What others have you looked at, its nice but seems quite a walk to any shops, is that the only area you like.

I think the garden is much more appealing than the house. The EPC ‘E’ rating seems low considering the house has modern double glazing and looks newly renovated enough that the boiler shouldn’t be too old. There are no dimensions on the floor plan so it’s difficult to gauge exactly how small the fourth bedroom is: is it large enough to comfortably fit at least a single bed and a proper wardrobe or is the house really a glorified three-bed with a study?

I don't find it appealing at all. The layout looks uncomfortable, the decor and finishes are poor, and that makes me suspect shoddy work in areas that aren't visible.

I would look a bit further out, on Rightmove there are detached for the same price or lower but have never been there so no idea what's it's like. The flooring looks a bit cheap.

Apart from the laminate flooring I think it’s lovely. However it has 4 bedrooms and only 2 are shown. The garden is wow.

At first glance it looks great. Lots of space to
Work with downstairs. Lovely views and garden. I guess it depends on what the area is like and what else there is for that price.

Are you hoping to negotiate to within budget?

Personally, looking at homes that are out of my budget just depresses me!

thanks for all the replies which are very useful.

hadn't noticed the EPC rating. the area is great - a short walk to shops, schools, parks etc. As we are looking for a four bed with garden and garage, there are very few available so not much choice.

I agree the layout is pretty strange but we have seen it in person and it works really well. The garage is amazing. Unfortunately we haven't got green fingers so we won't be able to keep the garden as it is at the moment, but we will put a trampoline in and perhaps get a gardener to help. The fourth bedroom will actually be my study and is a good size for this.

@ComtesseDeSpair - why do you think the decor/finishes are poor? I'm very new to buying houses so am pretty clueless!!!

A house with a piano and a bicycle in the hallway just says to me there is not enough room in the house.

The conservatory doesn't look very nice or seem to add much but maybe it could be properly utilitsed?

The garden furniture is hideous Wink.

I think it looks quite nice, I’m certainly not seeing any dodgey diy. The decking needs some care.

I don’t really understand comments on the garden furniture. Maybe rhe poster thinks it comes with the property.😂

It’s hard to put a finger on one thing exactly, the whole property just doesn’t have a professional finish so it would worry me that if they’re DIY fanatics then they may have tinkered with the electrics or done dodgy repairs themselves, if you like it is just make sure you’ve got a little pot for any repairs that might come up.

Great outdoor space and lovely view. Not so sure about the house itself. It seems cramped.

Having the cycle on the wall by the front door,makes me wonder whether there is a theft problem -or maybe its a style feature? ( Could be biased as DS and housemates keep their bikes in the hall as neighbours warned them about bike thefts....... not in Swansea though)

That video really shows the garden, I’d totally be removing the tree ans hedges that blocks the middle off so I could see all the way to the bottom.

The video also has terrible lighting.

It's a huge garden if you're not gardeners. I'd love it as would love a larger garden and veg patch etc. A lot to look after.

It appears to be have been on the market quite awhile - since last August, is it overpriced? That could be in your favour.
Also on the video it is apparently under offer.
I think that it's lovely
