1880's cottage Clifton in Bristol, horrific interior, would you bid on it?

How much do you reckon to fix it up?

Nope. Looks like major structural stuff (roof), nightmare for party wall agreements, damp probably into timbers.

Would need to be a labour of love for someone with a tonne of money - might do for a rich post-grad coming to Bristol once it's done...

The adjacent Almshouses are Grade II listed, doesn’t look like the cottage is but that’s something that needs checking out.

When you come out the front door, you walk up a hill for 2 mins and you're right slap bang in the middle of the city centre. I'm not going to go for it but I'm going to watch the live auction on the day with interest.
When will this be? Wouldn't mind watching this myself lol

Ah OP it’s not that scary if you’ve done it before. I would do it personally, but that’s on the basis that I have a team of very experienced tradespeople, would be concerting the attic for more space and there is a buyer for everything, it’s just about pricing the renovation right and then the sale price. If I couldn’t shift it in a few months it’d be going out to rent.
Ooh So how much do you think it would cost?

It looks as if it was sort of OK, but then there was a massive hole or leak in the roof and there has been significant water damage down through the whole house.

Anyway, sandwiched between two awful roads, very dreary.

Looks like the kind of ancient building that would have weird covenants op. Our house was only 100 years old yet we are not allowed to bring horse into the building or use a steam engine of any kind. We can live with these things but you never know what may have been built into an old building's deeds over the years.

Also, it looks like water ingress has caused those ceiling collapses and therefore the beams will probs all be shot to bits.

I think it would be an Instagram Reno account to die for but, as a purchase, you're better off running away asap!

What would be your maximum bid if you were to bid?

I would be surprised if this sold for more than £25,000 even in an auction. That sounds harsh, but it's factoring in the liability, renovation costs and the fact it's going to auction during a recession so close to national lockdown...

The former Almshouses next door are an assisted living centre. Might put some purchasers off.

Oh goodness. Needs a complete upgrade. Honestly for 250 you would be better off looking for something else. It is cute from the outside, but dire inside and needs everything done. Would be very costly.

On homes under the hammer, this would probably go for a tenner lol

A similar property down the road from me sold at auction recently. It didn’t look like it had ever been habitual. I forgot to watch the auction. It was priced at a similar amount.

I've not lived near there for a good many years, but is the building next door still part of QEH (Boarding) School? It's a busy road in what certainly used to be an area full of student houses/

If you do go to look at the house, also get somebody to take a look at the retaining wall for the garden. Again, I remember one of those collapsing through lack of maintenance (probably about 20 years ago now) just round the corner.

It looks as if somebody has renovated a similar cottage a couple of doors down (you might find that on Rightmove if you were after ideas).

The roof seems to dip in the middle, suggesting the timbers are rotten and no longer providing enough support. The roof itself clearly leaks, so probably the roof timbers are rotten.
The wall looks like there is water seeping in due to desperate need of repointing.
Chimney has collapsed inside (going by the hearth!).

So once you rebuild the roof and the walls, the chimneys and replace the windows it’s just all the electrical, and internal fittings to sort. Slap some paint on the walls and you’re good to go!
