Those that have broken your chain, has it caused an issue with porting your mortgage? Where have you gone to live in the middle? Have you changed your offer on your purchase?

All the paperwork done, deposit sent and we should be exchanging today and completing next Thursday. I'm just waiting to hear that it's happened now...

Finally making more progress here. The seller's solicitors finally sent through the documents I thought they had sent ages ago. Our solicitor is looking through them and then will determine what steps to take next. Fingers crossed 🤞

Only yesterday, DP was in town so he went to the bank to transfer deposit and delivered the signed papers directly to our solicitor.

@Lurchermom Thanks, yes it is old not exactly sure how old but it’s a barn conversion. Not sure he’s a specialist in historic buildings but he was recommended locally as being experienced with conversions. It’s the back wall, there aren’t any windows in the back wall as they would look at another barn on the farm, so we can’t see if without accessing the farmers property. If that makes sense. The woodworm he said there was lots of holes, but they weren’t necessarily active but he would advise treating it. He didn’t say exactly where, I know I’ll just have to wait for his report.

He did prepare us before hand that as it was an old building there would be issues, I think I’m just getting nervous now as it’s practically the top of our budget so we don’t have much money left to play with.

Friendly suggestions are always welcome, especially when I get the report and panic sets in Grin

@DareDevil223 wow I’ve just extended my tenancy on my rented home til end of the month but still hoping to be able to exchange next week I was hoping this week but it’s Friday now...

We have the problem that vendors sol is saying they are waiting for completion date and my sol is saying they are still waiting for something that was apparently sent by vendors sol on Monday... don’t know why they can’t get on the phone to each other and sort it!

@Zebrahooves good luck! I thought you would’ve exchanged by now!!

@Bumpandus sounds like we have both had issues with solicitors exchanging paperwork.

Yeah @Zebrahooves! We are in such similar circumstances! I’m FTB moving from rented into empty property also just passed 14 weeks of this process literally just waiting for this one document (deed of covenant) then will be in position to exchange but solicitors are being weird...

Really hope I get progress today like you did!

That's such a pain. Our solicitor has been absolutely fantastic, she's really on the ball and get's back to us very quickly.

We are currently in rented and I have had to give a month's notice but at least that means we have time to move in gradually and get some furniture. I have a feeling that we will be sitting on beanbags and sleeping on a mattress on the floor Grin

I also had to give a months notice which I did until 30th September then extended by 2 further weeks and now got my house until end of this month (31st October) so hoping to be in new house in advance of this date!

Urgh, so after cleaning like a maniac all morning, the people who viewed earlier were in and out within about 5 min, obviously didn’t like it. I said hello to them when they came in, and bye when they left (I’d gone outside in the pouring rain while they looked round), and they totally blanked me both times. Just rude!

Anyone know how long the application for an indemnity regarding a ransom strip takes? Apparently it's had to go to the underwriter as it's only 20cm..........am I just Being fobbed off - 5 days and counting. THE WHOLE point if getting an indemnity was to SPEED things up!

@Lurchermom With regards to indemnity, when we bought this house 7 years ago our vendors paid for it. We are now passing this on to our buyers. We are however buying the chancel liability indemnity (I think this is a con but the fee is small so no quibbles) for our purchase as our vendors refused to pay for it when our solicitor asked them. I think if it is something yiu did to the house then yes you pay it as the vendor but if not, it is up to you.

@Baxdream Are you considering moving into rented or with family so that you complete on your sale? We didn’t want to lose our buyers either so we are shifting our stuff into storage and hopefully we can complete on our purchase a week later. Our buyers threatened to move into another rental and buy next year instead as they need the address for school applications. We were the ones holding everybody up in our chain as our bank is slow with issuing mortgage offers. We complete on Thursday next week. We have moved most of our stuff into storage and only have furniture, basic kitchen things and clothes to move over into storage for the next couple of days. We plan to be out of here on Wednesday and staying in an air bnb for initially a week (our mortgage offer is imminent going by my chat with the bank yesterday). We also noticed that the Premier inn near us have family rooms for £38 per nights some days over the next couple of weeks so we might take advantage of that too. We prefer air bnb though as you get to actually have some form of normality with cooking and not eat takeaways the whole time.

@Lemonylemony and @DareDevil223 Good luck for exchange today. When do you plan to complete?

Haha yes we have chancel indemnity too, though we've somehow lost the certificate! We know we had it as we saw it recently but can't find it for love nor money and their solicitor is asking to see it Blush I'm guessing it's got caught up in some paperwork and put in a box somewhere whilst tidying up for a viewing. Argh! Thanks for the advice, we will speak to the conveyancer again but at £150 we won't quibble it.

@Baxdream I had that chat with our bank as we won't be completing on our purchase on the same day as our sale. My bank basically said that you do at that point redeem your mortgage and pay the ERC. However, the porting is valid for at least 6 months so on completion of your purchase you get the ERC returned to you. I will ofcourse check with my solicitor and our bank as I reckon we shall at least exchange sometime next week on our purchase so less than a week's gap between our sale and purchase completion. I also remember a previous poster on this thread mentioning that your solicitor can hold off returning the funds to the bank (I can't remember which bank) if completion on your purchase is less than 5 days from when you completed on your sale.

We have exchanged on our sale but I will still be here next week as we are yet to exchange on our purchase.

Actually @Baxdream check your porting and borrowing extra paperwork. There is a statement in ours that gives a list of scenarios when the ERC is to be paid or not paid or returned. That section also discusses the scenario of if not completing on both sale and purchase on the same day.

@Lurchermom I hope you find it before you pay for it. I could decorate DDs room in the next house for £150! Our solicitor requested original copies of these certificates right at the beginning of this process. That was during the time we were filling in the property information form. I'm glad we gave them all to her as the house is upside down and I wouldn't know where to look.

Just had my solicitor on the phone with the dreaded words "we've hit a bit of a snag" the sellers are moving into a new build and they have been pushing and pushing for this to happen asap. Now they are saying that because the house isn't quite ready the sellers can't compete on the 8th and want to push it back to the 30th October!

If we were in a chain and not in rented this might have completely fucked us up. As it is I am bloody livid.

My solicitor is going directly to the developers to see if she can get it nearer to the original date but if not we are going to have to suck it up and complete three weeks later than we wanted.
