Chased estate agent and he said our buyers are very relaxed about access road that isn't one and want to exchange now. Unfortunately, our solicitor replied that their solicitor is still going on about it and she had to send a its not an access road to property back for the umpteenth time. Completion was supposed to be on 14th but as exchange not happening think chances are very low. DH thinks may just be delays at buyers online solicitors and they are making a fake issue to make it look like it is us. Just going down there today to clear last of our stuff.

Glad we moved before as we have 2 kids not in school and remote leaning one with SN who needs full-time 1 to 1, an indoor rabbit, a cat and 2 silkie chickens and a revolving exchange and completion date.

It shocked me but she seems happy to carry on Confused but of course, I’m worried shitless that she’ll change her mind at any time!!

My solicitor sent them 9 further enquiries to answer - only one of them requires paperwork. The rest are just answers.

I know she’s done them already too! No doubt our solicitor will dig even further Blush

I need some help, things are hanging in the balance and we should find out tomorrow if its all still going ahead with our buyer. I've just signed the deeds and contract. My husband's signature is his whole name, mine is first initial and then surname. Twice I have signed using my whole name and not my usual signature as I saw his and just wasn't thinking.
Have I messed it all up and need to get new deeds and contracted printed?? Husband not being very understanding at all.

I am no expert but I don’t think it matters. We signed ours last week and I signed differently on the sale and on the purchase because my name was missing a middle name on the sale but it’s included on the purchase. The solicitor was aware of me providing two different signatures and didn’t bat an eyelid. Neither signature was checked against anything but they have checked my identity.

We are still here. Still no progress.

Still waiting for our enquiries on our purchase from the 13th of November.

It’s been 15 weeks since we had our offer accepted and I still cannot tell you when we may exchange.

We keep asking the same questions of the EA who we are buying from and yet just get no real meaningful answers other than, ‘we are chasing’

I will need to make plans to get a day or two off work (NHS nurse so impossible at the moment) and so if we could have a vague date in mind it would make that so much easier.

@checkedcloth I sympathise - we're in a very similar position and I'm fed up of waiting for the enquires to come through for my house. Our solicitor has never had any contact from their solicitor AT ALL and it's driving me mad.

I think our questions will take a while to be answered for our purchase but we're going to try to push them as fast as we can.
We also need to know plenty of time in advance to book time off work and our buyers need long distance removals which I think could cause an issue.

I really am at the end of my tether with it all. We so desperately need to move and I don't know what we'll do if it all falls through. My mental health has really suffered as we had this all happen last year too so we've been at it constantly since November 2019.

@catfeets I’m so sorry to hear that you are in a similar position. It’s beyond frustrating and the constant worrying that it will fall through is awful.

I follow accounts on Instagram that are packing up and completing in the next week - they sold their homes weeks after we did. How?!

@checkedcloth I don't understand either how people selling weeks after we did are already completing. Ours is a simple chain, only 3 houses and one is empty. How can it possibly not have moved at all in months? I can't take the stress much longer and am tempted to sell to one of those crappy 'we buy any home' type companies, but I'd be in negative equity.

I'm constantly worried too about it all falling through. I guess we both just have to keep our fingers crossed for some sort of progress this week, but that just increases the stress doesn't it Sad.

It’s been a long six months from the chain being complete so I thought I’d be far more excited. I’m just finding it stressful.

You have my sympathy, I felt exactly the same. It was incredibly stressful, I was quite ill with it all. We got there in the end though.

All fine on the signature front, thank goodness! Just found out our buyers are still awaiting searches on the property they are selling - they were 7 weeks into their sale when they offered on ours!! Stoll haven't heard if their mortgage decline (single skin wall) has put a spanner in the works. The stress of it all falling through is too much, literally walking round all day feeling sick with anxiety. I had no idea selling a house would have this scale of impact on everyday life!!!

Well we are resigned to the fact we won't find a house now by the stamp duty date Sad
Hardly anything has come on the market since we accepted an offer on ours back in October apart from one we loved but didn't get.
We are downsizing as we want to clear the mortgage so it's really hard finding something we like!
At least we'll be in a great position as cash buyers but the thought of moving twice is seriously stressing me out.
I realise we're very fortunate to be in this position I just wish they'd extend the date for people already involved in chains.

I absolutely hate where I live. And we’re waiting for exchange. Our solicitor will receive ALL completed paperwork for her “further enquiries” tomorrow.

Everyone will be done. But I bet we’ll be waiting a while for actual exchange Sad

Hello, I think I found the thread for me! I haven't read the whole thing but I wanted to say hello-we accepted an offer mid-October, the survey was eventually done mid December (lots of delays due to Covid) and our buyers got the report on Xmas eve. I think the conveyancing has literally just started as our buyers solicitor has just been in touch with our solicitor with some "enquiries" (I have no idea what enquiries are, is this a bad thing?). Our buyers are cash buyers and we are moving into rented accommodation as relocating…I honestly thought it would be a lot quicker than this! Oh well, I hope you are all coping and congratulations to a couple of recent posts I have read where people are actually exchanging/packing! It feels like that will never actually come for us…

@BonjourMiss we also hate where we are and I can't take it much longer - I'm so desperate to exchange. We've been waiting on survey questions from our buyer for 5 weeks and still don't have them yet, it's infuriating.
Fingers crossed for you - sounds like you're closer than we are.

We are already packing as we are completing on the 25th Jan and will do the move ourselves as moving out from rented. Can't wait!!!
We offer by the end of August and the thing that took the longest was the mortgage as the bank forgot to send us the email with the link to upload payslips and bank statements and everything was on hold on their side because of that.

No progress today just faffing around by buyers solicitor and estate agent la-la-la it will all be fine. It will be if the housing market isn't shut down but it's all over the press further restrictions are coming and stamp duty isn't being extended. It does say Labour are just calling for viewings to be stopped so in that case we would be OK but its playing with fire for nothing. We are doing a final clearnance tomorrow, if its shut from midnight Tuesday we won't be allowed down after that.

I've just sent estate agent this which will hopefully make him less la-la-la as he will lose his money too and hopefully it'll make buyers realise they could lose stamp duty:

Even on this EA website majority of the poll says at least shut the market for viewings. Very stressed with this. Trouble is buyer has the cheap online service of lawyers.

Yes I think that's Labour's suggestion - just no viewings. Not sure what it would mean for surveys, removals etc but in March people could get round the removals by hiring a van and it does say Labour calling for just no viewings so implies even surveys and removals could continue but would have thought anything with person to person contact is higher risk for being shut. Just hoping its not the whole thing like in March as then we are stuffed but we are literally ready to exchange.

Joining the thread, our house went on the market today. It’s our first time selling a property so hoping theirs no extra complications, like not being able to do viewings.

Prices seem to have gone crazy round here. We’ve put ours on for £15k more than we would of done this time last year

We have completed on our sale!

Now trying to exchange on our purchase, everything has been ready since last week so it's frustrating that it hasn't happened yet.

Now heard from estate agent ours is ready to exchange but an issue with the bottom of the chain argh, says waiting on so implies a solvable issue. Its hopefully just rearranging removals and new completion date as 14th won't be viable now.
