Why am I not getting viewings please?

Lol yes, I thought you had a tiny kitchen! Please drop the duplicates as it suggests that there is something wrong wit( the room if there is one angle that isn't shown. The bins are awful! That's the only thing that would put me off and I might not view on the basis of that as they are very near your front door. Some photos are quite bleached and might indicate they are over compensating for something?

I hate those 3d floorplans. I just can't visualise the layout from them and much prefer a 2d drawing.

Two reasons spring to mind. The garden and the fact the property is over three floors

Garden looks small and a lot of ppl will only want a house over two floors, your's is niche. With anything niche it will just take longer too sell I think as there's less prospective buyers

I sell houses...

Curb appeal not the best, front exterior doesn't do the house any justice. Sloped gardens tend to be off putting. Terraced tend to sell slow and the attic ceiling looks very low.

Not keen on the write up either. ESPECIALLY THE CAPITALS FEELS VERY SHOUTY

Front of house needs to be the first photo and definitely put the utility last...I also thought it was the kitchen. Also remove the duplicates...one photo of each room is plenty.

The photo of the sloping turf in the garden REALLY put me off too, I’d ditch that entirely. The photo showing the whole garden is enough, it shows you have some useable patio space.

One of the best bonuses for me would be the whacking great attic room but it just looks a bit unloved/not much used. Can you dress it? As a playroom, games room, chill out room, arrange some bean bags etc?

I think you should crop the outside/bin photo so it's just your property. And it should be first.

I agree that there are too many photos.

Cut down on the number of photos.

Put the kitchen pic before utility.

I think your external house is much nicer than your neighbours. Re take the front photos cropping theirs out somewhat (as much as possible). Only have one not two the same. Make sure bins don't feature in the pic.

The first pic of your living room is lovely, I'd delete all the other living room pics because they aren't as flattering.

Your garden looks lovely in one pic But I'm not so keen on the angles in the others.

Your bedrooms look cluttered, but I think it's bad angles and photography.

Just realised your entrance to the garden is on the first floor. That's a bit of a pain for hanging out washing and the downstairs toilet doesn't really serve any purpose if that's the case. If I was buying I think I would turn the whole area into a games room/gym/cinema type area.

I think you need to add something to the utility to make it look like a utility (now I realise it's a utility it's a great size) as I also assumed it was really dark kitchen. Get rid of the mix of pictures, maybe put in a plastic plant, and some bits that look more like a utility, such as an airer, laundry basket or ironing board. We normally say declutter for pics but I think you need something to show the use and what a great asset it is to what looks like a tiny house. Maybe some big posters about laundry, probably something you can get cheap at home bargains or the range.

Hallway is lovely and big and bright.

Lounge is lovely, but pull out the table and chairs as it looks very squashed in the photo.

Kitchen looks great and a good size, and well cared for. Maybe remove the dog crate though, for the pics. I'm put off buying a house that has a dog, but if you hide the evidence of a dog I might look round and fall in love with the house.

Garden I'm afraid is possibly the problem, but saying that you've done it nicely to the best you can given the steepness of it. Maybe a photo from the back of the garden looking at the house to show you've got a decent flat patio before the steep bit.

Bedrooms and bathroom look fine. Maybe the smallest room would look bigger with a normal height bed rather than cabin bed, but obviously it shows you can still fit a bed in there with room to spare.

Is the loft conversion done to regs? I think that's a real selling point as it looks quite big.

Too many photographs, I also think it doesn't feel very homely - it feels a little office like/a rental.

I don't want to be mean, because it's a lovely house, but I would find the interior decoration and garden very soulless.
But that's just personal taste, so if your price is right then it will sell.
The whole house if market seems to have slowed right down - are you really keen to move?

I think it’s tidy and well kept! One thing- not sure if it’s just common in your area so not an issue but a friend had problems getting viewings when it said leasehold until the EA long lease 900+ years or whatever and then she had quite a few. Some people can be funny about wanting a freehold.

For the people saying no curb appeal can you think of any way to increase it?

If we havent had much interest now have I missed out on the majority of viewers from the first 2 weeks of it going on?

It looks very clean and tidy. If I am going to be critical I would say that the wood in the lounge is s bit of a strong colour on the photos. I might paint it using Frenchic a pale grey. I would take out the blue accessories in the bedroom and I would make the left room into a nice bedroom. May be put some pots around the terrace to soften it.

@goisey no not in a rush to sell really, love the house and area but thought we would take advantage of the stamp duty if possible, now market has really slowed that might not be possible.

Everyone says the house is gorgeous in real life, I dont think the photos do it justice, as soon as we get viewers I think people will like it.

Flicking through I assumed the utility was your kitchen, was put off by the lack of window and space and would have passed on your house because of it. Also, I'm really not keen on a living room photo first-need to see the outside. Plus in that photo the sofa looks kind of domineering in the room. Sorry.

I think 29 photos is far too many.
Definitely agree on the utility room pic. I assumed it was your kitchen and was quite surprised when the kitchen picture came up! I'd have it towards the end.

It looks lovely but the bedrooms all look very small. Could you take photos from a different angle or set up the loft as a bedroom, that looks much more spacious?
If it was in my chosen area I'd view it, but not sure about your area, is it a bit of a dodgy location or anything?

Like others I'd say the utility room picture is a real problem. You have to work hard to realise that it's not a dated and dark kitchen.

Re: kerb appeal. The house was not built to have any, which does make it challenging and I don't think the grey windows and doors really changes that. Some planting might though - could soften it a little? You have a bracket for a hanging basket but nothing hanging on it.

Small bedroom looks really tiny. Can you present is so it seems less on top of itself?

Garden is always going to be a problem area but if you're priced lower than attractive houses and lower than houses with level gardens then there will always be someone who values inside space more. Good luck!

Yes i think you should put the price up to £250k.its a lovely road in a catchment area for the local good Catholic school and on the three school bus routes, you've got acres of fields for walks, a gorgeous pub and a local shop. The house is beautiful. All I would do is put some cream fur throws on the sofa to brighten it up. You're in a great position. Xx

I find the grey makes it feel cold and unappealing.

Curb appeal is usually achieved with large pots holding large plants and/or lovely flowers. At this time of year something lush and green on either side would define your front space and detract from the neighbours bins line up. I'd also get some plants into the back garden because it looks also grey and rather empty. Some plants would detract attention away from the slope.

I love that sort of townhouse, I think they are great living spaces, super versatile

I think the photos are weird
-in the wrong order, you want living room, kitchen, main beds, bathroom before all the ancillary space
-so neutral and stripped back I can barely focus or see what is going on
-the garden looks like its CGI

like PP I'd prefer a normal floor plan

In terms of buying that kind of terraced garden would put me off a bit.
