We are still in limbo. Our buyer is ready to exchange. Our vendor and her solicitor went awol on Friday so nothing happened. It was supposed to be chain free but she is now buying somewhere, and we think she is trying to tie in the purchase. The agreement was for it to be done by Christmas.
We are now looking at going into rented so we can keep our buyer and be in a stronger position to buy. This is the third house we have gone to the edge of exchange on, yet more money down the drain if it doesn’t go ahead. Shit system.

Fingers crossed for everyone hoping to exchange or complete this coming week.

If we don't exchange by Wednesday we won't be moving house before Christmas.

DH has promised to buy me a Chinese Takeaway when we exchange. I've never been so desperate for Chinese!

We are on day 7 here of waiting to exchange. Not sure what's going on really. Our solicitor says that they're just waiting for confirmation from the bank. I just really don't feel like it's going to happen. How long do you wait before you give up? X

Have been reading this thread since August trying to keep myself sane with the process of selling and buying.
Our house sold in September and we had an offer accepted in September.
I had hoped we would have been in our new home before Christmas but I'm starting to give up hope of that now our vendors solicitors are beyond useless and we are still waiting on the local authority searches to come back.
We are now 10 weeks in and it's driving me insane. I am beyond stressed out and anxious constantly worrying that our sale and purchase could collapse.
What should have been seen to be straight forward has taken what feels like forever we have FTB buying ours and the house we are purchasing is vacant so a short chain.
I've given up hope of moving before Christmas now and have even set up my Christmas tree and decs 🤣 really hope we have some good news before Christmas rolls around and I hope some of you get your exchanges this week and completion dates sorted 🤞🏻

@OUB1974 We get kept getting told by our solicitor that they're waiting for something from the bank, it went on for 10 days. I eventually phoned the lender and found out that it was a query that was actually sitting with our solicitor, I managed to sort out within half an hour.

Might be worth a go?

3 hour mortgage appointment on the phone today - argh stressful! Seemed to go well. She queried why we were looking at 28 years but when I said we were thinking about affordability said we were well within it so now we're going for 25 years as standard (or just less). She told us we passed the basic credit check too. Got a good rate so just got to hope it goes through okay.

Still a lot of hurdles - surveys etc. But one step at a time.

After weeks of being messed around waiting for a valuation after they lost the keys, they now can't do it tomorrow as planned as they have lost them again. I'm starting to lose patience as well as faith. I can see us just ending up with a massive pile of bills and no house.
Anyone wanting to use Barclays for a mortgage, I'd advise against it as their valuation surveyors are shite.

No exchange again today either although our buyer's money and signed contracts have been with their solicitor since Thursday. It feels so close but yet so far. Our estate agent is going to try and give the solicitors a nudge tomorrow and I'm keeping my fingers crossed.

We had our boiler serviced as requested by our buyers, all fine. He stuck a company sticker plus his signature to the front of the boiler. As no work was needed we have no further paperwork. Does anyone know if this sticker is likely to be satisfactory for our buyer or if we need to ask for written confirmation that the boiler is working?

@propertyhell he should have filled out a service sheet and given it to you. I've had to do the same thing for my buyers, otherwise there's no record other than his sticker that all was ok, needs to log down the readings he got from it etc and tick boxes to say all fine x

Been a bit quiet on the old thread recently as we had a bereavement and life got in the way a bit, but we have finally exchanged today and move in next Monday 🥳

Would also like to know if exchange before xmas and completion afterwoods is advised?

Having almost given up hope last week, it seems we are now ready to exchange as soon as we give a completion date. The others in the chain are totally flexible so we can choose this. The only problem is that most of the removal companies are fully booked now till Xmas. If we can find anyone, we could exchange today and complete next week.

Just received an email from our solicitor asking to give authority to exchange with a completion date of 17th..... only thing is all the chain agreed early January as far as I know as we couldn't get removals booked before Christmas. Praying that it's just a little mix up and we can exchange today.

We've got our survey finally this Friday, and apparently the contract pack turned up last Friday. Is it likely we'll see the contract pack, or is that just for our solicitor to see?

Has anyone used HSBC for their mortgage? How long did it take from application to get an offer? Buyer still awaiting their mortgage offer 🙄

This time went very smoothly, 9 weeks exactly between accepting the offer on ours and exchange today. Only three of us in the chain and all motivated and appointed proper solicitors which helped. Our first sale and purchase fell through after 12 weeks so we're delighted that we had some good luck second time round.

Our buyers used HSBC and were very quick, we used FD who are part of HSBC and even though we're existing customers they took ages. Do you know when they actually applied? We had to wait weeks to even get an appt.

Well we exchanged on our sale yesterday, completing on 16th Dec. Offer was made on 15th October, so pretty quick. However, our purchase fell through.... so we are moving into a house next week which has just been fully renovated, and we will rent it while we process a purchase on it. Saves moving twice, we are paying more than we had initially intended, but we won’t need to do any work on it for years, so it’s worth it.
We have now lost 5 houses, and paid out almost 8k in surveys, legals and valuations. Almost lost our sanity too. I’ve just been out choosing a new quartz worktop to be fitted to the new kitchen. Doesn’t quite feel real, but very relieved and quite excited 😍
