Property behind a beer garden!

Hi all!

I’m looking to buy a house and the one I have found that I love backs onto a pub beer garden. I don’t mind a bit of noise as I’m a city girl but I’m wondering if this is a good idea? They close the outdoor area at 10pm. As the pubs are currently shut, I can’t hear the level of noise it would create. Any ideas on what I could do to find out ? Has anyone had or currently have the end of their garden backing onto a beer garden ? P.s. the house garden is quite small.

Any help would be appreciated! Thanks 🙏🏽

Contact the local council, either Environmental health or licensing. They will have a record of any complaints they have had about the pub. If you do it as an FOI request you can get loads of info, if they have any.

You'd find your pool of buyers very small if you ever wanted to sell. Such a red flag. We once put in an offer on a lovely house next to a pub. Thank god the survey w such a horror that we ran away from the whole thing. We look at each other now in stupefaction and say, 'What were we thinking?!!'

Watch out particularly for an HVAC aircon unit. Prob on the roof or on a rear wall. Won't be on at the moment with the pub shut but they hum and drone like a swarm of enraged wasps. Nightmare. Just no no no

I used to live next door to a hotel bar (mainly a pub but had a few rooms upstairs). It was fine, occasionally noisy with loud music from weddings but that was it. And once the police were called out to something kicking off.
I lived there for three years but that was when I was renting, I don't think I would buy a property so close to a pub.

I have a pub at the end of my road, about 5/6 houses away. Tbh the noise never bothered me when we moved in - the garden is the other side of the pub so we only really hear noise at kicking out time (and people tend to go the other way, not past our house as transport etc is that way) but people are obnoxiously loud.
They also have live bands once a week which again is fine for us but they are so much louder than ordinary music.
Another thing to consider is urine.
So.much.urine.
I have to walk past the pub to get to my house and there is a constant smell and streams of piss along the pavement.
I would worry that people would be pissing in the beer garden (depends on layout I suppose) as it seems men (I assume!) cannot organise themselves to go in the actual facilities provided.
Yy to bottle collection- it is lovely at the moment not to have the 6am crash of breaking bottles.
This isn't a particularly rowdy pub, in fact it is considered quite "naice" and was mentioned as a selling point in our particulars.
The landlord is keen to keep us all on side and so we often get free meals/ drinks and he has a social once a year for our (small) street. I have his mobile number so if it is too loud or there are any problems I can message him.
I am in London and moving to a "dry" Victorian estate and am a little concerned about the distance to the local pub - can't win 😂

I used to live opposite a pub. When I moved there it was a quiet, sedate sort of place used by older people as a sort of social hub. No noise. Then it was sold, extended and brought into the modern age with loud music, regular entertainment, a restaurant, large landscaped garden for sitting in. It was hell, and the garden, which I overlooked, became a magnet for drug dealers. So no, I wouldn't buy if I were you.

Just to say, I also agree about the urine. There was an alleyway alongside the pub opposite me and it was treated like a public urinal at night. I could look out of my front window and watch men pissing most nights if I wanted. Sometimes there were three or four in a row. Disgusting.

No from me too. When pubs and beer gardens do open again ppl are going to take advantage and it will no doubt always be busy and very noisy when the weather is nice.

Another thing you'd get is cigarette butts flicked into the garden all the time.

We lived opposite a pub garden + never ever again, not even for a million pound.

The parking, the noise, the urine, the people, the drug taking, the singing, the fights, the drink driving, the noise at kicking out time.
The list is endless

Just dont.

It depends on the area and the type of pub. We live opposite a pub, we’ve only been here since the summer so haven’t really had the full experience due to Covid restrictions, but we only moved from up the road. It’s not a rowdy pub, no live sports or music. But we do hear people as they leave or people sitting outside, but usually it’s quiet by 11ish.
I think backing on to the garden would be different, but again depends on the type of pub and the area overall

I wouldnt live there. The noise will be constant on weekends. Other peoples comments about pissy smells would put me off even more.

The location should be reflected in the price, so you’re likely getting more for your money becayse of it. It depends on how much you value your peace and quiet.

Of course there will be noise. Some days more than others, and yes you will have drunks having fun their snd you’ll be able to hear it, the question is is it worth it for the house?

I think the person who said treat it like your neighbours having a party most nights and you’ll be not far off the mark.

Look where the bins are. I regularly got woken up by the bins going out at midnight when I lived near a bar.

The first house we bought was opposite a pub... But we lived in a sleepy Yorkshire village and the pub was frequented by walkers or people having a Sunday dinner. It was a nice country pub, which served home cooked meals, yes there was a beer garden but I don't remember it being particularly noisy... I guess it wasn't the kind of place people would go to get pissed!

They didn't do karaoke or live music (thank goodness), and the only noise we really heard was when bikers visited then all set off together, which was only a few minutes here and there.

The proprietor and the staff lived in the village too so I think they were quite respectful of the community spirit, and there would be various village committees meet there so was the hub of the community.

It was quite handy to be able to nip over the road when we had guests for a meal and a couple of drinks too, and meant no one had to be a designated driver!

I'd look on TripAdvisor and their Facebook page to get a feel for the kind of pub it is.

My grandparents live in a very small quiet town and their garden backs onto a pub garden. For the first few years they lived there it was fine but then the pub changed ownership and before covid they were having so many problems with the noise. I would really think about what changes could happen on the future

No way. Any pub can change into a late loud music venue, aside from the disgusting behaviour of the great British public when given alcohol.

I wouldn't touch it with a bargepole.

I lived 2 doors up from a pub in my old city. They applied for later and later licences. I would be sat crying with exhaustion some nights with the shouting, screaming, boom boom music blaring, the fights... It was awful. And everyone said "the pub was there first". Yes it was, but when I bought the flat they were licensed until 11pm. By the time I left they were licensed until 2am.

They were supposed to clear the beer garden at 10pm to reduce impact on the neighbours - it never ever happened. They'd have raucous groups out every night way beyond that.

Cars were vandalised regularly by drunken morons, vomit in my doorway at last monthly, the stench of the fags outside front and back was especially terrible when the wind blew towards my flat. One person smoking at a time is obviously not an issue. A packed beer garden full of smokers was another thing altogether.

I couldn't have windows open at night in the summer because of the noise and the cigarette smells.
