what do you think of this house? It's our favourite by far but slightly out of our budget:

I like it. Loads of potential there. But it clearly needs updating. Not necessarily from style perspective, but the old furnishings and the low energy reading suggests that there may be a lot to bring up to modern standards. And if it's always stretching your budget...

OTOH the fabulous garden suggests that the person who lived there might have been someone who took care of their home, so it might be well-maintained, just not up-to-date. Could you live with that until you could afford to improve it? I could.

Location I can't comment on, because everyone's priorities are different.

Oh, and B4 looks like a box room. Perfect if you want a 3-bed with a study.

Already stretching your budget, not always.

It has some lovely period features and could look great with updated decor. Can’t comment on the price as I don’t know the area.
The extension/conservatory layout is not great, however. It’s convoluted, the kitchen is too small/separate and the storage room blocks the light into the middle room. I’d budget for changing the internal layout of that part of the house and then re-assess the asking price.
Is there a side gate? I think I spotted one next to the patio. There seemed to be a lot of bikes everywhere but that might be easily resolved with a secure shed as there is plenty of space in the garden. The garden is huge and the view is lovely!

PS The EPC rating seems really low but I wouldn’t trust it, they are often based on a lot of assumptions. There should be a full version of it and it will probably say „assumed“ behind every listed building component and may include comments on things like light bulbs which are easily changed. I would check the full EPC and check the house when viewing for double glazing and loft insulation. The conservatory may be cold if the double glazing is thin.

Oh I don't like it at all sorry op...it seems disjointed and as others have said i think it would need a lot doing to it so not good if your budget is already stretched. Also I'm not a fan of semi detached...but 100% realise detached properties shoot up in price! Good luck with what you decide.

I'd pass if it's already stretching your budget. The finish looks really cheap and tatty. They've gone for some of the cheapest options possible like laminate etc. I'd echo not being surprised to find shoddy workmanship in that house.

OH knows Sketty he says the area is full of students and a lot of the big houses are HMOs and that view of the bay is from the the top front bedroom

Fabulous garden and views, nice house, not keen on the garden room or whatever it is, kitchen a bit small. But very nice.

@Chicchicchicchiclana

A house with a piano and a bicycle in the hallway just says to me there is not enough room in the house.

The conservatory doesn't look very nice or seem to add much but maybe it could be properly utilitsed?

The garden furniture is hideous Wink.

Most people Don’t have pianos and the bike could Be there as it’s expensive so they don’t want it left outside . My boys bike is in the house as it’s over £600 as is his sport.

I think it’s lovely OP. Looks cosy and homely. Seems expensive, but I come from the North, where house prices are generally a lot cheaper.

Thanks all for the huge amount of comments which have been so useful! I agree there are some negative aspects to the house such as the conservatory, small kitchen and the pokey living room area, but the garden and garage (for husband's art studio) are perfect for what we need, and it has the 4 required bedrooms. We have been living locally for some years and we prefer Sketty because it is a prime location and close to good schools though I realise it has a student problem.

We will have a small amount of money to decorate and buy new furniture. What would you suggest as a first step? I know nothing about interior design so open to any tips at all. My focus will perhaps be on the pokey living room area next to the kitchen and the conservatory. I will also decorate the 4th bedroom as my study which is exciting.

I think my first step would be to lose the evil green wallpaper in the living room

Mumisnotmyonlyname · 06/02/2021 22:52

Nice house.
