Why am I not getting viewings please?

Agree with others about the utility room, I thought it was the kitchen. The shiny wallpaper is (in my opinion) horrid and people might be put off by having to strip it rather than repaint the walls. Same with the fitted wardrobes in the bedroom, personally I don’t like them so some may not want the cost/hassle of having them removed. The garden looks like it’s all made of plastic, it has no soul and doesn’t look comfortable to relax in. The decor while not to my taste can be changed but the garden would be harder to remodel on that slope

It could be things beyond your control like the garden is lovely but it being tiered might put people off and only one toilet for a family home might also put people off. It's a lovely house, you've decorated and styled it really nicely.

I thought utility pic was kitchen so would remove. Perhaps afew less pictures and one which shows how steep garden is might not be heping.

Is it a little over priced? This one sold last year for a little cheaper but was an end terrace, had a lovely extension and a more usable garden...

For the people saying no curb appeal can you think of any way to increase it?

If we havent had much interest now have I missed out on the majority of viewers from the first 2 weeks of it going on?

A photographer who could take a picture of your property straight on with your actual house taking up the majority of the picture. The photographer may have to move your neighbours bins so one they aren't in shot for the photograph and then move them back.

There are town houses in my area and it isn't immediately obvious which house is available for rent/sale because the neighbours properties and drives aren't included in the front outside photo.

Which way is the garden facing? East, west or north? I doubt it's south as EA doesn't appear to have highlighted that. If it is West then add that to its perks as it might counter balance the sloping garden.

The garden slopes towards the house too. That would worry me with regards to drainage etc.

Like others have said, it's not a useable garden. If you use it then show how it's used. Gardens are a major selling point atm so that could help.

We are on the process of buying and I always go to garden pictures first. I would not even view as you have tiered quite steep garden which is just not practical with kids. The rest of the house I would like but I would immediately rule it out due to the garden. We viewed a tiered garden where we live that was nowhere near as steep as yours and had a massive top tier but we still went with a slightly smaller flat garden due to more usable space.

I've been looking around in your area. This house is the same price but looks much nicer, is a semi and has much better garden. I'd expect it to sell for maybe 30K more than yours. Is there something about your area of Hyde, in comparison, which makes your area much more expensive?

That's noticeably different! I love the bifold doors and garden is more usable.

Something that stuck out as a red flag is that they (your link and the Op @Randomname5372 house) are both Leasehold. Unless it's an apartment, I don't understand why it's leasehold as that means ground rent and service charge.

I agree with PP that the photos need reorganising and reducing. There are far too many of your garden which I think is the weakest area tbh.
Interior looks neat but a bit dated (that fireplace and the hatch from the kitchen!), personally I would want to redo pretty much the whole house (sorry!). Some of the rooms look to be weird proportions - not sure if that's just the photos but I didn't notice any room dimensions?

Like others I also thought the utility was the kitchen.

The photos are not great, they are bad angles and dont showcase the room.

The house is tidy, clean and well presented, and the garden well maintained.

For me personally I wouldn't consider this house because it is a town house, and whilst you have installed lovely windows and doors. I generally do not like the exterior look of the properties In general.

Your house looks lovely, lack of viewings is usually due to price. I think the tiered garden could be a drawback too for families.

Your bedrooms look tiny, and your garden.

If you click on see similar properties - there are houses very similarly priced, nearby and with what looks like actual sized rooms and garden space.

They might not actually be bigger, but they look it.

Being mid-terrace, the bins, the garden, the bedroom sizes and the panelling on the front of the house would put me off.

Sorry, not trying to be harsh, just being honest.

I honestly think you have done everything you can, it's very neat and tidy and the colours are very neutral. The windows are lovely outside and everything is well presented.
For me the things that would put me off are things you cannot really change/expensive to change

  1. Townhouses arent ideal with a young family
  2. It's not visually appealing from the outside.
  3. I'm going to be spending quite a bit to make it home; I'd want a new kitchen/ to look into a better kitchen lounge layout. I'd want to update master bedroom.

I was in a similar situation early 2019. We had an ex council maisonette which was not particularly pretty from the outside and got no viewings for 2 months. It was totally depressing but eventually we got 2 and the second person offered asking price. We were a week away from reducing the price.

Is the loft allowed as a bedroom? I think that should be a main selling point. Either set it up as a bedroom and set the smallest bedroom up as a study or fill the loft space as an e.g. play area. At the moment it's a nothing space and might be the space that sets it apart.

Sorry if already mentioned but my pet hate is floor plans that don't have dimensions on - pointless! I'd try and get them on. No point in having masses of photos (too many in my opinion, so too easy to write off without viewing) but no clue how big the rooms are.

Your photos are overexposed and it’s making the house look cold and a bit sterile. The photos are also from some pretty dodgy angles.

I also agree with reducing the number of photos and putting the utility last.

@Lightsontbut as @Finewine76 mentioned above it's a lovely area with good walks nearby, catchment area for good schools, a lovely pub a short walk away, the neighbourhood is lovely we are hoping to stay local or Godley.

Thanks for all your feedback am going to speak to the estate agents tomorrow and ask them to take some photos off and reorder them too.
