No viewings 3 weeks on market, not even a whiff

So firstly I need to state we are with Purple Bricks (bracing myself for a lot of "did you not read their reviews? ... yes but 5 friends sold very successfully with them last year so went on their recommendation rather than looking around)

We haven't had any viewings. No one has even inquired or asked for further information.

Is this usual for 3 weeks on the market? We are first time sellers so not totally sure!

We have an actual estate agents coming over tomorrow, did a bit of research this time ourselves, to discuss going on the market with them too.

Is it too early to do this?

The estate agent agreed with PB's valuation (as did other agents too, some said we could go higher). So it makes me think maybe the Rightmove advert just isn't appealing.

A few estate agents have said we live in the sort of house that would struggle on Rightmove as potential buyers would not be able to appreciate the parking, garage, location and finished spec of the house online and need an estate agent to push them to do a viewing.

Is that just their sales tactic though, to get us to sign up with them?

I guess what I'm asking, is our house actually more likely to be overpriced rather than needing an actual estate agent?

We do need a quickish sale, as selling due to financial difficulties.

It's a small thing but I would move your lounge around. You've got two sofas and neither are facing the TV. People might wonder whether the space works. I also don't think the first kitchen picture really does it any justice.
Otherwise, I can't see anything wrong really.

Local people have sold via PB with no issues

As regards your house, kitchen is stunning, good garden. Not so sure about the bold colours everywhere, they will not be everyone’s taste and they are likely to think about having to tone down to match their furniture as soon as they move in, could you make them more neutral?

Also the garage, it mentions it’s at the back, and two allocated parking spaces, but it doesn’t seem directly behind the house? If people have to walk a way, and also can’t park outside the front easily to offload that may not work in your favour for those with young children, who maybe your likely market

Definitely seen the house on a previous thread. Generally the first 2 weeks of listing is when you see the most activity, so 3 weeks with zero interest isn’t great. I think I mentioned on your previous thread, but personally not a fan of PB as I’ve heard many horror stories of chains breaking later down the line because of them so would be wary of buying a house via them.

If you've got parking it needs to be in the pictures! Bought a house and sold a house with an online agent so wouldn't put me off s a buyer however PB do have a lot of negatives reviews of overpricing properties when we looked, we used another online agents. We had trouble selling ours with a high st agent and when I asked for feedback everyone told me its normally always price! I'm not local to your area so wouldn't have a clue what average is

Presumably you are joking. Whilst I agree some reduction may be in order as the house on same road as OP (albeit not as nice as OPs) has not sold for 270 after 3 weeks on the market, £40k is a bit off!

Price.

You have a lot of nearby similar houses as competition.

The house in Fisin Walk is very similar but a whole £40k less.
Houses in good condition in Twining Road sold at 247 and 286.

I’d swap the furniture in bedroom 2 into bedroom 3 as the full size single makes bedroom 3 look tiny and the perspective off in bedroom 2.
Price seems fair for the area to be honest, you could try dropping it down 5k and see if it helps but generally price seems right.

How long since you updated the photos? If you're not even getting a single viewing it's the price I'm afraid.

What would be a reasonable offer. I am really shocked by the dropping £40k off the price - would mean selling it for less than we bought it for! Is the market downturning that badly?

@OrchidFlakes that is the same furniture in those photos! We originally had bedroom 3 as an office but were advised to make it into a bedroom for photos to encourage viewings.... not that it worked!

I've seen your house on rightmove and we won't be viewing for a few reasons. 1) i think its overpriced even for its location, a gorgeous 3 bed detached came up today for 35k more. 2) parking at the rear (i know you can't do anything but we hate that). 3) living space looked cramped, I like the kitchen but we want a bigger living room. Also purple bricks in colchester stress me out, last time we tried to view with them they never got back to me

I don't think there's any problem with the pictures. Looks ok to me.
I think though that I may be off put by PB. And when I (recently) bought my current house, I approached 2 local estate agents, gave them my budget and lists of 'must haves' and 'would be nice to haves' as well as specific area and they lined up lots of houses for me to view, rather than me going through right move. I would book in with the and see 3 or 4 properties in one viewing session.

Thank you @Amijustagrump ! That is very handy to know about PB in Colchester, may email them under a fake name and see if I struggle to book in a viewing. Parking is at the front though, only the garage is at the rear

Also in colchester I have found so much choice at the moment so I think you have a lot of competition

Op could you pop a rug and coffee table in the living room (can pick these up cheaply from EBay) just to zone and centre the room a bit more. And for the pictures move the play kitchen? Might just warm the room up a bit. Absolutely love your kitchen!

Have seen your property on here before and it looks as if you have carried out some of the suggested changes. Looks much better. Could be a bit overpriced. I think purple bricks agents cover a large area and so are spread a bit thin.
