Need to build extension that will most likely cover at least half the patio

I've been reading about the "half the land around the original house". We live in an end of terrace with a tiny patio (3x5m) and need to build some sort of extension that will create a 4th bedroom. Is this impossible?

I am just trying to get my head around everything. So a few questions.

How often does your DSS stay over?

How big is the big room? Is there any chance you can put a room divider up in there so can have it as one room or split it into two when needed?

More a part of the family since you presumably let the dog sleep in the house but the 13yo has to sleep in a glorified shed.

I grew up with dogs but I don't have one now. The reality is children come first in all things, so if the dig had to go it would.i know that's a wrench. These pods and sheds are not really meant for all season occupation. I know it's tough coping with too many people squeezed in but I don't think this is the answer. DSS will end up refusing to stay, or his mother will object and that will impact his relationship with his dad.

Just turn one of the rooms into a bedroom, either the living room or the dining room. Not the one with the stairs in it.

Give your youngest the box room. The two girls need to share, your step son his own room, and you guys yours.

This is just ridiculous. You can’t seriously think it’s better to put a thirteen year old in the garden with an outside loo.

He would in essence be camping. Shit idea all year round.

Focus on the here and now, now. 5 yrs time in 5 yrs time. Work towards being able to afford more proper space.

Mortgage brokers definitely do take foreign income into consideration. If I can get an expat residential mortgage which are like hens teeth, you'll be able to get a standard residential mortgage which considers additional foreign income. It does read rather like you're making excuses. As others have said, put a decent sofa bed in the stairless downstairs living room if baby has an immediate need for their own room Hmm.

If I were stepson I probably wouldn't bother staying but perhaps you'd prefer that anyway.

This is the reality of blended families. You have to actually blend...

Give the 3 dsc the largest room and use room dividers. Bunks for the girls in one part, single for dss in the other part. You and dh have the smaller double. Baby in the box room. No one has to sleep outside, everyone has a permanent space.

Am I misunderstanding? You’re trying for a fifth child whilst planning the thirteen year old to sleep in the garden? What will happen when you have that one? Will the second oldest habe to also sleep in the garden?

We've spoken to DSS about it and he presets this arrangement (sleep/glamping pod). I'm working FT so it's not like I'll be able to work more hours.
Of course a 13 year old likes that idea. Thatd why adults make important decisions, not 13 year olds.

It apparently depends on the currency but they definitely would take mine into account . And we tried at least 3 mortgage brokers.

So why can’t the two middle ones sleep in a bunk bed now? It’s not right for children to be treated so differently like this, you can’t put one in the garden, it’s so wrong. I can’t even believe you’re considering it. And making him use an outside loo.
