@InescapableDeath similarly quiet here after a flurry of emails at the start of the week! We offered our buyer £300 towards chimney repointing but she's not responded. We've not had anything through on our purchase since the searches came back in early Jan. I'm getting nervous about removals availability now...

No progress here either. I'm getting more and more worried with each week that passes. We've been ready to exchange for what feels like ages, but nothing ever actually happens.
Our latest update from the solicitor was that they were going to ask for exchange. But they said that last week too. We've tried to push for the final bill so we can get our small deposit to them but they don't seem in a rush.

So given that we were told that the searches on our property wouldn't be back on 5th February as advised and we would have to wait until 6th May, I thought that our move was all over. We had to complete by 31st March as that's when our mortgage offer expired and the stamp duty holiday would be over.

Our buyers tried to get an indemnity policy but this was rejected by their mortgage lender.

We hung in there as the mortgage offer was extended and I was hopeful of the stamp duty holiday being extended.

Our solicitors got in touch today, to say that our buyers have now managed to get the indemnity policy now and what date would we like to complete on!

Still have to exchange so not letting myself get too excited but things look promising!

We’ve exchanged today. I’ve been dipping out of this thread since august.

My advice would be , be tenacious. Things really moves when we made call and put the pressure on. Don’t be afraid to do

I was hoping all my paper work was finalised and that we would exchange next week. But I've not had the pack yet from my solicitors and he said it's too early to say on dates for exchange/completion. Yikes - I don't like the waiting game..... I'm just keeping on nudging my solicitor to check on progress.

We had word on Friday that everything is in place in our chain and aiming for exchange this Friday. We should find out tomorrow or Tuesday if it is definitely happening... We have been ready for over 6vweeks now and had to postpone our storage reservation twice already so I have everything crossed that it actually happens!

CF buyer has pulled out. I’m a combination of upset and livid that she kept messing us about for so bloody long. In the words of our solicitor “here’s hoping you find a new buyer and they don’t have so many silly requests”.

Estate agent is pulling out all the stops to try and get us a new buyer and keep the chain going. Already back up on rightmove and had a viewing request. We’ll miss the stamp duty holiday now though.

@motherofHeathens I am so sorry!! What was her reason? What is going through people's heads when they pull out this far along! All the heartache and stress it will cause for others. Just awful.

@Winterwaves no reason given, I think it’s because we wouldn’t reduce the price, having already accepted her low offer.

I just keep thinking about all the money and time wasted, even if she’d pulled out two weeks ago it would of been horrid but it would of given us two more weeks to find another buyer. Oh well, best crack on and get the house vaguely presentable (with added packing boxes!) now we have to start with viewings again...!

MotherofHeathens- I am so sorry to hear your buyer has pulled. Having had a purchase fall through at the last minute in the past, I know how awful it is.

After months of reading this thread, I am joining in. We’re in a chain of 3 properties and are buying the top house (I am not sure how to describe chains- people? houses? transactions?). We had our offer accepted at the beginning of December, and were prepared that 31 March was tight, but made it clear that it had to be doable. Found out the bottom of the chain hasn’t got a mortgage yet. Also waiting for our sellers to answer our queries (after waiting a month!) so not looking good.

Just here to vent as I call everyone in the universe on a daily basis to try and find out what’s going on. And to sob as I think it’s all going to go wrong and we’re going to unfairly lose another house at the last minute.

@hmmph can you afford the house if you miss stamp duty? It is the most nerve-wracking experience selling a house, I had no idea it would cause this amount of constant stress. Fingers crossed your sale picks up speed. We managed a 3 week turn around on our purchase, searches came back within the same week which is amazing. Its a private sale so we talk directly to the vendors which saves so much time! However our sale is taking forever and they are a cash buyer!

Why do people do this ! I know some people have very good excuses but most just seem to be flakey
We're still half packed from when it fell through in October. Fingers crossed we are successful this time but I'm nowhere near as excited as last time

Similar here Hmmph. Sort of. We have had to chase and chase and chase just to receive our buyer's enquiries and now they want us to do a central heating service report (I would not have been averse had they asked in Dec/beginning of Jan).

