Need to build extension that will most likely cover at least half the patio

I've been reading about the "half the land around the original house". We live in an end of terrace with a tiny patio (3x5m) and need to build some sort of extension that will create a 4th bedroom. Is this impossible?

For a permanent structure in the garden you would need planning permission. I'm guessing you want to build essentially a garden room but to be used as a bedroom?

Are you intending to put plumbing out there or just electric?

Possibly do-able for sub £25k but it may not be exactly comfortable for him. It may cause insurance issues too.

So essentially you're building a garden room like folk have as extra office space.

Just electric, and yes ideally that's what we want one of those "outside offices" but fully insulated so he can sleep there.

I thought it was 15sqm but went and measured out of curiosity.

Op. I think you need to be clear. Your posts are very confused. You stated off saying you’ve 15 sq metres and want an extension on at least half of it , then quickly move to a seperate out building and 28 sq metres,

It’s hard for people to help you if you don’t know what you’re asking,

So why did you say you wanted an extension. And not a seperate garden office, and why are you calling it a micro flat if it’s not gor plumbing so he has no loo, shower or anything else?

Ok so you just want to put a cabin in?

don't build extension you can get stand alone prefab garden office building .

That’s not a lot of space even for one of those little cabin things.

But as far as I know even those "garden office" type things might need planning permission. We've thought of plumbing too but we don't think there's enough space.

We simply don't know what can be done. But we want the cheapest most efficient way to get some sleeping space.

OP a flat, no matter how micro, would need to have plumbing of some description with a toilet and whb, at the very least.

What you’re proposing is really building a garden room and letting your DS sleep in there.

If you do it you’ll have to think about how he will manage coming in and out at night to use the loo and any security issues around that.

Even outbuildings need pp if over a certain height or take up a significant proportion of the garden. Buildings control need to look at habitable rooms even if pp not required.

I think (reading OP's mind) that she/he has realised quickly that an extension is not feasible.

OP (can't tag you), have a read of your council's planning website. I think there may be a clause which does not allow permanent sleeping in a garden shed. Might be akin to taking residence in static caravans.

@Fressia123 What's your current set up? Are your kids currently sharing? Can you convert your living room to a temporary sleeping space whilst you sort finances?

We think we can definitely build an outside loo next to kitchen but agin not sure about planning permission and all that jazz.

You can fully insulate it, and put heating in, but if it’s to be slept in then obvs it needs planning permission.

You'd need PP and it would need to meet building regs. You might also be liable for additional council tax.

Do you have a floor plan of your current house?

You don't stand a cats chance in hell of getting pp for a legitimate habitable building. What you're after is a 'beds in sheds' situation - totally illegal. Fire risk etc.

If you want to put a large shed or home office there you might just about manage within building regs (max height 2.5m etc) and your teen chooses to sleep there, despite the fire risk, you might get away with it as long as the neighbours don't inform.

It might be worth calling the planning team at your council. Have a convo with them - they'll know your options.
