And now.... the very naive woman buying mine says, perkily, that if we were going to complete March 3rd (the original date) her solicitors say the earliest we could exchange is 22 Feb because it's their 'policy' not to leave any longer than that between exchange and completion. I've told my agent to put her back in her box and INSTRUCT HER SOLICITORS rather than have them tell her what to do. FFS.

And now (2).... buyers solicitor has point blank refused to take client's instructions to exchange with a completion date any later than 7 days. So my fab agent has found a local solicitor (buyer is on other side of the country) who will take on the file, review it fast and do it. But obviously that will take a couple of weeks as the mortgage has to be reissued....... I knew this would be stressful but I had no idea it would be this bad.

Well here I still am. Several threads down the line.

As ever cheered by both the successes and the trauma of others here. Makes me feel not alone and gives hope

Had more action in the last week than in the last 4 months including words like dates being bandied about. And what are hopefully small issues rather than show stoppers.

When we started this we had no intention of joining our sale to our purchase which at the time was a few pegs in the ground , now we are worried about losing that if this simple sake doesn't actually get sorted soon

I don't want to jinx things by getting organised but it could be chaos if we exchange soon. Can't help feeling a little excited

Hi all, was just wondering whether it was normal to hear nothing from our solicitor? Practically nothing.

We had the survey results pack at the beginning of Sept, asked for an update via email in Oct, no reply, so I rang her. Said she was waiting for enquiries. Then nothing. Rang her again in Jan, said she was still waiting for enquiries and had nothing since.

Ditto the EA, not much better. We put our offer in in August! It's an awful lot of silence. If I hadn't rung our solicitor, I don't think I would have heard from her at all!

Pre that, probs 2-3 times a week??

Our estate agent has been very proactive

Contact with us, the buyer and the buyers solicitor

We don't need to chase. She advises us when to chase our solicitor etc

It's not been quick but at least we have always known what had been happening ( mostly " unable to speak to the buyers solicitor ", " waiting for the buyers solicitor to do xxx" )

Only posted a couple of times, but we have finally exchanged today to complete next Wednesday. It’s been fine up until the last month when it’s been very stressful as the solicitors have just been non communicative. We have had to chase and chase with bollocks reasons given for no action being taken. So frustrating!

Sky also did the same thing to us, emailing to say sorry you’ve cancelled your contract! Erm no we haven’t! I didn’t mind our buyer being organised but the fact that they had taken instructions on OUR contract from a third party without even bothering to contact us to confirm was nonsense. Especially when we have to jump through so many hoops to get them to do anything. DH gave them hell, but it’s worked out ok as we should at least have internet the day after we move in.

And we can finally relax and get things ready for our movers to come and do our packing next Tuesday.

Good luck to everyone still in the ridiculous nightmare that is conveyancing process. I have my fingers crossed for lots of swift exchanges and completions for you.

I think it's definitely needed to be phoning every couple of days! Estate agent and solicitor. I wish our buyers were more proactive, it's the only way to keep things moving.

Exchange date for us today (I hope!)

I have a feeling it's going to be pushed back until tomorrow, so I'm not holding my breath!

Exchanging and completing tomorrow after a long hellish 6 months. This included demanding the law firm we contracted with change the slow and frustrating conveyancer we were originally assigned. Once the new conveyancer was onboard in Jan things moved on with good pace. I wish we had done this months ago.

Only thing outstanding on our sale now is the searches (but don't know if that will lead to further enquiries) and they're not due back til the end of next week. It's frustrating knowing that nothing is happening and there's not much anything can do. Our buyer is apparently looking into search indemnity insurance as an alternative, but it's been a couple of days without news, so looking unlikely.

Joining in as we accepted an offer on our house on Monday. It's 20 years since we moved here, and that was a company relocation, so they dealt with most of the practicalities. Feeling a bit at sea with the whole process, but fortunately my DH is mostly dealing with it all (not a "blue job" thing, more that he's retired and I'm still working, so he has more time than me).

Our solicitor seems pretty efficient so far - we've had various forms by email, and the paper copies are in the post so should arrive tomorrow so we can fill them all in & send back.

Just feeling a bit uncomfortable that we have no idea what the situation of our buyers is - we forgot to ask the EA. We have no chain our end - we're self-building, the other side of the country, so will be going into rental down there when we sell.

Heart sank when I saw all those red 3's but they are just 'this needs painting' 'this needs cleaning' etc

Didn't exchange today.
We were ready, our solicitor was ready.
So was estate agent, buyer and housing association.

No reply from the buyers solicitor to confirm!

Are people actually doing exchange and complete on the same day?

Does it usually work ? What is your experience?

After months of nothing it feels like I am about to be launched into a terrifying whirlwind

@whyamodoingthistomyself we exchanged and completed on the same day in the end. But the house we bought was empty and we were in rented so weren’t relying on anyone else in a chain so much much less to go wrong

Anyone know what is a reasonable amount of time for a seller to find rental accommodation? It’s been almost a week and we’ve heard nothing. I’ve been chasing but no one seems to know anything. It’s very frustrating.

@Gyptian we have done 3 weeks between exchange and completion so our seller can secure a rental. No idea really what’s reasonable!

Well we've exchanged on our sale! Moving day 24th. Into storage and the in laws until purchase is ready.

Exchanging on our purchase on Monday 🤞 wed decided to sell up no matter what, so it is a risk but a calculated one!

Hope everyone else hoping to exchange/complete today have done so

Radio silence here. It makes me nervous. I really want to start talking about exchange dates but have this constant fear it's all going to fall apart. Just want to get out of my house!

Dates aren't usually set for exchange - they happen when everyone is ready (as frustrating as that is). I have done a bit of conveyancing work and, believe me, solicitors do not deliberately delay exchange - if there is a chain it can be very time consuming as you have to call up the chain to give a release and then the top of the chain exchange and the phone calls all start again to confirm exchange.... each solicitor has to get confirmation to proceed from their client and if you are trying to do more than one exchange it equals a lot of phone calls (and waiting for people to call you back).
I liked nothing more than getting an exchange over the line (mainly because I then passed the file over to a colleague who dealt with post exchange and completion matters).
Plus that time between exchanging on the purchase before confirming the exchange on the sale used to make me a bit anxious.