I am going to say no but no idea what they will say in response. But surely we need to be talking about exchange dates now to have any chance of completing in time?

I could say yes and try and squeeze it in but due to age of house (and the fact they haven't just asked for boiler report but all CH) I think it will throw up issues we are not anticipating and delay everything :(.

Hi everyone, can I join please? Been lurking for a few months... Sold our house end of Oct, put an offer on our new one a week later and it's dragging on like everyone else's seem to be. However we are in a chain of 8, yes 8. I'm fully expecting the chain to collapse, the top 5 in the chain are all ready to exchange (we are included in that top 5) but it's bottom 3 that are waiting for searches, enquires etc. I call the ea and conveyancer once a week but nothing seems to be happening. They chase the bottom conveyancers but nothing really comes back.
How do you put pressure on as my conveyancer is of the opinion that we're ready and everyone else will soon be but getting frustrated now. Not packed as no dates have even been hinted at... Any tips welcome!

We were due to exchange tomorrow - now our buyer's solicitor has decided he needs to send more enquiries. I really am done with all this crap. There seems to be no end in sight and we're going to have to cancel our moving vans by the looks of things.

Got an email this morning saying we were all set to exchange on our purchsse today, much to our surprise.. we didn't think it'd be until later in the week. Fast forward to 5.30 and the seller's solicitor isn't answering their phone 😑 I'm so bored of the back and forth and endless promises!

Oh god @ldnirish that is ridiculous. I honestly don't understand how it gets so close and then falls down for a ridiculous reason.

@Hammy01, do you need to be in for the stamp duty deadline? Is your EA providing a 'progressor'? Ours has been invaluable at getting information from up the chain and liaising with other parties.

No exchange yet for us. But our bank sent a chaser today to us and solicitor saying we have only 4 weeks now before our offer expires, so that's given the solicitor a reminder. She's pretty good anyway, but doesn't hurt to keep the pressure on.

Even today DH and I were saying 'do you think this is actually going to happen?' 🤦🏼‍♀️🤦🏼‍♀️🤦🏼‍♀️

Finding it very hard to get information about what’s going on/ what the hold up is.

We had been preparing our house for sale (repainting!) since beginning of 2020 expecting to having it on the market by Easter, but due to Covid (and thought the world was going to collapse, we were all going to die and we were all going to loose our jobs and our money would be worthless) we delayed it until July. Stamp Duty holiday was randomly introduced days before we contacted estate agents for a valuation. Our house was on the market by the end of July. We didn’t get a buyer until November. It takes a while to sell/buy a house and seems really unfair that our chain may now fall apart because we won’t meet the deadline when we literally started the process as the holiday was announced.

Anyway, back to calling everyone up again this afternoon... see if anyone will tell me anything today.

So after a very very long nine months trying to sell my chain free flat to a first time buyer (delays all caused by them bar two weeks by my solicitor not having the right email) we are now ready to exchange. This morning an email comes through saying they want £1k off cos on their walk through the bathroom tap was stiff and the sink is dirty (the flat has been sitting empty for three months and was a BTL before that).

I have told them I have had enough and they either exchange today and complete by the end of next week or I am pulling out. I have been beyond patient with them dragging this out, I threw in thousands of pounds of furniture to move the sale along (we didn't need it so figured we may as well) and have been beyond reasonable with all their demands and delays. I looked at what they want replaced and its about £200 worth of stuff anyway. But regardless of whether its a tenner or a million i am not budging on these cheeky fuckers. At this point i'd rather take a loss than sell to them so they have today to exchange and that's it.

Hi all! Joining in with this thread now as it finally feels like our move IS actually happening.

We’ve been holding up our chain of 4 whilst we wait for a structural report on our purchase. Well, they just got back to us today with good news that the house is structurally fine and the bank should get the green light to lend to us. Phew!

Searches are back. Pretty much everything else is in place, I believe. Our buyers have already exchanged and are poised to complete whenever we can go, our seller wants to complete on or before March 5th as he’s worried about the rumoured tax increases possibly being announced in the budget and doesn’t want to get stung a further £70k on tax. So we’ve gone from almost a complete standstill to all systems go and possibly competing within 3 weeks - eek!
