Our buyers solicitor suddenly wanted to exchange this afternoon after no contact from them in weeks. Our solicitor rushed to get it done only for the other side to decide it was too late in the day. Exchange and completion now scheduled for the first week January but I'm reluctant to book anything as the buyers solicitor has proven themselves to be unreliable.

They didn’t mention that when I talked to them about my worries! I’ve emailed another company to see what they say. It’s just so much money to lose as we are having a full packing service.

Think I've been on and off this thread a few times ( briefly ) but , after 9 different viewings and 4 lots coming back for a second look , we have accepted an offer , instructed a solicitor, and the buyers have a survey booked for January 8th , and want to complete by March 31st
The only problem is .... we don't have anywhere to move too .. and we're in Wales , full on tier 4 lockdown til who knows when ... so no chance of viewing anywhere at the moment
The inlaws have a tiny flat we can move into ( if the worst comes to the worst )
So , interesting times ahead !

@Oaklion We accepted an offer at the beginning of November on our house and the buyers already had an “in principle” mortgage agreement. The hold up in getting the official mortgage offer has been the wait for the lender’s survey (STILL not booked 😳) Very frustrating!

So frustrating! They still don't have their homebuyers or buildings survey booked in. Do you think we could push on this? I have no idea what the etiquette is, but they definitely want in before March 31st so it seems silly to leave it (since we had to book our survey a month in advance).

@Oaklion Exactly. Even if they phoned up and said “we’re really busy but can do it on 30th Jan” we would know where we were!

@LouLou789 @Oaklion mine had their survey done the same week they applied. The thing that confuses me the most is that when I was contacted by the surveyor they said they were acting on behalf of Santander when afterwards I've been told their application is with HSBC so that's really odd. The hold up with mine is that they are self employed and the bank keep coming back to them requesting more documents because of the covid impact on business. Really stressful waiting, makes me panic that it won't get approved. So many sleepless nights and won't know now till after new year I guess 🤯🤯

Packing has begun in earnest again. I'm back at work tomorrow (only for 3 days) before I take a week off, age 20 years and end up our new house.

Feels so far away and yet terrifyingly close Confused

We've started to declutter a bit but won't start packing until we've exchanged.
We moved into tier 4 after Christmas which has added to my anxiety as I'm worried about any last minute rules they may create about moving house.

Can I join in? We had an offer accepted on the 21 November, and the mortgage valuation done on 21 December. We're first time buyers, our vendor is moving in with his girlfriend so no chain at all. I'm usually an optimist but hoping it can all go through before the end of March.

We are due to exchange and complete early to mid Jan. We have already moved and our area went Tier 4 on Boxing Day and old area was already Tier 4. Solicitor back on 4th. We are trying to get it all cleared by 3rd as two secondary kids and there may be covid tests then. Getting nervous about a Tier 5 and hoping it doesn't stall things or a positive covid test but we are so nearly there. Buyers are in another Tier 4 area again. Went down today for first time since became Tier 4 and that was fine. A bit worried about snow but looks like will be light. Only 4 pieces of furniture to move, rest is rubbish but can't use skips so getting private company in on 2nd.

So our survey is done, couple of things to check but nothing too concerning. Mortgage offer received, waiting for searches which will hopefully be back first week of Jan. area didn’t flood this week when everywhere else in the county did so that’s a good sign!
Just hoping vendors solicitors don’t drag everything out.
What is left after searches and and last min queries? How long on average from then to completion? I’m thinking we will exchange and complete on same day as we are FTB and vendors have already moved out and are not buying anywhere else? I’m hoping maybe mid-Feb?

Found out our seller has had to take out a bridging loan to move house early and might not be allowed to extend it beyond January, and the whole thing could fall apart of we don't complete soon. Our solicitor isn't back until next Monday. I've left an email asking if we can arrange exchange and completion asap, for all the difference it'll make. I've stopped caring, we've done everything as soon as we were asked, but as far as we know, the buyer's bank has held everything up.

Our buyers have pulled out for a second time. This time everything was much further along, last time we hadn't found somewhere yet. This time we had found our dream home, which we will probably lose now.
Have spent the morning feeling absolutely gutted and angry and fed up. Not sure I can cope with the house selling roller coaster but the idea of staying in our current home feels me with dread as well.

They said it was due to health concerns, although no new health issues, judt don't want to move go a new area during a pandemic and have to find new doctors etc... and last time it was due to the fact we hadn't found somewhere yet, seeing as they have changed their minds twice now I don't think I would trust them even if they did want our house again.
Just have to hope we find a buyer sooner than the house we want finds a new buyer

@EnglishRose1320 sorry it's fallen through, twice by the same buyer is really tough. Fingers crossed for you that you find someone quickly.

Is anyone else in London and worried about a tier 5 and what that could mean about moving house. I'v seen lots of info floating around that I'm sure is all fake/over exaggerated but it's hard not to worry as we feel so close to the end now.

We are very worried about a Tier 5 - old house is in area with second highest rates of covid in the country and classed as a second home now. We are days away from exchange and just have to finish clearing the house. 3 pieces of furniture and a rubbish collection scheduled for 2nd Jan. Really hoping we can get down there still otherwise how do we clear it. Estate agent does have keys and is 1 min walk away so we may be able to negiotiate something with him but what if they are forced to close as well. Really hoping can still go through.

Finally had our survey report back and it's not good news :(
There appears to be damp throughout the ground floor. It's also been down-valued and I doubt the vendors will be willing to sell for the valuation we've been given.
We've been advised to get a specialist damp and rot survey and a specialist drain survey as they're all blocked outside.

We are still heading for same day exchange and completion which makes me very nervous. I’ve had to pay 50% for removals which is a big chunk of money to lose if we have to cancel! I’ve also had to book in mail re-direction and broadband set up. I really hope this all works out!

I'm just hoping ours goes through asap as well - everything ready from our side think related transaction has been ready to exchange since pre Xmas, its just when our buyer is ready to exchange and they are pushing their solicitor for asap so hopefully will be fine. All questions are answered, contract and transfer deed signed so its just their solictor. 2 pieces of furniture and a few cupboards of rubbish to chuck out then post redirect / change of address. So close yet still a bit nervous pre exchange. Just desperately hoping no ban on second homes / house moves as old house is in a covid hotspot Tier 4.

I’m just keen to get to Monday so everything will open up again. Going to ask our solicitor how close we are to being ready to exchange on our purchase then as soon as we’re almost ready, am going to relay that to our purchasers (their searches due back any day now) to persuade them to pressurise their mortgage co for the paperwork. We are in our 60s and moving to a bungalow and that’s why (we don’t need to be stair free yet but one day we will, and I can’t face this again!)

Just to update, we sold ours house officially, with proof that the buyers could purchase it, mid September. Although the offer was a week or so before that. We completed on our sale on the 11th of December, and exchanged the day before. We’re in rented and due to complete on our purchase this coming week, hopefully But it’ll be a year or so before we move in as it’s a chapel that needs converting. But the relief of the selling been completed is immense, as it’s so stressful. We won’t be moving again after this.
