No viewings 3 weeks on market, not even a whiff

So firstly I need to state we are with Purple Bricks (bracing myself for a lot of "did you not read their reviews? ... yes but 5 friends sold very successfully with them last year so went on their recommendation rather than looking around)

We haven't had any viewings. No one has even inquired or asked for further information.

Is this usual for 3 weeks on the market? We are first time sellers so not totally sure!

We have an actual estate agents coming over tomorrow, did a bit of research this time ourselves, to discuss going on the market with them too.

Is it too early to do this?

The estate agent agreed with PB's valuation (as did other agents too, some said we could go higher). So it makes me think maybe the Rightmove advert just isn't appealing.

A few estate agents have said we live in the sort of house that would struggle on Rightmove as potential buyers would not be able to appreciate the parking, garage, location and finished spec of the house online and need an estate agent to push them to do a viewing.

Is that just their sales tactic though, to get us to sign up with them?

I guess what I'm asking, is our house actually more likely to be overpriced rather than needing an actual estate agent?

We do need a quickish sale, as selling due to financial difficulties.

Have you had a look at what houses have actually sold for locally, OP? No viewings at all suggest that that its not appealing and / or the price is way too high. Is it in a nice area / in good condition?

When we've been looking for houses in the past it would take a very special house to consider viewing something that is on with purple bricks.

I prefer dealing with local estate agents who know the area/properties etc really well

I wouldn't be out off by Purple Bricks. Would you share link to the house? It will be easier to give some ideas if we can see the listing.

@PumpkinChai i don't feel that PB know the areas very well, the listings aren't always great.

My understanding was that its the owners who do the viewings? I don't like that, i want to deal with an estate agent.

Your kitchen is amazing! Then the living room and dining room is really meh. It needs dressing more. It needs the same modern look as the kitchen. Also lose the mountains in the bedroom. The shower pic needs to go, it makes the grout appear old.

It looks nice though, is it the price?

I don’t know why you haven’t had any viewings 🤔 the photos are good nothing off putting.
The only suggestion I would make is to spruce the garden up a bit and get some better pictures of that. I know it’s tricky at this time of year. I would paint the fence panels on the left, cut the grass, and put some nice pots on the patio.
I sold with an online agent and got the full asking price, and I wouldn’t hesitate to do the same again.

Maybe you just haven’t given it enough time since changing the photos?

PumpkinChai I cross posted with you. From looking at listings in your area, the thing that stands out is that the majority up in that price range clearly show parking spaces at the front of the house. Many of them looked like they've been photographed to emphasise the parking, so I'm assuming it's very desirable there. The leading photo on your listing makes it look as if there isn't parking, so I wonder if people are skipping over it for that reason? I'm loathe to suggest another angle as often that suggests something wrong with the front of the property, and yours looks lovely. The only other thing I thought, and this is tenuous, was that the lounge looks a little tired in comparison to your stunning kitchen. Shouldn't put people off though!

Looking at recently sold/ SSTC in your area you may be over priced.

Ask the agents for a price to sell (8,6, and 4 weeks) not a marketing price as your keen to get moving.

I think you also need some photos of parking area ect as no photos of this.

You have a lovely house! I didn't like the way the lounge/diner was set out as it made it look awkward. I would look at making the sofa face the TV and see if that improved it slightly. I would also put the shower room picture after the downstairs ones to make it flow better.

Other than that I can't see anything wrong with it, if its priced well for the area I would definitely look at it.

In your previous thread you said your direct neighbours are selling for 270 and there’s a really nice one around the corner for 280, sounds like it might be your price then.

I disagree with what people are saying about PB my friends sold with them a couple of years ago and got full asking. I also think if you like a house enough to buy it then you will not refuse to based on the agent.
