Why am I not getting viewings please?

On the basis of of "if you cant say anything nice, dont say anything...."

The bathroom is nice.

I wouldnt be looking at a town house anyway but some observations are -

No kerb appeal (why are there so many pictures of the front?!!)
Impractical garden.

Then therea the dilemma - it all looks bery recentlu done but its not to my taste. Dont like it enough to buy and leave it as it is, but pulling it out seems a waste.

My honest first impressions.

First picture, small and very grey. Really don't like that sofa

Utility looked like kitchen, wondered why there wasn't a window

Real kitchen beautiful!

Bedrooms all look very cramped

No cupboards or loft storage space

Not a fan of a sloped garden.

So in all I think you just need better pictures/order. Maybe get some colour furnishings? Make it look a bit less grey

Is it not quite expensive? The last one to sell last year went for £218k but was an end terrace so not quite comparable.

It looks nice and clean and well presented, otherwise. It's a few too many photos, though, especially of the kitchen.

Not read all the comments, but the first bedroom (with the fitted wardrobes) looks tiny?? Is the bottom of the bed flush against the other side of the wall? That would put me off.

Also the garden that isnt really a garden, and generally wouldnt want neighbour on either side, but that depends on the norm for the area. It might be more common where you are

Personally it’s the townhouse aspect for me, if I was buying a home I wouldn’t even consider a townhouse - unless I was planning on renting it out. The front of the property doesn’t look appealing.

The first set of kitchen-esque images does make it seem like the kitchen is very small, especially as there’s a fridge-like object on the side.

I don’t really like the decor - particularly the cool grey contrasting with the warm brown furniture. It just clashes. Redecorating with a more neutral theme would entice viewers.

In one of the bedrooms there’s a blue object in the corner of the room and in front of the bed. It makes the room seem tiny as there’s barely any floor clearance

In all honesty I think it's the garden that will be the main factor as that unfortunately can't be changed and isn't family friendly.
I don't see anything wrong with the actual house and has some good features. Any chance of getting building regs to get the loft room to a fourth bedroom?

Completely agree - it always feels like a massive scam to me! I would discount the house entirely based on that.

Also the fact there are no measurements anywhere is really annoying when deciding whether to view or not - can the estate agent add them into the listing?

Agree it has been far too de-cluttered. I would add objects such as soft throws and a few cushions on the sofa (that sofa just looks enormous and grey and not at all to my taste, it dominates the lounge photos), a big bowl full of lemons / granny smith apples or similar in the kitchen, several plants, ANYTHING in the utility room, bunches of flowers on the kitchen side and dining table. It needs a bit of colour/warmth. It feels very sterile/grey/bland to me.

That gaming chair and cabin bed in the bedroom makes that bedroom look absolutely tiny. I would remove those gaming chairs (and wires etc underneath) for the photos and also the gaming type chair from the loft photo.

Agree set up loft to look like playroom / study with a small neat desk on either side as homework/home office area / nice spare bedroom with nice linens and fresh flowers/indoor plant.

Get ride of the photo which is a close up of a tiny bit of sloping astroturf. Add some pots of flowers to the garden/a table and chairs/BBQ type set up and retake garden pic from the sloping end towards the house, showing the area as usable space.

The hallway photo is so bland - definitely needs a big lush plant or big bunch or bright flowers on that side table. A bit clinical currently.

It’s leasehold. I’d only expect that on a flat so I wouldn’t view it just based on that. I’m hoping that it’s a mistake in the details as that is really offputting.

Your decor is also really grey. It wouldn’t put me off but it doesn’t draw me.

Does the kitchen actually have windows ? The photo doesn't show any and I wouldn't buy a house without kitchen windows.

Ah, I see now that's the utility room but it looked like the kitchen so swap the photos so that's after the kitchen. I'd add shoe and cost racks to the utility to make it seem more useful. Having to take laundry and stuff downstairs would be a pain.

Other than that the sloping garden and the AstroTurf, the rest looks lovely.

OP I think you've stripped things back too much. I know you're supposed to remove personal things but it utterly lacks any homey feeling and looks like a house that nobody lives in. Like a vacant rental property or a house where a relative has died. Some pictures on the wall, cushions, something/anything on the kitchen counters and some decoration in the hallway and maybe a big decorative plant somewhere wouldn't go amiss. Maybe something with a pop of colour - it's awfully neutral.

Did upu tske the photos ypurself of did the agent? If it was the agent did they send someone to do it (or do they only fo that in central London?maybe the agent does it themself?).

They need to take photos from a better angle, expose them properly, kaeeke sure lamps and lights are on as even in daylight it gives a good glow.
You need new plants at the front.
Front image needs cropping so its only your house, not the whole terrace as hour house is nicer and i want to be sure which one it us.
Far too many pics.wtong and order. Dhould be ftontage, then lving toom, kitchen x1 (2at a push) dining area. Master bed, the oher beds, a couple of garden only..hall etc pointless. Too many gardn pics etc its boring viewing. (Sorry).
Its not just a case of photo order its the actual pictures themselves. They are dreadful.
Your house is wonderfully tidy (pliease come and fo mine) but looks unhomely. You need some photos in frsnes atound, some flowers, 'coffee table book' type things. Look in a homes magazine to see how they style. An example would be on your table you have a runner but nothing else. Add an oversized bowl very full time of bright green granny smith apples for a colour burst. It will make a massive difference.

It looks quite bleak in most of the photos - you really need to add a bit of colour in - cushions, tea towels and towels.

You're also asking for too much money. The last one that sold was end terrace and a lot nicer - lovely bifold doors in the kitchen and nicely landscaped garden. That was £218k. The one before that was more similar to yours and went for £175k.

OP sorry to be blunt but the photos are absolutely awful. Your EA wants a kick up the backside! Why take 4 bad photos of what is a really smart kitchen (for instance) when all you need is one really good one?

When you get them back to retake, you know you can move bits of furniture/ stuff out of the way just for the photos and then put it back when they've gone?!!? For instance the photos of the loft it just looks like a not particularly usable space that even your family don't know what to do with. Why don't you arrange/ dress it as a lovely big bedroom rather than just a dumping ground for random bits of furniture?

In photo 17 I'd take the blue "thing" (sorry not sure what it is) out that's by the foot of the bed so it at least appears that you can walk all the way round. Get rid of the massive office chair in photo 20. In the kitchen shift the pet crate out of the room. In the garden, take the covers off your garden furniture (I assume that's what under wraps?) and at least remove the rotary washing line!!

OP can I also ask why the loft bedroom is noted on the floor plan "loft room" and not a bedroom? Do you have building regs for it to be used as a bedroom?
