be a no for us: can’t stand the smell of cigarette smoke (or bbq and lots of pubs offer them in their beer gardens in summer).

NO. Pub next to me used to shut at 11.00 then opening hours extended and the smoking ban came into force. Pub changed hands and pre Covid, we have live music, discos, karaoke, drug dealing, shouting, swearing, urine, vomit, threats of violence...people shout when they have a drink, it carries. We have moved to bedrooms to find some peace, windows have to remain closed in the summer. I am hoping it never reopens after covid.

I have a friend whose house backs onto a beer garden. They hate it. Can't sell for love or money. The beer garden is massive. Glass collection early doors. Loads of noise after kick out time and whilst the garden shuts at 10, smokers are still outside. And pissed and merry people are loud!

I used to live opposite a pub on a busy road, double yellows so no parking issue, there was a car park between pub and road. It put pretty much everyone off - I'd see them drive along look at the pub then the house then drive by when i was trying to sell. And that was opposite. personally I'd swerve it unless it is the most desirable village and having a name purely as a destination foodie pub for the past 25 years. Who knows what the next landlord will do (karaoke every night? BBQ every night all summer?) No thanks.

I lived in a house that was almost opposite a pub. Firstt couple of years it was just people shouting from the garden and as they walked home, the odd domestic outside the house, and men peeing on the drive.

Then it changed hands and there was live music, not too bad as it was across the road, but the customers were loud, unruly and more of them would shout and pee on the drive, parking on the grass verge, groups gathering and bellowing drunkenly.

So, no I wouldn't live in a house with a beer garden at the back. Think of parties, BBQs, music, yelling, screaming ... OK if you wanted to drink yourself to sleep every night but otherwise, no.

Do you have kids or plan to habe them? I think that would make it a no. In summer you’d want to be able to open the windows if it’s hot, and the noise will be disturbing when they are sleeping.

Because as much as you might get six nights out of seven it’s just voices you hear, you’re going to have nights with drunken rowdy people having a laugh and being noisey after a few too many. It’s unavoidable. And noise travels

As said, I’d be suspicious, if the noise is a problem then this is the perfect time to sell it. When irs closed and you can’t hear it.

Smells I wouldn’t care about it’s far enough away from your actual house, but noise yes, that would be a problem for me,

Another issue is those big outdoor heaters they now have so people can stay out later and all year. I think there will be more of those post covid. Also, pubs change hands a lot these days, i know from bitter expreience that opposong a late licence is always impossible. The brewery will bring in lawyers and they get whatever they want.

God no. Absolutely not. And I have a high tolerance for noise and disruption of that sort. But it would be endless. Even worse in the summer, at exactly the time you want to be out enjoying your garden, having windows open etc.

I used to live in a busy town with the nearest pub in the next-road-but-one. So there were houses, gardens and a main road between the pub and my house. On summer evenings you could still hear every bloody word of the karaoke and you knew exactly when a goal had been scored. The idea of having that at the end of my actual garden? No bloody way.

Thanks all - so useful and some very good points I hadn’t considered. This house is in Twickenham and yes is a Rugby pub (albeit a fancy-ish gastropub) so I can definitely see the red flags more on the back of your advice. Again much appreciated.

I wouldn't. Remember you will probably want to sell on at some point and it will reduce your number of potential buyers.

Yes I lived next door to a pub for 16 years and you might live to regret it depending on how popular the pub is. The noise got considerably worse when the smoking ban came in and when there were functions upstairs the music was loud.

That saying I stayed there for 16 years and had 2 children so it wasn't all bad. I think you just become used to it, the WH Smith lorry delivering newspapers to the shop opposite used to annoy me more, half past 4 every morning like clockwork and he wasn't quiet!

Having lived opposite a pub in a quiet village I’d say it’s the inconsistency that made it annoying for us. It was usually quiet but sometimes they would do lock ins and then you’d get pissed people who thought they were being quiet leaving at 2am chatting and waking everyone up. You also never know when the landlords might change and then the whole profile can change.
I definitely wouldn’t do it again, even though we weren’t disturbed by it very often.

Omg in Twickenham? You would honestly have to be stark staring bonkers. I used to be barmaid in a well known rugby pub in twickers. The sights! The sounds! The smells! It was quite fun when I was 18 and could escape the wandering hands and waterfalls of urine at the end of my shift but to live next to?????? Mother of God woman.
