Staring a new thread!

Come and say hi 👋

OP posts:
catfeets · 12/01/2021 11:18

Spoken with solicitors and estate agents today and there's still no movement and no correspondence happening. Our solicitor is chasing up the solicitors on either side of the chain and they just can't get a response. I'm getting more and more anxious that it will all fall through.

SeptSpiral · 12/01/2021 11:29

How do people find viewing numbers? Are there a lot initially and then it slows right down?

We’ve had a few in the first 24 hours of the property being up but now I’m panicking that it’s all we are going to get

unicornparty · 12/01/2021 12:25

We've completed on our sale, just waiting for the call to say we've completed on our purchase. Hanging around now with nowhere to go!

polkadotdasies88 · 12/01/2021 14:05

Had our offer accepted early October, empty property, private chain free sale. Hope of pre Christmas completion soon vanished when we realised the land registry plan wasn't accurate. That issue got resolved over Christmas, with completion early January planned. Had correspondence from our solicitor today saying the land has been registered incorrectly and the lease hasn't been updated so it needs referring back to LR. Currently living in a two bed flat with no garden surrounded by boxes, our positivity is diminishing rapidly!!!!

Yippeeforme · 12/01/2021 14:49

Moving next week!!

BrieAndChilli · 12/01/2021 16:18

Searches have come back so solicitor has said should have review these and completed her work on any enquiries that have popped up end of week. So assuming there are none then what are the next step?
Is it them just working out an exchange and completion date, putting insurances etc into place and signing all the paperwork? Mortgage is ready to go etc.

catfeets · 12/01/2021 18:30

Just found out our buyer's buyer don't even have their mortgage. This has been ongoing for months so was a shock to find out that they don't have it yet.
Feels like completion will never happen.

Gyptian · 13/01/2021 08:32

Utterly fed up here. Chain of 6. Vendors solicitors are an absolute joke. They have still not responded to my solicitors email with outstanding queries sent early December and our mortgage offer expires in two weeks. I saw something this morning on this site which says that the lockdown might be tightened including pausing the housing market which might collapse the chain. So angry and frustrated. Our offer was accepted in July! 😡😡😡

BrieAndChilli · 13/01/2021 08:38

I think pausing the housing market will only apply to new offers/viewings etc. So you won’t be able to view a house or instruct a new sale but I think they will let existing sales carry on as risk is minimal. Viewings etc and looking for a house or putting your house on the market and letting people come and see it will mean lots of random contacts and chance of passing on the virus. Existing chains is mostly just paperwork and solicitors correspondence. They might stop surveys and valuations though so if you’ve had an offer accepted I’d advise getting a survey done just in case it gets locked down.
I can’t see chains collapsing though as surely everyone in the chain will be in the same position and just waiting for government to allow house sales again? Not like they can go out and find another buyer!

Silkiechickscat · 13/01/2021 08:48

Really stressed today

propertyindustryeye.com/government-says-it-may-become-necessary-to-pause-all-home-moves/

So desperately trying to get exchange through but very worried whole thing will collapse now.

Horehound · 13/01/2021 09:04

I know, it is so stressful anyway without this added into the mix. Fuck of Boris!

catfeets · 13/01/2021 09:14

I hope to god they don't stop house moves. We lost a sale in the first lockdown and now it will probably happen again.
We're further behind than we thought we were and the chain isn't anywhere near completion, which it should be at this stage. I can't believe how stressed and anxious I am with all of this. And now it could be months and months more.

Gyptian · 13/01/2021 09:14

@BrieAndChilli-that makes sense to pause viewings but let existing sales continue. Not sure I trust the government to make good decisions though! My worry about the chain collapsing is about whether the transactions can complete by the end of March given the end of the stamp duty relief. There are some expensive houses further up in the chain where the buyers will have a huge amount to pay. I guess it depends on how far they have pushed themselves to buy the property.

Silkiechickscat · 13/01/2021 09:26

It says the govt housing dept warned it would be whole market not just viewings, argh. Though did say it may be just some areas but ours is in the second highest rate for covid in the country so no chance. Just have to hope ours will finally exchange but being told there's an issue with buyers-buyers but no idea what. Think you'ld be OK if you had exchanged before but if not not looking good.

