Why isn’t my house selling?

Please can you help?

We have been on since I think October, had only 2 viewings and one offer of £317k which was withdrawn as it was the top end of their budget - we wouldn’t have accepted anyway.

Most other houses locally seem to be moving really fast. Would appreciate guidance.

I'd change estate agents. I don't think there is much wrong with your house but the floor plan is blurred and the photos uninspiring.

Its very well kept OP and a really lovely garden.

I'd probably remove the heavy curtains that look like they are separating a room and brighten it up with a few scatter cushions and fresh flowers.

Other than that it is down to timing (Brexit) and price.

CV19 and wfh are causing people to reassess where and how they live. More people are selling up from populated areas and moving to small, less populated ones with more access to nature being the motivation.

On rightmove there are two 4 bedroom houses for cheaper prices. So I think first and foremost yours may be overpriced. If you drop the price and it still doesn’t sell I’d have professional pics taken and allow them to dress the house with flowers and their usual props!

I think it's lovely - yes its bland decor but that gives a blank canvass. If it were in my part of Hertfordshire for £600,000 -650,000 I'd bite your hand off to get it. No idea if it's overpriced in your area but it's lovely.

We are 5 mins walk from country so good location in that sense

I’ll start with dressing and photos and a new agent and see how we go

Have you any photos of the bedrooms that you've taken for us to have a look at?

The photos you've posted (despite having 'mess' in them) are far better than the EA photos.
The EA photos make the house look a bit meh, like it's not dated enough to be a little project for someone but it's also not ready to go. Also looks dark. The pictures you've posted show the opposite.

I know we're supposed to declutter before advertising a house for sale, but the photos look very drab with nothing homely. It looks like a fine building but the inside looks like a partially furnished house for let to me. Sorry. 😬
This is exactly my thoughts it doesn't look 'homely' . It's a lovely house though and could be amazing with a few tweaks Good luck OP !

They've obviously used a very wide angled lens ( the rooms look slightly curved round the edges) which will make the rooms look a lot larger than they are. That means a mismatch between expectation and reality

Lounge and kitchen not good, some may factor that in when considering a viewing. I agree with everyone that the photos are poor and quite randomly taken. The lilac bedroom - while technically I imagine you could get a double bed in there, the fact it would be squished in that space would put me off and I wouldn't consider it a double bedroom. It is very tidy and looks very well kept.

Just a thought about price...

My sister bought her place for 200k. 6 months later her NDN listed their for 350. Now Sisters place needs a new kitchen, new bathroom and redecorating throughout (they are working on it) and NDN has done all of that. But there is no way that it is worth 150k more. They have complained and complained that EA doesnt want to list it for its (on NDN's opinion) true worth and that when it was listed, they got no viewings. less than half a mile away are brand new builds for the same size and with guarantees etc, for the same price. Which would you choose?

Lovely house and immaculately tidy. I got a much better sense for the house when I used the video that sort of let you walk round.

The things putting me off would be if I clicked it on a search what would make me want to go and look at it, what would make me pull my partner over and say "take a look at this" and I think on balance it's mainly the photo's. Possibly 10k overpriced plus hesitation around stamp duty.

Three massive TVs sort of put me off as well, as that's the thing i would remember most at the moment.

"I saw a house today, some dark photos from unusual angles, and three massive TVs." I don't think I'd get much traction if I were putting together a list of houses to go and see.

Probably should add that NDN is a builder and did all the work himself so probably they have misjudged it worth as both financial AND sentimental.

The downstairs layout is really awkward. It sounds like it was much better before. Currently it’s a 4 bed house with space for 2 people in the living room! Would flow better with the dining room off the kitchen and then make the garden room more of a grown up space with a sofa. That garden room would be the biggest selling point for me, I’d want a relaxing space to look out on the garden

@slithytoveisascientist I think your house is gorgeous inside. Right up my street, even if some other posters are being a bit negative about it.

I suspect as a few people have said, that it's the price. 9 times out of 10, when a house isn't selling, it's because of the price.

On paper it's a decent family house but it's so drab and the fittings look very B&Q. As PP have said, people are nervous (or skint, or imply not needing to move), atm, but it's a very scroll on by house.

But its not an old house is it? I would class it as a newish build, and if a brand new build was the same price just down the road I would pick that.

I dont like new builds either tbh, which is why I wouldnt look at yours....sorry!

The Croxton Lane one which sold quickly is significantly more attractive OP. It has more character. Yours is, forgive me...very cookie cutter...bland. The Croxton Lane one looked much more appealing.
