Why isn’t my house selling?

Please can you help?

We have been on since I think October, had only 2 viewings and one offer of £317k which was withdrawn as it was the top end of their budget - we wouldn’t have accepted anyway.

Most other houses locally seem to be moving really fast. Would appreciate guidance.

it looks really nice! Except the rooms look quite dark, as others have said, and other things you can't do anything about (e.g. being overlooked)

I think it might suffer from being "in good decorative order". It's fine, nothing horrible about it but quite a lot to do to make it anyones dream home and everything's too good to be ripped out and start again. I think peope like to think they've got a bargain if there's a lot of work to do.

It's a nice house with a lot of potential, but if it's priced as a "move straight in" it's too expensive.

We aren’t on an estate it’s a road

It was on for £340k

It’s an extension with 2 sets of bifold doors not a conservatory, we use it as a playroom

House is 30 years old

The blue sofa is back in its normal spot now!

As @thewinkingprawn and another poster have stated: it's down to price. That's why you've had only two viewings - and one of the viewers made you an offer.

Unless you're in the back of beyond, very few or no viewings is always down to price.

Ask your estate agent. People on here will tell you to change a few things and get new practices etc, but if a house is priced right for the market it will generate interest and sell.

These are unusual times though. I want to move but am putting it off because viewings are restricted and I don’t want people trapping through my house.

They took those photos abs that was the second set!

Moved all the furniture

Took down pictures and mirrors

Put all the plants into one room

Bonkers.

Is there a lot on the market where you are? Where we are, there is such a dearth of new property and things go within days, even if they are overpriced. So it’s either supply or the cost. I’d still look despite what PP are saying about pics and decor. Personally I’m never interested as I’d decorate myself anyway!

It looks like a lovely home.

If I was scrolling I would put your home in the bland (I’m so sorry) category. It seems like your decor just isn’t cohesive. Rooms do not seem to have a colour scheme.

The pinky/purple single cushion in the main bedroom just looks odd both in colour and because it’s on it’s own.

Is your upstairs landing two different colours with a daydo rail?

Hard flooring in bedrooms puts me off personally although practical with kids.

Picture of the utility room would be good as it’s easy to skip over it’s presence.

The room on the floor plan called family room is really nice. As others have said, dress it with a sofa.

This is just over a mile away, is in better decorative condition and thirty grand cheaper. In addition there’s a new build estate, selling four bedroom detached about three miles away, also much cheaper.

Purplebricks and House Simple always add an extra 10% to the asking price and they are dishonest. I know it's an agent's job to try and bump up the price but:

PB - we've already got 3 above asking price offers on this
Me - ok, why hasn't the vendor accepted one?
PB - we think they are a bit low
Me - down the road sold for cheaper last month
PB - they needed a quick sale
Me - ok, I thought it was sold by another agent
PB - what's your situation?
Me - we are no chain cash buyers
PB - splutter, splutter, non of the offers are proceedable, if you offered asking they'd accept

3 months later the house was on through another agent, asking price was 25k less.

I’d echo what others say - would favour a high street estate agent and the lights being on in every photo is a big red flag that suggests a dark interior. No issues with your decor but the photographer hasn’t done you any favours. Looking at other properties in the area I’d say Reeds Rain have the best photographs.

The EA have fucked this up.

For a start they have labelled the "family room" and then dressed it as a dining room!

I have to agree that the lounge looks very empty and bland, its basically a tv and a sofa! Which doesnt give the impression you can fit more than that in, so if you have a 4 bed house sized family, it would put you off.

It's a lovely house. The carpets and curtains are quite dark though, I think I'd try and lighten things up a bit and add a bit of character with rugs, vibrant cushions, flowers, plants, mirrors, maybe some lighter curtains. If you have a look at sold prices in your road on rightmove, the first house on the list has some nice touches. The table in the kitchen really helps, even though it's against the wall. It's just more alive in some way and gives the impression of a happy home.

Honestly the area really does make a difference. We are walking distance to all Of the schools and the town centre. That estate house linked isn’t. And 3 miles away is winsford. Massive differences in price.

Honestly I think with the local competition op there is nothing much uou can do to it that’s going to make it worth thirty grand more than the competition, as well as the house I posted earlier just over a mile away, you’re also competing with this new build estate less than three miles away.

I think you need to drop the price.

I like your house, its nice. It does look a bit drab though-its the grey. Stlish it might be but its also depressing. Could you out colourful cushions and flowers in the pictures? Accessories with colour to brighten the rooms up? A mirror on the wall to reflect natural light?
The kitchen is plain, it just doesn;t look warm iyswim? Its too tidy!!
The hall is grey and not inviting and I'm not sure what the room between the living room and dining room is?
It is nice, just plain

The house looks nice but:

  • change the wallpaper (repaint) in photos 2&3.
  • get rid of the yellow and purple paint.
  • carpets look pretty cheap but no point in replacement if you are moving.

Not sure what prices are like near you but don't be the most expensive as that's how people judge value

You have a lovely house but the photos are not selling it well. The one thing that would put me off is the garden at the back. It is over looked and (I think?) it is north east facing.

I agree re the lighting.
Also , although it looks beautifully kept and cared for, I think you have gone a little bit overboard on the decluttering and so it has lost character.
Also agree re the pics not showing the size of the rooms well.
