Property behind a beer garden!

Hi all!

I’m looking to buy a house and the one I have found that I love backs onto a pub beer garden. I don’t mind a bit of noise as I’m a city girl but I’m wondering if this is a good idea? They close the outdoor area at 10pm. As the pubs are currently shut, I can’t hear the level of noise it would create. Any ideas on what I could do to find out ? Has anyone had or currently have the end of their garden backing onto a beer garden ? P.s. the house garden is quite small.

Any help would be appreciated! Thanks 🙏🏽

At least that fully concreted garden makes it easy to sweep up the fag ends and rubbish chucked over...

My husband goes to the rugby in Twickenham regularly, well, pre Covid. I don’t think there is any pub near the ground that will not be over run on match data op . It’s really really mobbed round there.

We rented a flat by a pub years ago (indoors only, not quite the same situation). When we moved in it was fine, quiet drinks till 11, then they got a later licence till 12 and a new sound system that abutted the joint wall and made our flat shake. Absolute nightmare. One night I went in to complain and the noise was so loud inside the pub I struggled to get the barman to even hear me. Never again.

No on smoking alone. Even if there’s only 10 people outside at any time half of them likely to be smoking. Comes over windows, gets in your washing, not to mention all fag end thrown over your wall

I’d ordinarily say no way I used to live in a pub and beer gardens are a noise pollutant, you’ll have no privacy and it’ll stink of smoke

Post covid when everyone will be encouraged outside - no chance!!!

Thanks all, I know Twickenham quite well, more so Richmond but no I’ve never been there on a match day (although I have been stuck in traffic travelling through there before!) I’m not worried about the urine, vomit risks etc as it’s not that type of pub and demographic is older (for now as some of you say this could change hands in the future!). Plus this house in on the side road & a cul-de-sac so I don’t think that would occur. It’s really just the beer garden which yep seems like a bad idea re. noise levels ! I’ve been informed only noise complaints do get raised every now and then but that’s enough to put anyone off am I right?! Wink
There will be urine, trust me. On the opposite side of the road there will be people crossing over to pee against your wall/tree/car. There will be people having a conversation that they don't realise is loud enough to be heard in North London. There will be bottles thrown into bins, this will happen several times and it is very loud at night when you have settled down to sleep. There will be deliveries, these are also not quiet. Parking - if there is a car park it will not be big enough, there will be cars, lots of them, mini bus/coaches/vans. Cheering, chanting, singing... It isn't just the beer garden, people overflow from pubs, and I don't just mean the pee.

Just spoken to 3 neighbours who all said yes there is noise but it’s absolutely fine and it actually brings a nice atmosphere- they really like living there and even one of the houses which is rented out, they would buy their place if they could have afforded it. When not outdoors there is no noise at all. I totally understand the risks but this is still so confusing!

It seems there's a childrens playground in the beer garden. That will ensure plenty of day time noise.

I'd hate it, but then that's because I like living in a reasonably quiet area where the only noise at weekends are children playing in the gardens, people gardening or people having friends/family round for BBQs.

I'd never want to back onto a pub or school as they might be good now, but a change of ownership/headship means potentially being stuck somewhere awful.

Whatever you do, do NOT buy the house, move in, and THEN start complaining about the impact of the pub and its customers on your life.

Because that is what utter, utter wankers do*.

The pub was there first.

I suppose one risk is that even if you buy it and it's fine for you, look at the response on here - it's got to make it hard to sell.

My husband used to live in Twickenham, very close to that pub, he said they used to clear all the furniture out of the pubs to pack more drinkers in. That was pre-covid.

It is more likely that there'll be more people in beer gardens now.

But he loved it, loved the match day atmosphere and there was never trouble, not like football pubs in a city centre.

Yeah the neighbours were lovely and you could tell they were genuine. But of course one set are tenants who could move out if it gets too much. It’s not a deal breaker for me to be outside often in silence as I’ll be indoors more and with the English weather it’s more likely to be that way... like everyone says which I agree with the risk is ownership and/or change in punters ... luckily the children’s play area is further down the beer garden and looking at local planning applications resurfacing the area and erecting a new glass extension was not allowed due to local policy restrictions... I have no idea if extended outside hours would be approved as I’ve always known pubs to close at 11pm

I have to say the pub looks fantastic, ah I remember the times you could go to pubs, can't wait to get back in them.
On any warm/non cloudy day at the weekends that beer garden will be rammed, with kids in the play area during the day and a lot of loud chatter in the evenings. The nicer the days, when you will want to be out in the garden, the louder the noise will be. Plus you will definitely be limiting your ability to sell the house on.
As previous posters have said, imagine your neighbours having a huge party every single night the weather is half decent. The pub seems to be open till 11:30 on a Friday and Saturday night, so with drinking up time that will be midnight.
It's really down to you whether the pros outweigh the cons.

No I really wouldn't. I live in a road that's a cut through with a lot of people walking home late at night in normal times. It doesn't bother me in the winter but in the summer when my windows are open it's really annoying. I think a pub garden would be really annoying and I'd doubt that it all shuts up instantly at 10pm. Just ask the neighbours and see what they say. But it would really put me off.

Even if I didn't mind the idea of a lot of noise, the likelihood of travelling smoke would put me right off (but I absolutely hate cigarettes).
I realise it might be 'normal' for the area, but spending that sort of money on something that could possibly be awful...

The selling on comments are also worth considering - our surveyor thought a primary school (with a couple of playtimes a day) next door was a negative!

The only people who should buy a house next door to a pub is the pub itself to house their staff, a business that is only open during the day, or a business that opens in the evenings that would benefit from having the pub patrons right next door.

I wouldn't personally. I currently rent a mid terrace and we're directly opposite a pub which is slightly higher up than the houses. They have no beer garden but a wide footpath in front with picnic benches so this is their outdoor area. The noise really travels and they do live music, in 'normal' times which again travels as they have Windows open and front door opening and slamming shut every time someone comes out for a smoke.

We've lived here nearly 5 years but it was our only option at the time and we've had a lot of noise throughout, but none more so than when it reopened last July. Led to a lot of complaints from us and other neighbours. It was a combination of post lockdown partying and giddiness, younger clientele and the fact they were staying open longer than most of the other pubs in the village. Thankfully, we're moving next week to a much quieter area. I am a light sleeper admittedly but problems for us were being unable to have windows open in Summer for both kids, the fights and rows and arguments at closing time. Never again!

I live next door to a club and the noise from people talking is atrocious, my TV is plugged into my amplifier just to hear the TV as it's so loud next door, I've lived here 15 years and over the last 5 years the noise has increased due to other pubs shutting down in the area, also beer deliveries are very loud and very early, the noise keeps me up late, basically can't sleep till the pub is closed at 2am, it's more annoying when they wake U up at 6.30am delivering beer, good luck moving in there, if U like noise crack on but I personally wouldn't touch it with a barge pole, living nightmare, I cannot afford to move so have to put up with it.
