Congratulations to those of you who have completed or have a completion date! I had a cry at work today. Our buyer is a cash buyer as we have single skinned extension. He wants a loft conversion so wanted a small mortgage to fund it. Surveyor came round yesterday and we heard back today they wont mortgage because of the single skin. We are now so worried they will pull out of the sale. We have also found our absolute dream house which we had an offer accepted on 4 weeks ago. It's so incredibly stressful!!

How bloody long does a 3-part chain take to decide on a completion date?? Our seller is threatening to pull out if we don't complete this month.

Woohoo! Solicitor has just rung to say she's paid funds into our vendors solicitors account. We no longer own our house, so technically we are squatting Grin

Woo all our searches are finally back! Survey done on our current house yesterday seemed to go ok, ours is booked for next week. Our buyer wants us to add a fence panel and remove the shed. We’re going to agree to the fence but not the shed - apart from it being a logistics headache due to lockdown, where are we meant to store stuff like the lawn mower if we have to get rid of it before exchange...?

Our vendors was booked for today but the estate agent for that property has COVID and has had to close, owners have already emigrated so no one can get the keys. I don’t think any of us had considered that in our COVID what ifs!

Hope things are going smoothly for those exchanging/completing today, and everyone else has a relaxing weekendSmile

Just seems to be more faffing on ours today but think it will get to exchange at least next week. Buyers are using online conveyancers.

I'd love to join this thread if that's ok.

We accepted an offer on our house at the end of November from a first time buyer. We then had an offer accepted on an empty property a couple of weeks later (owners live abroad) so hopefully a short chain. Survey's and valuations on both properties complete. Just waiting confirmation on our mortgage offer. Completed all the questionnaire's on our home. No idea what happens next! We would like to complete before the stamp duty deadline but have the money ready if we miss it.

Congrats to those exchanging or completing. I'm so jealous!
We don't seem to be any further forward than we were in November and I'm losing the will to live. Slow solicitors and a very slow buyer are sending my anxiety through the roof. There's only 3 houses in the chain (we're house 2) and surely should be moving faster than it is.

@catfeets we were a chain of 3, us being the middle one. Offers accepted end of October, exchange just before Christmas and completion on Monday is that helps at all.

Buyer is being a bit of a dick and wanting a clause that the purchase is conditional on outline planning permission being granted for an extension
Well give it til Monday to mull over , and then I guess we'll be back on the market 😢
Luckily we hadn't found anywhere to buy

Ours is very close to exchange but stuck on a stupid argument - the buyers solicitor keeps insisting we can access the property via our back wall and access road behind. We keep pointing out we access the property via the front door and the side door and we don't climb over a 6 foot solid wall to get in. Hmm The access road is nothing to do with our property. This has been going on since mid December. It's the one thing holding up exchange - in December it was OK as there were other queries to sort but its the only thing this week.

If they really want to jump over a 6 foot wall to get in I guess they could but why would anyone do that when there is a gate on the side wall and a front door? Our buyer is trying to get estate agent involved who is also Hmm Confused and said it needs to go via solicitors but may get him to chat to them directly as its like Chinese whispers. Buyers want to complete on 14th but think they will be pushing it now for that.

@Silkiechickscat how odd. Is it because they are thinking about adding an access to the back?

@january29 we complete on the 12th - luckily we're doing the move ourselves so just needed a van which has been very easy to sort.

It's very odd and we don't know why but appears to be driven by the solicitor rather than the buyers. The buyers said they wanted to exchange then solicitor said this needs to be resolved first. It could be they are thinking of knocking down back wall and parking there but that would mean almost no back garden plus you would be driving over a pavement thats not lowered. It could be there's some confusion re the side gate (in the back garden but not on back wall) but it says back wall and access road. The side gate goes onto a normal pavement and road. If they wanted to add parking they could potentially knock down side wall though again not the most sensible option. I may get estate agent to find out why their solicitor is asking. We've explained about side gate, roads, back wall and just coming back though obviously don't know exactly what our solicitor is passing on.

@Rubyredroo that's encouraging. I wish ours had moved that fast.
Another week gone by without any progress now though and it's so disheartening. We're so desperate to move for various reasons but no one except us seems in a rush in this chain :(
We were told the vendors aren't easy to get hold of so could be a long wait on our survey questions. It's the sale we want out of the way though as it's taken forever to get to this point.

We accepted offer on our house end of sept. There are 4 houses in the chain, we are somewhere in the middle!

We seem to be finally getting there. Over Xmas had some cheekiness from our buyers. They decided they wanted to pay £10k less than they offered. It’s been so frustrating but we had no choice but to try and re-negotiate. Anyway that’s done now and I just want to exchange so I can relax!! Really felt it was all going to fall apart over Xmas week which was a bit stressful.

We’re waiting on the mortgage offer for the people at bottom of chain. Everything else apparently is done.

We are going for exchange and completion on Wednesday! Nightmare with same day but we don’t have a choice. Removals booked and paid for. This HAS to go through. Third set of buyers and third house we’ve tried to buy. Solicitor bill paid including for two aborted sales! If anyone tries any last moment price drops or whatever then I will be so mad!

Oh I feel for you. I have moved about 5 times and once did ex/com on same day. Like you say you’ve just got to get on with it and hope nothing goes wrong.

It’s excitement and worry all rolled into one!’ Chances are it’ll be fine though!!

I’m a teacher expected to continue delivering remote education during the move period as well as helping my own child with theirs..... I have one day off for the house move and have to hope that my internet connection is up and running by the next morning.

How much would you accept below asking if your sale fell through, and a new bidder was a cash buyer and no chain?! Dilemmas!!! And you were desperately trying not to lose your onward purchase 😭
