No progress here and now our estate agent isn't ringing back.

I'm at breaking point. We have done everything we can and short of driving up to our buyers solicitor and banging on the door we can't do much more to get to exchange.

@lachy exactly the same here, no progress at all. Everyone is ready but no one can get a response from our buyers solicitor, even our buyers! I drive past their office a lot and I can't tell you how much I want to call in.

We are fine with communication despite buyers using online conveyancer which has surprised me. But awaiting survey results done on Wednesday and I asked the EA if any news and he said surveyor had said a few bits but not specified other than penetrative damp. Never noticed any damp but its Victorian and gutters not done for a while so maybe that. They already got 9% off original asking price after on for 5 weeks and got it for a low price but suspect they'll be back to ask for a discount, its just what else it shows and how much they will ask for off. We have paid for gas and electric checks, gas was fine, electrics wasn't as it tests to 2018 rules and done before then and that's £1k of work to pass. We will pay for that but they don't know that yet. Am a bit worried as their current house is a new one though they did point out to EA a few things that needed doing when they were there like like flat roof and guttering so maybe they won't run at any work.

Last week all searches back and enquiries were sent off to vendors solicitor. All enquires answered with buyers solicitor and mortgage survey done for buyer. Expected some progress this week, but have had no updates. Idea was to definitely complete on sale before Xmas and atleast exchange if not complete on purchase before Xmas but I can't even see exchange on either happening at this rate!

Feel like a nag now if I email my solicitor for an update... 😫😫 they always say 'we'll let you know when we receive this' etc etc but never do unless I ask. They wouldn't have had my mortgage offer unless I told them how to find it on their own systems last week!

I'm not proud of myself but we've just gone to our estate agents and tore a strip off them.

We are paying their fees. Not our buyer, but they are quite happy to talk to them. And I can't believe that they will not call us back. Today's excuse is that the person we are desperate to speak to "is too busy with completions" I'm so angry that I cried.

I don't know what to do.

The surveyors have finally found the keys they lost so have booked in the valuation for Tuesday - 2wks late. No idea when they'll be able to get the keys back to the estate agent as they refuse to collect or return keys in person which is how they cocked up in the first place. I have everything crossed that our building surveyor can do our survey ASAP once the keys are returned.

@lachy It's such a stressful, emotional process. Things only started happening for us when we kicked up a bit of a fuss, which neither me nor my husband like doing.

Our purchase has hit a real stumbling block relating to a restriction on the deeds that the solicitors don't seem able to resolve. I'm hoping somebody somewhere can find a solution soon as our buyer is getting impatient.

Our EA didn't communicate with us when ours was on the market for sale, really bizarre but since gone under offer it's still quite variable but I find if I e-mail him information, he e-mails me information back, its like we are trading. Confused But if I don't message we get nothing, buyers survey was cancelled twice didn't tell us and DH took a day off work for one. Another time I messaged him to say I had booked EPC and he messaged back to say he had booked one too but it was OK he could cancel his - I had no idea he was booking one. Then I asked if survey had taken place got a yes but no info. So I messaged back with the well they know about this and he messaged back oh the surveyor did mention damp. Hmm I'm glad we've moved already though and not buying.

Slight bit of positive news today that our buyers' solicitors are just waiting for authorisation from the bank and then they will exchange. I'm hoping it's straightforward now.

Our estate agents have been amazing through this, sorry for everyone who has crap ones. They have kept us informed, pushed for information and done everything they can to help. Very impressed by them.

You do have to get angry when they provide poor service though.

We phoned our EA today and they said our buyer is happy for exchange in January so the pressure is off for Christmas. We know searches and mortgage will be sorted by mid December.

We’ve asked for a general update from our solicitor but she won’t give us one because she’s too busy. Yawn. So many excuses.

Feeling bit happier now though :)

We got the keys - all 30 of them :-). Exhausted as woke up at 4.45 am and we still need to finish packing as removals coming at 8 am tomorrow. Can't believe after all these months we actually did it!

We exchanged today! Still doesn't feel real!! Grin I am absolutely over the moon. I did a drive by past this house a whole year ago and begged DH to put our house on the market for it. Can't believe it's going to be ours!

10 day countdown til completion is on, roll on 14th December.

And my boss told me I'm getting a pay rise today which is the cherry on top. Happy Friday!! WineXmas Grin

Sorry to hear others are still in the rough phase at the moment. You will come through the other side, deep breaths!

Well we didn't exchange today, hopefully Monday or Tuesday! Won't be completing until after Christmas though as nobody in our chain can face moving before and removal companies all booked up anyway!

We are still in limbo. Neither our EA or solicitor can get hold of our buyer or his solicitor. I've told our EA we are thinking of our options as we can't go on like this. He's just been stalling and delaying the whole process. I wish we could put the house back on the market but we can't afford to pay the solicitor twice and we may lose the house we are trying to buy as well! It's such a mess.

We finally got a mortgage offer to port our existing mortgage, only 9 weeks or so since we first contacted them. Feels slightly weird to have 2 mortgage offers and be ignoring one.

We exchanged today! What a relief.
Our buyers solicitors were behaving very petulantly and despite our buyer transferring the deposit first thing, they refused to confirm exchange until 5 to 5 this afternoon! Estate agents and solicitors were frantic.

Completion due to take place next Friday. Gosh now it feels too quick!

We are due to complete and move on the 10th. No exchange yet although we're assured everything for everyone in the chain is ready to exchange. We havent been pushing for it though as my OH is currently isolating due to contact with someone with covid Confused nightmare! He has to isolate till the 9th, so far no sign of any symptoms so we're just desperately hoping it stays that way and we can still move on Thursday. Looking at exchange the say before or possibly simultaneously which we really wanted avoid. Eurgh, 2020....the year that keeps on giving! Wish us luck!
Congrats to exchangers and completers! Hopefully we won't be far behind you.

Lovely to see some exchanges happening! After believing our purchase was all about to fall apart yesterday, it's been escalated to be dealt with a different solicitor who may be able to sort it all out! What a roller-coaster!

We completed yesterday! Small chain of us, seller and their onward purchase. I know it's asked a lot on here, it's taken 10 weeks from us confirming we were still very much interested in the property. That's after our offer was accepted way back in June 2019!! Our sellers onward purchase fell through in August 2019 and they took a long, long time finding somewhere new, they wanted semi-rural with a view and had a fairly wide search area. Obviously lockdown didn't help. We knew the house was "the one" though so we were happy to wait. We did view other stuff but compared everything back to this one. So glad we waited though, the new house is absolutely perfect for us in every way. The sellers left it spotless, right down to ( or up to!) the loft, I've never seen such a clean loft.

We finally have survey dates now the house keys have been found. There's a week between the bank's valuation survey and our full survey as we lost our appointment due to the valuation surveyor being useless.
Fingers crossed that by the time they're done, the searches are back. Our buyers survey has been done so at least we can deal with any queries from that while we're waiting.

Has anyone had a slightly longer gap between exchange and completion before? Our plan is to exchange next week (buyer has transferred their deposit) but completion not until start of Jan so 4 weeks between exchange and completion which is longer than usual I think? Nobody can get removals before Christmas but we want the certainty of exchange before we start packing after being burned in the past, plus Christmas is in the middle so things will shut down for a bit. But now I'm panicking that it's too long a gap and what if something happens to the house, our mortgage offer etc. Am I worrying over nothing?
