Went down to house today and discovered a hand written letter to our buyers, not even exchanged yet but looks hopeful. Just really want to get exchanged though at least we moved already so that bit is done.

We're completing in a week, packing, booked movers, got insurance, arranged tv/broadband change, informed utilities. Wracking my brain for anything else I need to do?

Dods anyone know if it's right that if you take stuff off the wall and leave the nails in thats fine but if you take the nails out you have to fill them?

We've always had nails left in here though don't know precise rules and wouldn't be bothered myself unless massive damage.

Only other thing I can think of is take meter readings and other change of address like banks, dvla, pensions, school, doctors, dentist etc though post redirect via Royal Mail can be good short-term solution to that then do later.

Anyone worried about another lockdown? We’re due to complete on Friday which was written into exchange of contracts pre Christmas. Now hearing news I’m so anxious they’re going to block house moves again if we go into lockdown like the first lockdown in March. Issues above us in chain where they are moving to a channel island which I can see throwing a spanner in works if they lose their removals or ferry. Spoke to solicitor this morning who didn’t sound very positive so now extra panicky Confused

I’m worried. We complete next Tuesday (exchanged 3 weeks ago). I thought that moves went ahead last lockdown as long as you had already exchanged so am hoping that will be the case again.

My understanding is that house moves we're going ahead in the 1st lockdown, if already legally agreed.
But yes, I'm worried. Our elderly vendors are relocating and have to find a rental. Not sure if possible in Tier 4. We are also relocating and likely need a 2 day move with all accommodation options shut. Not exchanged yet.

Hello! We are selling and buying! Our buyers have already sold and are renting. We are exchanging for both on 24th Feb...can't wait. Had mortgage app and we are porting our mortgage plus borrowing a small extra amount. Hopefully this should be a smooth process!

Moving home still goes ahead as it has done in all lockdowns, but still causes massive headaches and makes the process harder 😅

Oh I just read the previous three posts and now I am worried. So did other house sales just fall through completely in lockdown 1 or did everyone just have to wait until it was relaxed to continue the process?

Hello! We are in the process of buying our first home! Its been over 3 months since we started and the grant of probate is now holding the sale up! I'm just completely deflated - it feels like its never going to end !

@Horehound my DP was selling during the last lockdown and house moves were allowed to go ahead if the property was empty (his was) but the buyers refused to complete until lockdown lifted and there's nothing you can do legally to force the move to happen. They ended up pulling out twice and we had to remarket. It sold again when lockdown lifted but had cost us thousands.
We're selling my house at the moment and it seems to be double the stress of selling the first house. I'm at the end of my tether with it.

@Horehound hopefully things will be different this time. Even if it means having to get a negative Covid test for all members of each household it would be a massive improvement on the weeks and weeks of waiting and hoping we did early last year. It's taken well over a year so far for us to sell two small houses and I'm fed up of the anxiety of it all falling through again.

I've just messaged EA and solicitor as from what I can see (not an expert) in lockdown 1 in March if you had exchanged you were OK, if you hadn't deal either got put on hold until end May or deal collapsed. And there's rumours it could be announced today. We are so close to exchange - other transaction is ready AFAIK and ours we are ready our side, buyers just have to sign off. Pre-Xmas the buyers were pushing it through, responding within 24 hours to everything but they are obviously held back by speed of solicitor and speed of bank now. I think end of week would be possible but today no and tomorrow would be amazed by. The buyers said before completion on 14th. Our house is empty but there's isn't - we may be able to help with that as ours will be completely empty by tomorrow but gosh what a nightmare.

Fingers crossed house moves are just allowed to continue as before.

Everything is still going ahead in Tier 4 there's currently an exemption for house moves if you read full guidance on gov.uk I think including overnight stays if for actual move though check, certainly rentals allowed.

What I'm concerned about is a stricter than Tier 4 current rules coming in.

I'm so worried we'll end up in full lockdown and we'll end up losing our sale like we did in the first lockdown.
We're tier 3, as is our purchase (empty house) but our buyer and their buyer are tier 4. If we bump up to full lockdown it could screw everything.
Surely they can exempt house moves from the rules as I can't imagine it's a huge risk of Covid transmission. If they don't, then they will have to extend the stamp duty holiday and they really don't want to do that.

Actually just looked at the Scottish guidance and it says it can happen over all protection levels so that's fine :)

I'm about to go into labour any day now and just waiting on our buyers mortgage offer everything else is ready. Sooo frustrating and terrified I'll be in hospital and won't be able to get exchange done

Scotland looks like full lockdown from midnight but if I'm reading this right it looks like property moves still allowed:
