I still cant believe how awful this is turning out. Our solicitors were ready for a phone call at 4 o clock. The estate agents have been chasing our buyers but now it appears that their solicitors have gone home for the day.

We were at our very last day for completion on the 18th. My husband has to give his notice at work and today was the last day he could finish next week.

No idea what's going to happen now.

@OUB1974 what a nightmare! My fingers are firmly crossed for you.

Hurrah for those that have exchanged and hope those that have completed are settling in ok.

We had our mortgage approval through today, thankfully only took just over a week. All the home buyers surveys are booked for January (ours, our vendors and our buyers) so nothing we can do until those are back. I’m just hoping that our buyer is desperate enough to want things to go quickly that she won’t live up to her picky reputation. We won’t (can’t) lower the price as we accepted under anyway and have already stated that boiler will be serviced/gutter fixed (if we can find someone available- everyone is booked up at the moment!).

@Catmummyof2 I would definitely not feel comfortable with not at least getting a home buyers report. We actually booked a full buildings survey as vendors have done a fair bit of work to the place themselves including building an extension. It isn't an old place and nothing looks wrong with it at all but considering the building survey was only about £150 more than the home buyer report it seemed like a better safe than sorry option.

We got our memorandum two weeks ago and no pack yet. Actually didn't know we perhaps should have received it already until reading this!

@OUB1974 oh no! That sounds very stressful! Is there no way you can make it work if they can exchange tomorrow? I'm sorry, it can be a very frustrating process sometimes. I hope it works out for you.

@Catmummyof2 I would get a home buyers report too. Unless, possibly, you're very building maintenance savvy and can have a VERY thorough look arpund and check everything properly yourselves yourself.

Another quick mortgage offer here. Had the appt on Monday and now had an email to say it's approved apart from waiting for the valuation survey (so naturally nervous about that now!). Wow, that was quick! (Natwest)

We have given them until mid day. DH will have to stay in a hotel to work his notice, but at least it will be done by Christmas. Our solicitors have left a message with theirs to call them urgently so we will see! Otherwise we are looking at after Christmas.

Hello everyone, it will be eight weeks since my offer was accepted on Sunday. I instructed my solicitor on 28 October.

Two weeks ago my solicitor emailed to say he'd heard nothing from the vendor's solicitor. After two weeks of chasing I've just been told the vendor's solicitor has Covid, and has not been able to action her file. She's been assigned a new solicitor. I realise we have to be patient with the pandemic, but wonder how long I'd have waited if the EA hadn't chased.

We have exchanged - finally! Completion on the 18th and we're moving in with family until we find a house.

We were meant to be exchanging today. But at the last minute our buyers solicitor announced she needed a form signed by the buyers mum as she was gifting her the deposit. Not a major issue you would think except the mum lives in the far East and doesn't speak any English.

Annoying for you, rambling.

So as above our mortgage is almost done, and we know our buyer has done hers. I've just checked in with the solicitor and they don't have the contract pack yet from our vendor so can't start searches yet. Is this normal? Feels crazy that so much is moving so quickly but we haven't really even started the solicitor side yet.

Have asked EA progressor to check in with vendor but a bit worried that their silence means they have changed their mind :(

This is what happened last time, nothing from our buyer until they announced they were pulling out. Silence always makes me nervous!

@InescapableDeath our mortgage valuation has caused no end of problems. We're with Barclays though but I hope NatWest aren't also using eserv surveyors. The keys have been missing since 23/11 and still no sign of a valuation taking place. It's beyond a joke now as our actual surveyor can't get in until they're found.

We had a buyers survey done on ours last Wednesday but not heard anything back from buyers and don't know why. EA said he would try and find out yesterday afternoon but no news from him yet either though he's normally slow. It could be report isn't back I guess.

Not heard a thing today, we might (might) exchange tomorrow or Monday, but if I'm honest, I'm resigned to the fact that we will be here at Christmas and moving in the new year.

Does anyone know how common 'chipping' is after a survey? There are no big issues, but our place is Victorian - so I expect damp might be mentioned. Our buyers don't have their survey until mid-January, by which time we don't have long to sort things out if they are unhappy...

I've been reading the House buying, selling and renting forum on MoneySavingexpert. Several buyers have recently posted they want to renegotiate after their survey. My buyer did this and quoted absolutely ridiculous quotes, and my house had been priced low because of the works. If I had my time again I'd ask the buyer for the extracts from the survey about the 'urgent' works and get quotes myself.

@lachy I know how you feel we are being held up by our useless vendors solicitors everyone else is ready to go and we are the ones slowing it down even though it's not our fault it's the incompetent vendors solicitors 🤦🏻‍♀️

The lack of clarity from estate agents and solicitors is just astounding.

I cannot get a clear answer as to whether the searches have started on the property that our sellers are buying - despite their offer accepted 12 weeks ago and no need for a mortgage.

We are awaiting the response to enquiries on our purchase - over a month now with zero reply.

We're still having huge issues with getting a response from our buyers solicitors. It's so stressful. I can't see how we'll ever exchange if they refuse to communicate.

I did walk away Oaklion, he was a horrible, manipulative little man and had my EA convinced my house was falling down. I do really regret not asking to see the survey, or at least extracts - my house did need renovation, but not to the extent he was claiming. Unfortunately I couldn't counter his quote claims with my own as it was January and I couldn't get anyone to come in time. In that position again I'd insist on the 'evidence' and make sure I had my own quotes. I withdrew from the sale and left the EA too. I went to auction as I'd had enough of stupid games. Out of 33 viewers I only had two very low bids on the day (was on line because of Covid so no 'room competiton'), he offered the highest bid the day after. Much less than I'd ever contemplated accepting, but it was time to settle and get out of there. My kids were horrified but it was a huge listed II freezing house and I couldn't afford the renovations myself. I live nearby and it looks like he's bitten off more than he can chew. Good luck :)

One threatens they will just walk.
The other offers to move some of my stuff and then put the rest in storage and maybe we'd get it before Christmas. This is about 5:30pm

This results in me phoning around, putting desperate pleas on the Internet. One guy can do about 50% and for a very good price. Then another company contact they've had a cancellation and might be able to help. After late night negotiations they can do it, but we need to be fully packed when they get here. So I'm up 1/2 the night finishing the packing that really should have been finished yesterday.

Nothing is easy.
