No viewings 3 weeks on market, not even a whiff

So firstly I need to state we are with Purple Bricks (bracing myself for a lot of "did you not read their reviews? ... yes but 5 friends sold very successfully with them last year so went on their recommendation rather than looking around)

We haven't had any viewings. No one has even inquired or asked for further information.

Is this usual for 3 weeks on the market? We are first time sellers so not totally sure!

We have an actual estate agents coming over tomorrow, did a bit of research this time ourselves, to discuss going on the market with them too.

Is it too early to do this?

The estate agent agreed with PB's valuation (as did other agents too, some said we could go higher). So it makes me think maybe the Rightmove advert just isn't appealing.

A few estate agents have said we live in the sort of house that would struggle on Rightmove as potential buyers would not be able to appreciate the parking, garage, location and finished spec of the house online and need an estate agent to push them to do a viewing.

Is that just their sales tactic though, to get us to sign up with them?

I guess what I'm asking, is our house actually more likely to be overpriced rather than needing an actual estate agent?

We do need a quickish sale, as selling due to financial difficulties.

£40k, no should be able to get around £270 - 275 k for that house.

Op can you book a viewing via their portal as a test. Have you got to use their solicitors, that could be an issue for some potential buyers.

A few people suggested moving the sofa opposite the TV, it just doesn't work for where we have the TV (its mounted on the wall 😖 so not easy to quickly move). Anyway, I moved the sofa to show you what I mean, the sofa sits off centre to the TV

Have you paid the extra for PB to do the viewings?

A friend of mine paid it but then started doing viewings anyway because viewers said they'd had a nightmare trying to get an appointment.

It sounds like PB make promises they can't keep.

@PumpkinChai i wouldn't want the owners to be doing viewings. This is why i wouldn't view a house on with PB

It's a lovely house, OP. I'm not that keen on the first photo of the kitchen as it's at a slightly strange angle. I think I'd stick with the 2nd and then have separate garden photos. I always expect to see garden shots.
Also, is it possible to take the outside photo from across the street?
Have you tried having a different 'main' photo to see if that improves people clicking through? What do the Rightmove stats say?

The Rightmove stats are awful, they were 11000 clicks on first week, this week they have only been 3000

That sounds much better! And maybe try switching to offers over (OIEO)? It sounds like you need to get people through the door.

I haven't read the thread:

I don't like that the kitchen is the only way out to the garden
There's only two rooms on the ground floor
The third bedroom is tiny
There's no proper shower in the bathroom
The front isn't attractive
The garden is small and looks uncared for with no plants
I can't tell the room shapes or sizes from those distorted photos

I just wouldn't want a house like that and shouldn't view. I also only use Rightmove and never look at purple bricks.

You’ve only lived there two years, have done no substantive work and are asking £33k more than you paid. Has the market risen that much around you? It a seems like you’re overpriced.

This. Your stats are massively out of whack now because loads of not-genuinely-interested people have flooded their from Mumsnet three times.

The house is nice but you haven’t done much to it, if anything, and you want over £30k more than you paid. That doesn’t seem reasonable.

I also wouldn’t view with PB because I wouldn’t want the current owners there, or conducting the viewing. It’s more awkward that way.

Looking at sold, under offer and for sale prices of very similar properties within 1/4 a mile, yours seems to be on for 20-40k more.

(We have done loads to the property, it was in awful condition when we bought it - the previous photos don't show how bad it was! But I did wonder if we could really justify the price)

I think the photos look like they’re trying to make it look bigger.

Your kitchen is lovely. Declutter the stuff in the shelves at the end. You want it all to look aspirational. Take photos without the play kitchen in the living room.

Maybe an extra photo of the kitchen? And surely everyone wants a study now?

It agree a nice rug in the living room would be good. Maybe a mirror? And change dark light shades. Trip to B&M to jazz it up a little.

What is the problem with owners doing the viewings?

17 years ago when we sold our last house we did the viewings ourselves, and sold very quickly. I don't think it was usual for estate agents to do them back then.

You haven’t replaced the kitchen or bathrooms. They’re the big jobs people will compare on the photos.

You’ve posted three times now and moving the sofa round isn’t going to help. You’re overpriced (puts viewers off), haven’t lived there long (puts viewers off), more expensive than next door (put viewers off) and in a cooking market. Radical price reduction is the only solution.
