Having a similar conversation here @DareDevil223. Having got my hopes up that we were exchanging yesterday or today our vendors now seem to be delaying things a bit as their onward purchase isn’t quite ready. Completion was pencilled in for the 16th, now it might not be. Another weekend of uncertainty is looming and I am not a happy camper 🤬

Thanks both. I know it could have been so much worse but I feel really deflated and I was so excited this morning. I've not heard back from the solicitor so I guess that the developers are sticking to their dates.

I love the house and it's just right for us so I'm prepared to wait but buying a house is so stressful.

I hope your sale get sorted @ChristmasTree999

We are just waiting on the final two searches to return on our purchase now to complete the entire chain. One is due on Monday, and the solicitor mentioned there would be an option to take our search insurance on the other if we didn't want to wait for it. Has anybody done or heard of doing this? Any idea what the cost might be?

Well we've exchanged, no moving the 30th October completion date unfortunately and it's taken the gloss off a bit but I can get on with buying furniture, decluttering and packing in the meantime.

I’ve had no luck here my solicitor lied and got caught out by the broker at 3pm so won’t have an update til next week now as it’s too late on a Friday :(

Last minute update of the day.. vendors have now suggested exchange at start of next week with a completion date of the 23rd. Not ideal I guess and still have to see if our buyer is agreeable to that, but it’s something I guess. Have a good weekend everybody!! 😆

We have also finally exchanged today ! Our buyers solicitors have been an absolute nightmare to deal with over the last few weeks but we are finally there.

We have been so lucky with our Conveyancer, I dont think I'll ever be able to thank her enough!

Our EA emailed today to let me know that our buyers have paid for their searches and returned their paperwork to their solicitor, so I'm happy they're moving forwards Smile

@DareDevil223 @Lemonylemony @SunshineAndSand20 congratulations to you all! Seeing things actually getting ti exchange and completion reminds me that it is in fact possible. I have lost hope many times.

Been away for a short while from here. Last week our buyers went awol and then this week they finally found the guts to email to say they pulled out. At least we finally knew where we stood. Very fortunately we found accepted a previous offer from someone who's sale was failing to progress but in doing so have taken a big financial hit from a lower offer. So probably won't have any furniture to sit on in the new house but at least we will have space! New buyer already has a mortgage in place, I'm guessing the lender has to change the address in the mortgage offer though, no idea how long that takes in this current climate.

Ah @Wherewhatwhy that's such bizarre behaviour from your buyers! Did they explain why they'd withdrawn/disappeared? Great that you've found a new buyer quickly though, it's a shame that you've had to take a financial hit, but if it gets you moved then it'll be worth it I'm sure!

@Jujuball they didn't explain in the email that the EA forwarded on but I got the feeling they were spooked by the unknowns of the housing market next year. Which I get, as a FTB especially it's something that plays on your mind, but don't faff around for two months and then disappear for a week, just withdraw early for peeps sake.
Also I apologise for asking what to you is a work-related question on a Friday night, but my solicitor has confused me by saying that we are liable to maintain the left hand boundary but I thought the 'T' sign indicated that we would be responsible for the right hand side? The sellers have been maintaining the right hand side so I'm a bit confused.

The Ts should face inward on the boundaries you're responsible for, so on that picture that's the one at the top of the picture and on the right.

Is the thing past the boundary shown at the top of that picture the road at the front of the house, or the back of the property? Just asking because left/right boundaries are generally spoken about as if you're stood looking at the front of the house from the road, so if the orientation could be why you've been told left? Just speculating really! Smile

@Jujuball that is the back of the property- I can handle one side and the back but if there is some neighbourly dispute and we have to sort both sides that would be a huge liability!

Thankyou everyone! Just got in from work, DP on a late shift sadly so we’ll have to celebrate together in the morning, but I’ve ordered myself a solo takeaway anyway :-) and sorted the biggest priority for the house move - ordered new tags for doggo & the cats with the new address on Grin

@Wherewhatwhy other thing to remember is that ‘responsibility to maintain a boundary’ isn’t necessarily the same as ‘own the fence on that boundary’! My vendors have been maintaining both side boundaries, and it looks like they (and I guess soon we!) probably own the fence on the boundary that is actually the neighbour’s responsibility to maintain. I want to paint it (and eventually replace it) so plan to check in with the neighbours about their understanding once we move in.

@Lemonylemony good point, fence boundaries have always confused me at my current property too, it's much more a 'we have always done it such and such way' than what the deeds actually stipulate. Hope you enjoy your well deserved takeaway!

We were meant to be exchanging and completing today on an empty house (and we are in rented), everything was in place, the mortgage money and everything but the seller was unable to be contacted all day to give the go ahead 😣 We have now had to send the money back and will have to re-request it. I am really scared as we had to evoke our break clause in our rental agreement so we have to be out of of our rented house on the 15th. I really hope there is a simple explanation of why the seller was uncontactable and it's not that something is terribly wrong.
