Why am I not getting viewings please?

Can you see any reason why I am not getting any interest on my house?

My first thought was that the kitchen has no windows. I later realised it was the utility room. If I’d been quickly looking I wouldn’t have gotten past the photo of the utility room because I’d have disregarded the property for having a kitchen with no windows.

In actual fact the utility room is amazing, for a utility room, just not for a kitchen!

Sorry, so swap the order of the photos, put the best rooms first, inc kitchen.

It looks nice and clean but if I’m being critical it looked a bit dark . Also with young children the garden would put me off going to view . It would probably appeal to a couple without young children but then perhaps it would be too big for them . I used to live on a townhouse and the stairs and the fact the living room was not on the same level as the garden put me off .

Okay - although all the posts about presentation, too many photos, not liking townhouses, awkward garden, poor estate agent blurb, etc, etc. are things which you can take onboard and some you can improve to make it more appealing, the simple fact is: no viewings means it's overpriced.

Look at the other houses on the market for the same or similar asking prices - which would you choose to view? Your market is reduced by some of the things you cannot change about the house or garden therefore it needs to be appealing as possible. Drop the price.

It looks like a cared for, well-maintained house OP and I've just re-read your posts and seen you've dropped the price by £10k. That was a week ago and still no viewings? Then it's not enough of a reduction. Drop it another £10k. According to the info on sold prices you paid a lot less quite some time ago. It's worth what someone will pay and if they aren't coming through the door, they're never going to pay. That's the harsh reality.

I think it’s the houses either side, they don’t look as nice as yours and that would put me off. There are new built town houses nearby for the same price, I’d buy those.

For me personally the house is fine, it's the garden... It doesn't look inviting and use able. Could you dress it and put seating, table, planter etc out there to make it look like somewhere you would want to sit out in? The interior is great although I agree you should lose some photos and put the kitchen photo first as it's a fab kitchen

The laundry situation would be annoying, 2 floors down to the utility, up a floor to hang things outside. So I'd be put off by the layout and not want to view.

I would refresh the pictures as suggested. Then see how you go for a week. Also, your garden furniture that is covered, put it on display. People want to see a lifestyle when they look at pictures.

We spent the summer looking at houses to move and had our house on the market (too stressful during a pandemic so came off).

Curb appeal is really important - even in the photos. Your first photo is a nothing photo. Does not catch the eye

The photos are not done well at all. Not professional photos. Assume the estate agent took these as opposed to an actually property photographer?

I’d certainly change agents to one that uses proper photographer

Agree with ensuring the utility room looks like a utility room (but not full of stuff). Maybe laundry tablets in a pretty jar with a label “laundry”. Look on Pinterest for ideas

Add some colour to your garden, a few colourful plants in pots is all you need for that. Show how you can use the terraces in the garden. Maybe a bench on an upper tier?

The house itself looks good. There will be those who like town houses so don’t worry about that.

You want to catch their eye so photos are important.

In my opinion, a photo for every room Or I wonder if there’s something wrong with the rooms not shown.

Good full frontal photo and good garden photo.

These were things that drew our eye as buyers and spurred us to view houses.

Leasehold is fine if you're in an area full of leasehold houses!

It's really common where I am (completely different county). It'll only put people off if they can get a freehold for cheaper.

It's very grey but obvs some people like that (Mrs Hinch). I also thought the utility was the kitchen...

You will be pushing it for stamp duty now unless you also find somewhere with a short chain pretty quickly. Not impossible, mind.

It's hard to find the good features between the terrible photos and minimal description.
Get a good front photo, well framed, showing the roof and setting.
Mention cul de sac position, access to woods, quiet road, views over the valley I guess, garage and parking.
Normal floor plans with dimensions - the rooms are not a bad size.

It is styled very plain - No. 35 sold recently has a much nicer look with a bit of a modern touch. You have to sell a cool mid century lifestyle to your buyers.

Town houses aren't for everyone but this agent has made yours look like a council flat.

I know you live in Manchester but try to take your outdoor pictures on a dry day! Maybe take the garden photo from an upstairs window?
