@propertyhell they only actually applied about 3 weeks ago as took them ages to get all their documents together. Survey was done on my place Friday before last. Annoying issue is that their solicitor is not approved by HSBC or something along those lines so they are using a different solicitor to handle the mortgage when the offer comes in... hopefully this doesn't cause further delays! All enquiries are complete so this is the last thing now. Buyers were the ones pushing for pre Xmas completion the whole time too 😅

Our buyer wants to exchange and compete next week. Our seller wants to exchange with a gap so they can find a rented house. We just want to cry. Seller is refusing to move before christmas and we just feel stuck in the middle. I have no idea what’s going to happen now.

We have exchanged to complete on 16th! Will be 17 weeks all in, not 28 days as was suggested at the start, but we got there in the end. Chain of 3. No mortgages involved. What a palaver! Booze tonight I think.

Ooh a few exchanges! Well done. I hope this means that all of the people holding things up are pulling their fingers out in time to complete before Christmas!

We are on day 8 of waiting to exchange. Apparently the solicitors have been informed by the bank the document is on its way, but it just hasnt got there yet. (This is a document for the people at the bottom of the chain, who we only found out existed last week).

If we exchange tomorrow we're on for the 18th still.

If we don't I have no idea what we'll do. I doubt we will complete by Christmas then. Estate agents are chasing up in the morning so we'll see. They have been really earning their commission!

As our purchase fell through we're moving in with family. A house came on the market today and I'm going for a look next week. It needs a bit of work but that means it's just about in our price range! It's nice to be looking while we're living with family, so there's no urgency.

I also start my new job next week...in our new town so there is going to be a lot of travelling and logistics of childcare to work out. Hope it gets sorted soon!

I’ve not posted on this thread before. Offer made on my property June, offer accepted on a purchase in July. Massive chain. We were really hoping to complete pre Christmas but I think we need a Christmas miracle! Most of the chain is ready, the issue is our purchase, particularly the conveyancing. We have combination of a thorough solicitor acting for us with slow and incompetent solicitors acting for the vendor. We’re down to about 5 outstanding enquiries now but it seems to be taking an age to resolve anything. One is a lease dispute-my solicitor says the lease is illegible and their solicitors are saying it’s not! The copy that has been provided has hard to read Victorian style writing on. Other issue is to do with planning for an extension. The vendors had pp-I can see via LA planning portal that conditional pp was granted but my solicitors are asking for a copy of the planning permission and that conditions were complied with. The only thing the vendor has produced is the building regs completion certificate. I don’t know whether my solicitor is being over cautious or not but I’m worried that it’s going to drag on with no resolution in sight. 🙁

We have exchanged today!!! Woo hoo! Finally Grin Due to complete on Thursday. I cant decide if I'm relieved and excited, or just more anxious, cant wait to get in and settled.

Congrats to everyone else who has exchanged, seems there's been a flurry of ot! Good luck to everyone else, I hope things ho smoothly for you all and problems are resolved quickly. Smile

We are still awaiting buyers to get back after survey, it was last Wednesday so presumably will hear soon.

Also electrician in this week to house we are selling (empty) and getting EA to let them in as DS has to covid-isolate for 2 weeks due to case at school.

@gyptian - what other proof does your solicitor expect to see, other than a building control cert? Asking because that's all I've supplied for our sale, can't think how else you'd prove that you had satisfied the conditions...?

@HouseyHouse21-I’m not sure. I had thought the building regs completion cert wouldn’t have been issued if the work hadn’t satisfied the planning approval but I’m not an expert. Maybe I should query it.

I know there are hundreds of possible factors but I've just had a count up for those interested. Completion on Thursday will be 17 wks from accepting the offer for our house (started conveyancing straight away, took the gamble we would find somewhere!) 12wks from the date we had our offer agreed which also completed the short 3 house chain. Not tooooo bad by some 2020 standards, but it has felt an eternity at times. Roll on thursday evening! ConfusedGrin

Well, I am just a baby at three weeks since offer accepted! No chain (first time buyers and seller is going to rent). I think that things are going well so far although I know those are famous last words. Had mortgage offer in under two weeks. So worried that vendors are going to change their minds before exchange.

Cannot believe how long some of you have been dealing with all this!

When do buyers book in their home buyers survey? We've had their mortgage survey done but nothing booked in yet for the homebuyers.

@Oaklion I would recommend booking a survey ASAP. Surveyors are so busy, in my area at least, that we got turned down by a couple of places. Found a good surveyor in the end, but it did take a month to get an actual date they had someone free to do the survey. It's finally happening on Friday.

If course it's a little bit of a gamble if you don't have a mortgage offer yet, but then this whole homebuying thing itself seems like a bit of a gamble doesn't it.

Our buyers got mortgage survey in first week, homebuyers survey after a month and a half, mortgage approval after 1.5 weeks though homebuyers was cancelled twice and delayed by 2 weeks from first date.

@Catmummyof2-I’ve checked the building regs certificate we’ve got and it includes a date for approval of plans. The vendor is arguing that is sufficient and they don’t have anything else.

@Catmummyof2-thanks for that. That makes sense. I can find the planning approval online, so I don’t see why it’s such a problem for them to provide. I’m a bit worried about the conditions element of it. The conditions that I can see as part of the planning approval state that the extension had to be done in accordance with the plans submitted and the vendors have said they don’t have any other paperwork other than the building regs certificate. Really hope that it’s sorted before our mortgage offer expires at the end of January. 😬

Were still hanging around waiting to exchange. Our buyer is an investor buying under LTD company so needs a guarantee for his mortgage. Meeting Thursday, his solicitor reckons he can then request the funds from the lender on Friday which takes 5-7 days. Does anyone have any experience of this please? He reckons we're still on track to complete before Christmas but I'm not so sure...!

👋🏽 Just spotted this thread - Currently in the process of trying to sell our house. Been on the market almost a month. We had two great over asking offers - first offer was cash buyer who mysteriously pulled out when agent asked for proof of funds, second buyer pulled out due to medical issue. (Also had an below asking offer but way lower than we’d accept based on other stuff that’s sold near by) Back on the market - last viewing we had was a week ago, now all quiet. Not sure what to do now tbh. Do we just leave it til after Xmas and hope people start looking then?

We've had a day surrounded by packing boxes and removals men, an evening of chaos and then hopefully by this time tomorrow we will be settling in to our new house! It still doesn't really feel real to be honest, hoping everything goes smoothly tomorrow.