MotherofHeathens · 13/01/2021 10:02

I'm having a mild panic (but trying to hide it from DH who will have a major panic) about them stopping everything and us missing the Stamp Duty Holiday. Surely they'd have to extend the stamp duty...? There's no way we'd be able to get the whole chain to exchange before a possible total stop to the housing market - our survey isn't being done until tomorrow for a start! In theory we could, just, afford to move and pay the stamp duty, but the savings we were going to use for minor building works would be wiped out - and I want a utility room damn it! (That is a totally light hearted comment, I know how serious the situation is beyond house moves).

I do feel hypocritical moaning though as I've just email our EA to ask our vendors if they could provide us with window measurements and plug socket locations as they elderly as we don't feel comfortable with the risk of entering their home. (We're key workers and kids are still at nursery/school so that possibility of transferring something is still there).

BrieAndChilli · 13/01/2021 10:16

We are in wales so I’m hoping they will decide not to close house buying!!
We’ve had survey etc done and mortgage is sorted so only things left are solicitors enquiries etc (searches are back) so hoping that as the house we are buying is empty and we won’t be moving in for a month as currently renting plus will be moving ourselves bit by bit that we would still be able to do everything and exchange and complete as apart from collecting keys etc nothing else really requires human contact!!!

propertyhell · 13/01/2021 10:18

I'm panicking now. Our purchase is ready to exchange on but we've still not received the money from our sale so don't have the deposit. What a nightmare. Only asked for the money from the sale to be returned to us as we thought we'd receive it on completion day (Monday).

MsBubbles85 · 13/01/2021 10:19

I also having a mild panic but haven't said anything to DH as he would panic even more and then stress me much more.
We exchanged in November and the completion date is 25th Jan. We are currently in rented accommodation and our tenancy finishes the 29th Jan. I really hope they allow house moves, we will be doing it ourselves so there will not be any interaction.

GinandGingerBeer · 13/01/2021 10:25

It only makes sense to pause viewings and allow existing sales to continue if you've found somewhere to buy Sad
We accepted an offer in October
We can't find anywhere as nothing new is coming to market. Zilch!!
We'd be willing to move into rented but if they pause rental moves & viewings, the chain is stuffed!
I am preying they extend the stamp duty.

Silkiechickscat · 13/01/2021 10:26

Just had a message through saying our buyers - buyers won't exchange, not looking hopeful though no idea exactly what the issue is - maybe cold feet as buyers, their estate agent and buyers buyers all not saying.

catfeets · 13/01/2021 10:54

The more I see on the news the more anxious I'm getting.

catfeets · 13/01/2021 10:57

I'm pretty sure we won't be able to sell our house again if this all falls through. I honestly can't spend any longer here, my mental health has suffered so badly this past year. I can't cope with the whole process again especially as it all fell through during the first lockdown too. How much more bad luck can we get?
We can't afford to sell for any lower than we're already selling for and that the only way we'll get shut of this bloody house.
I'm kicking myself for buying my ex out of it a few years back.

Silkiechickscat · 13/01/2021 11:04

Our EA is chasing this afternoon but not looking hopeful at all.

ethelredonagoodday · 13/01/2021 11:07

Think I'm new to this particular thread. Sold our house in August. Had various chain related issues, and pre-Christmas was on the verge of losing my mind as the chain was increasing in length seemingly by the day. Anyway, someone further up took action and pulled out of their sake, cutting of the extensive upper part of the chain and moving to a purchase with no onward chain. Now waiting to hear if a deal can be done on their searches etc, as the property had been marketed previously and previously completed searches should still be valid according to our EA. Got everything crossed for some good news today. Still a 5 link chain but far better than what we were dealing with early December. This sale/purchase has been an absolute nightmare to be honest, just want it to be done and contracts exchanged ASAP now.

ethelredonagoodday · 13/01/2021 11:08

*pulled out of their purchase, not sale (or sake, as I've written... 🤦🏼‍♀️)
