Why isn’t my house selling?

Please can you help?

We have been on since I think October, had only 2 viewings and one offer of £317k which was withdrawn as it was the top end of their budget - we wouldn’t have accepted anyway.

Most other houses locally seem to be moving really fast. Would appreciate guidance.

Think people are stalling at the moment until they know what's happening with a potential stamp duty extension.

Firstly every picture is so dark, there doesn't seems to be any natural light which would put me off

Also, the open house estate agent would put me off straight away. I would list with a local (chain) estate agent. There's a reason they're still in business imo.

I think it's the lack of natural light when the photos were taken. It looks like every light and lamp is on, which draws my eye and says, "this is a dark house"

I don't think the photos are doing much good, they're taken from odd angles, feel unprofessional. On a positive it looks exceptionally clean and well looked after.

Other thoughts (sorry if brutal)

  • living room looks bland and I'd want to decorate ASAP. Nothing aspirational or cozy. Wallpaper feels dated
  • angle of the pic in the yellow bedroom is off, the room is much bigger than it looks. The colour is v strong but personally I wouldn't mind this.
  • lilac bedroom very lilac. Remove the dark rug, replace with something lighter
  • very random that the main garden picture is of the overlooking houses. This would be the last thing I'd want to see.

Can you eat in the kitchen? This isn't obvious from the pictures

And the angles are odd, I've seen smaller houses look bigger. I think different agent. It's a lovely house but it's being undersold

I think it looks like a very nice house. I suspect the market is just very flat at the moment. With so much uncertainty, I can imagine that fewer people than usual will be looking.

Being overlooked would put me off
I’d have to replace the living room carpet
Are they really 4 double bedrooms?

Are you over priced compared to other recent sales?

I agree that the living rooms doesn't feel cosy. I would change the order of the pictures so that the second one on the listing isn't showing the striped wallpaper and closed doors. There's a better photo of the living room taking towards the tv with the doors open. It feels much nicer.

There is nothing standing out for me its very neutral and plain but that is a plus for me personally

First and foremost there is a four bed within half a mile of yours on for £250k... which sorry to be brutal is nicer - very newly decorated and very smart kitchen so it’s most likely price

That aside. The living room looks very drab.
The lilac room is really not great. It’s a weird shape and VERY purple.
The kitchen isn’t “old” but already looks slightly dated.
Being brutal nothing is unpleasant but it’s all a bit meh. I’d scroll past it.

Sorry to be brutal but I probably wouldn't click past the lounge photos. It looks very dark and dated. I think it might be something to do with the wooden coffee table and lack of any plants or "dressing". Also agree about the lamps all being on - makes me think the house is very dark. Looks like it has good curb appeal though.

Perhaps it is price. Many local 4 bed detached sold for under 300k last year.

My first impression is that every light is on and it still looks dark. I think the lights are making it look darker. Those aren’t great photos - they almost seem like they’re taken from waist height too.

The rooms look very small from the pictures and the floor plan doesn’t have measurements (also useful to have measurements quoted in feet and inches as well as metres). A couple of the bedrooms look a very odd shape.

I just wonder if there are better properties on for the same price. It’s a nice house, but probably not one someone would fall in love with (which is fine, neither is mine - but without a USP the price has to be right)

I think it's really nice but the photos do not do it justice. I paid for professional ones for the house I last sold and I think they helped although I had to reduce the price significantly.

I cant see a photo of the family bathroom?

Try and change estate agents. You want someone who will aggressively market and chase for you.

If none of this works it will be the price

What a beautiful house! And amazingly tidy!

The only minor thing (which wouldn't stop me going to view it) is that the lights are on in every single room, in the day time. Usually that suggests a really dark house with poor light, although that doesn't seem to be the case here, as you have big windows etc.

You need to have photos taken with a wide angle lens. These are cutting off half the room. Also a photo of the garden that doesn’t focus the eye on the houses overlooking it at the back. The decor is all neutral and very nice, so it’s definitely not that. As an aside, I think £317k is a very reasonable offer on a house on at £330k

It looks dark in all the photos and the photo of the back garden shows that you’re directly overlooked. I’m sorry but that would put me off straight away.
